This is the second time that my family and I have stayed at this site. We liked it so much that we brought friends this time! The location is incredible and Greg is an outstanding Camp host. He’s quickly responsive to all of our questions and needs. He absolutely goes above and beyond to make the stay special and especially to find ways to make it really fun for our kids. May daughter loves seeing the resident cats and Greg’s very chill dogs.I also appreciate how flexible he was when some of our plans changed. I will be back to this site many times.

The Hilltop site was wonderful with beautiful views of the sunrise in the morning and the stars at night. The trees provided privacy from other campers and great birdsong throughout the day. The site itself is pretty bare bones so come prepared -- Greg is super helpful and will bring firewood and other necessities if you ask, though, so it's really not a big deal. Speaking of Greg, he was super kind and offered great recommendations on what to do during the visit. Be sure to ask him about the cave along the C&O Canal path -- we explored it and saw a sleepy little bat that was a highlight for the whole group! :)

The view and location was everything we were looking for when visiting luray caverns. We actually did a cold plunge in the river. It was awesome. We booked another night just because we wanted to enjoy the scenery and tranquility. The hosts were responsive. The only thing I will say is me and my girlfriend were unable to take a decent shower in the shower rooms because after a minute or so of the water running. It began to smell like sewage. So after the first night we didn’t shower or brush our teeth or anything inside the bathrooms/showers. It was a really horrible putrid smell anytime we tried to shower.

Greg was very friendly and made the whole experience awesome. He shared fun stories and helped us out when we needed a blowtorch for our stove, and even let us stay at a site that we didn't book which has an amazing view of the night sky. The place and bathrooms were clean, and the sites were stocked with firewood. One of the best aspects of the trip were his friendly huskies and cats which made it feel even more welcoming. The area is right by the C&O Canal Trail, and there’s a cool cave nearby that’s worth checking out. Overall, 11/10 camping spot with a great host and great vibes, highly recommend.

This was a great spot for our fall outing. The Hilltop is open with beautiful views. It was level so easy set up for our van. We enjoyed our walks along the C&O, was really beautiful this time of year. And the cave was fun to check out. Greg was great to work with. Great communication and checked in regularly to make sure we were all set. Really enjoyed our stay.

(Our Cosmic Cottage is also rustic, despite the amenities that come with it). - CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees. - SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to. - RESPONSE TIME - This is a working herb farm/ sanctuary and we so do not always have our phones on us. Peaceful camping with privacy on a 160-acre historic farm! Minutes from Harpers Ferry, Antietam Battlefield and the C&O Canal to name a few. We are within an hour of Gettysburg and within an hour and a half of DC if you're planning a day trip. We have a prime central location with close access to so many things to do. This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. If this is the case during your stay, I will provide all necessary information regarding projected river levels and directions. I will also offer a full refund if the bridge is impassable.
