Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

The Gypsy Rose is a cozy homemade Gypsy wagon. It has a high full-size bed. The second person will have to climb over. There's a small sink and solar lights. it will only sleep 2 people and no pets are allowed inside the wagon. Outside is a paver stone patio, with a Gazebo, table and chairs, and a fire brazier with 4 chairs. there is plenty of room for a couple of tents for your guests. The compost toilet outhouse is just a short walk away, and you are still close to my 4 hiking trails and the pond.

This place is amazing, we are a big group with a tradition every summer: CAMPING. We have been in many places, but this site has water which is great because you don’t have to bring too Many bottles of water to cook or take a quick shower, but keep in mind that is only for sites 1 and 2, maybe 3 and 4 can enjoy that. The site is so cool, if you walk you will find a little river, a small lake too to enjoy in family some kayak, paddle, and I have to tell this: Kathleen is so kind and easygoing that go there was like we were visiting an aunt or any closer family, She alway was very attends, cleaning the restroom, giving good recommendation and taking care of our pets because We didn’t have enough information about the area and possibles threats for our little doggie… definitively high recommended, I’ll back in any moment, this site was very good choice for us

My wife and I just stayed with Kathleen this past weekend for my wife’s birthday. Her property was absolutely awesome. We loved it. We stayed at site 10. You definitely need a high clearance vehicle or 4 wheel drive to get back there. It’s a really fun road to drive if you’re into off-roading. Site 10 was great. It’s completely secluded at the end of her property. While back there we didn’t see it here anyone else and she had a few other guests. If you’re not comfortable with being secluded in the woods then this might be a good starter site to help you out with that, knowing there’s people around can be comforting. Us personally, loved the seclusion. You can hear the water fall from the site. It’s sits up top of this small hill and there a clearing in the trees that give you a great view of the sky. It thunder stormed off and on this past weekend so we didn’t get the best skies but I can only imagine how beautiful it would be at night. Kathleen even came to let us know of a pending storm rolling in. Also… the outhouse…. Find a cleaner one somewhere else, you won’t. You can tell she had a lot of love for her property and loves sharing it with others. It was truly an awesome stay and has now become my favorite place to go for a quick trip. I’m already thinking of when we can get back up there. I bet it’s even better in the fall.

I loved this camping on the Kathy’s land. The site was filled with many trees so we could enjoyed my camping under the sudden rains. The host, Kathy, was very kind and helpful for us during my stays. This is my 2nd camping on hers. I will come again.

We were counting on the provided, gallons of water for showering. On inspection, the pour spout appeared uncovered and with insects or other debris floating in the spout area. Also the road had washed out areas that we could manage in a Subaru with good ground clearance but my prius would have bottomed out.

Kathleen has multiple campsites on property. We stayed at Site 4. This site was just off the road, but still very quiet! One of the outhouses (incredibly clean outhouse that is) was just steps away from this site. The overall site was perfect for our very short stay. While the site and nature sounds were simple serenity, what stood out about this place was the hospitality of Kathleen herself. Kathleen allowed us to borrow a lead from her for our dog, she checked on us multiple times throughout our single night, she was incredibly sociable and has convinced us to return because of her above and beyond accommodations. There are multiple trails on her property with one leading to a gorgeous waterfall with a nice wading area at the bottom. Though, I would encourage all to remain unplugged while immersing themselves with nature, we had cell service throughout the entire property. There is firewood available for sale and kayaks for use on the water in a blissful meadow. I cannot recommend this property more, and I cannot wait to come back with my dog for a longer stay! 🌿🌳

I loved being so close to the waterfall! I also stayed in site 3, and this site was more private. The outhouses were clean, the firewood was abundant, amazing walking trails. Would definitely stay again!

It is such a joy visiting Kathy’s property. You will love how private your camping experience is, and how detailed and thoughtful everything is, from the outhouses to the trails, pond, waterfall with wading pool, and more. Each of her sites is secluded enough to feel comfortable yet close to the outhouses/trails/water. Lastly, Kathy is a wonderful host!!!

Could’nt have had a better experience here! So easy to get to even though it’s pretty far off roads. We enjoyed the waterfall and plunge pool 10 minutes from our campsite. Great view of the stars, so quiet and relaxing, will be returning in the future! Kathleen is so kind, I had a great time with my friends❤️

Absolutely awesome experience. The dispersed camping sites give a true sense of privacy and calm which is what we camp for. Exploring the property was so much fun and there really is a lot to explore! 10/10 stay I will definitely be returning

stayed at The Gypsy Rose site with my partner for 2 nights. adorable spot on beautiful land! firewood avail for purchase on site, portos are scattered between sites for easy use & are super clean! we took a short hike on the land to the smaller waterfall & enjoyed the creek! rainy the first 2 days we stayed but still enjoyed our time in the little gypsy caravan. sunny & gorgeous the last day. we want to visit again, sites 9 & 10 & also the medieval site were calling out to us!

Great experience! Lots of shade, a composting toilet close to the site for easy access, private and spacious site. Cute waterfall on the property about a 10 minute walk through the woods. Only downside is mosquitoes- bring bug spray! The access road is gravel and a bit rough in places, but if you go slow and carefully, it’s fine!
