With the main house built in 1860 this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Pitch your tent in a sacred private white pine forest or closer to the trail-head with access to a charcoal grill, a huge fire circle and a picnic table. If you prefer a roof over your head, check Fox Farm Cottage @ Fox Farm. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

My land is easily accessible by main road, has ample parking, and yet cross-country skiing, snowshoeing, wildlife, fireflies and peepers are just outside the door. In the summer season, several organic farmstands and local picturesque swimming holes range between 5-15 minutes away. Autumn's glorious show is on display everywhere you look. Winter offers easy access to groomed VAST trails in the field behind the house and studio. Hopkins Center, AVA Gallery, the Lebanon Opera House, Northern Stage, and a wide array of restaurants are within 20 minutes. The Lyme bridge is now open, so there are more restaurants, trails, activities and the Dartmouth Skiway! Despite the proximity to town and even to my home, the simple studio space is serene in its sumac baby forest. The space is one of a kind, with a giant salvaged chapel window, cathedral ceilings, a candelabra, a clawfoot tub, a quirky outhouse, on-demand hot water, electricity and wifi. The site lists that it sleeps 4? But three is more realistic, and I cannot seem to change it. With the main house built in 1860 this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! My land is easily accessible by main road, has ample parking, and yet cross-country skiing, snowshoeing, wildlife, fireflies and peepers are just outside the door. In the summer season, several organic farmstands and local picturesque swimming holes range between 5-15 minutes away. Autumn's glorious show is on display everywhere you look. Winter offers easy access to groomed VAST trails in the field behind the house and studio. Hopkins Center, AVA Gallery, the Lebanon Opera House, Northern Stage, and a wide array of restaurants are within 20 minutes. The Lyme bridge is now open, so there are more restaurants, trails, activities and the Dartmouth Skiway! Despite the proximity to town and even to my home, the simple studio space is serene in its sumac baby forest. The space is one of a kind, with a giant salvaged chapel window, cathedral ceilings, a candelabra, a clawfoot tub, a quirky outhouse, on-demand hot water, electricity and wifi. This off-the-grid homestead sits on a quiet dirt road just outside the quaint village of Chester. Spread across 28 acres, the property features streams and trails to explore. The 8' x 14' Studio, complete with an accessible entry ramp, offers an elevated porch overlooking the garden, Adirondack chairs, an outdoor kitchen with table, grill and two-burner camp stove as well as a fire pit. Guests also have access to an accessible bathroom with a clawfoot tub located in the main house, about 250 feet from the Studio. An outdoor shower attached to the main house is also available. A wood-fired barrel sauna can be reserved for an additional charge. Frank, Julie, and their a very chill black Lab, Skye (who roams off-leash) welcome all visitors, from local to international, LGBTQ+, and those of all abilities. Chester itself offers a small grocery store, convenience store, a great coffee/sandwich shop, wine store, and several restaurants. Hiking trails are available both on the property and in the village, while Okemo Mountain, Mount Ascutney, and Lowell Lake State Park are just 20 minutes away. We had such a lovely and relaxing time this weekend at the “Mutley” Yurt Site with our two dogs. The property is beautiful and they have done a fantastic job of building out the two sites, which are close to one another to make for a fun group trip, but separate enough to still give you privacy from one another. The yurt was fully stocked with supplies such as cooking equipment, utensils, water jug, LED lantern, propane stovetop, etc. so we were able to pack pretty lightly. We chose to come on a snowy and chilly weekend and the gas fireplace inside kept the whole yurt super toasty, even on a low setting.. so this is definitely winter friendly! Shannon and her husband were both very helpful with making sure we had everything we needed, including starting the fireplace before we arrived so the Yurt was nice and toasty for us. We would love to come back and visit again, maybe even with a bigger group since there are the two sites!

Perfect snow get away. Wood burning stove and heater kept us warm, even with just one. Enjoyed listening and looking through the vinyls. Loved the hot tub after a long day of hiking and the comfy bed. The cabin was cute and felt very lived in. It was a nice surprise to see a journal of how many people stayed there, especially during Covid, very lovely notes people left! Only down side - couldn’t stop sneezing at times, lots of dust in the crevices of the wood floor and fabric. Also wish there was a bit more privacy at the door and hot tub, could see the guest next door. Overall definitely would recommend and stay again!

One of the absolute highlights of our stay was the pizza oven. It was such a hit—easy to use, incredibly fun, and the perfect activity to bring everyone together. We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

Absolutely beautiful campsite along a little pond. We had some surprise visits from a couple horses, Emily and Sunny, from a neighboring farm which put a great big smile on our faces. Dwayne, the man, the myth, the legend himself brought us two very large bags of wood which we happily burned throughout the cold night. Still one of my favorite sites for its convenience and scenery. Although the highway is right next to you, after a little bit it turns into white noise and helped me sleep like a baby. Thanks again for a great stay on our final trip of the year. See you guys next year!

We had a great time at the pond view campsite! Anthony was so kind and helped us bring all of our gear up and brought firewood up to us several times. The pond view was a little less dramatic than we were expecting but it was still a beautiful area and very private. Another note is that it was just us two single girls this weekend and we felt very safe. It was nice to know there was a family nearby if we needed them. All in all, we definitely recommend this site and would come back!

Absolutely loved this spot and the Yurt. It was so toasty warm and a cozy bed. We cooked on the grill and used the Coleman stove provided. We enjoyed a 6 hour long campfire and toasted marshmallows and played Gin. Loved the furnace / stove in the yurt. The hosts were so clear and lovely. We felt lucky to stay and nest here.

Our property is 85 very private acres with an open field surrounded by forest and open wooded area with many trails. The forest is very diverse including some old growth maples and birches, as well as hemlock and pine trees. The campsites are at the edge of the field set back into the woods. I have recently added sand and gravel to improve drainage since the heavy rain we have had last year. We have a portable composting toilet outhouse and a hot outdoor shower. Feel free to explore all of the trails on foot or mountain bike. You may see some turkeys or deer out there. There is a small pond with lots of frogs and salamanders near the camping area, and a few seasonal streams on the property. You can hike a one mile loop on our newest trail. It is medium difficulty because of the hillside it is built on so hiking boots are recommended unless you are on a mountain bike. Rock walls built in the mid 1800s circle the property almost entirely so the borders are easy to see. The Deerfield river is a few miles away where you can fish for trout or go for a swim or kayak. The Connecticut river and the green river are about 15 minutes away as well. We have tubes, a canoe, and a kayak that are available to rent for some floating! Historic Deerfield village and Yankee Candle store and factory are about 10 minutes away. We are about 20 minutes from Northampton and Amherst.

My home is the original Diers Homestead, established in 1940. It was named The Chicken Ranch in the 1960’s. There aren’t any chickens, but there are many forest creatures that wander out of the Green Mountain National Forest & into the meadow. You may see foxes, deer, moose, large marmots, and lots of different birds including wild turkeys & great blue herons. Apple trees of many varieties are scattered around. Come eat freely when they fruit! You’ll be camping on a hill with a fire ring nearby. The beautiful sunrises and sunsets are both visible as the meadow is open to the south, east & west. This is a special place in a perfect location. If you like to explore by foot, there’s a network of private hiking trails and a river to cool off in, both within 1/4 mile from your campsite. Also easily within walking distance is the village of Rawsonville: Ungrounded Coffee, Meulemans' Craft Draughts, Honeypie, Family Kitchen and Pizzeria, Mountain Riders, Equipe Sport & the Rawsonville Marketplace where you can get basic supplies and fuel. Speaking of fuel, if you really want to roll your wheels… Stratton Village is 8 minutes by car. Take a gondola ride to the top and check out the fire tower where you can see the entire lower half of Vermont state on a clear day. The village centers of Jamaica, Londonderry and Peru are also very close by and boast great food and crafts. And there’s always Manchester, if you’re seeking lots of shopping and fine dining. Horseback riding is a 15 minute drive from the campsite at Horses For Hire in Peru. This is a truly authentic experience. Trail rides for all abilities- even the “pony ride” for the little kids is a trail through the woods. Not to be missed! Also in Peru is Bromley Mountain which, during the summer months, becomes The Thrill Zone featuring a giant alpine slide. At Bee Well Homestead in Jamaica, there is authentic BBQ, live music and yoga every Sunday morning. The New American Grill in Londonderry has a wide selection of delicious food and their open mic night on Thursdays feature very talented local musicians. Even though it’s so close to all these uniquely wonderful people and their businesses, it is really just off a little country road - the best of both worlds!

Located at the end of a dirt road, quiet with views of Killington/Pico and Salt Ash Mountain. Its a 15 min drive from Okemo/Ludlow, 10min drive from the Appalachian trail (7.9 mile walk) and there are 3 other Ski resorts within an hour of us as well as numerous lakes and hiking trails. Just 2 miles up the road is Star Lake and the quaint town of Belmont. Our 7 acres sits on the Northside of Belmont hill. Half of it is open with several gardens to meander through. There is a pergola filled with kiwis and wisteria and a hammock for lounging. A shady grape arbor filled with white grapes that we have made wine with. On property we have a tree fort, greenhouse, chickens and pigs. We do provide fresh eggs for sale. There is a medium pond in the back for swimming, a large fire pit for fires and but the Hip Shack comes with its own fire pit/grill combo. Wood bundle's are also available. There is a rudimentary outdoor toilet and shower. The shower can be filled with hot water using the faucet by the garage. All water from hoses, pump hoses and faucets is the same drinkable well water, collected from the many underground springs that also feed into the pond.

The property abuts many acres of woods and there are a number of great walking trails nearby. A half-mile walk behind the house takes you through the forest to an outlook on Leverett Pond. The Peace Pagoda is just a few miles up the road. Other nearby destinations include Cushman Market and Cafe, the Montague Bookmill, and Mt. Toby waterfall, caves, and lookout tower. Leverett Pond has a public boat launch nearby. We have canoes, paddles, and lifejackets available for rent--inquire for details! The area has excellent bike riding as well.
