Deer, Racoons, Opossums, Bobcats, Bear, Fox, Groundhogs, and Turkey have been spotted on the property. We are a great spot for bird watching as well! Camp Grassland: Two of our prepped campsites are on a flattened area of the hillside field with access to a fire pit, log bench, and porta-potty. This location is in direct sun with beautiful views and easy access from the road. Parking at the top of the field is recommended unless you have a 4WD vehicle.  Cabin Breazy: Situated at one of the highest points on the property, Cabin Breazy is our cozy, off-grid, dry A-frame cabin surrounded by mountain views. Farmhouse Holler: 2nd Campsite is located next to our old farmhouse on a lower section of the property. Its near the natural spring and is shaded. There are no convenient bathroom facilities at this location so it is recommended to bring your own. Reaching the porta-potty would require an extensive uphill hike or driving around to the other entrance. To reach this campsite, the driveway could be considered rough terrain so drive slowly. Lowered vehicles or those with little ground clearance are not recommended.  Each campsite has a max occupancy of 2 people. If you need space for more campers, please reach out to us about how many are in your party. We can host groups with advanced notification. Overlanding vehicles are welcome. Attractions: If you are looking for birds-eye view of the area, visit the Mendota Fire Tower only 3.2 mile away. You can see it from the farm and see the farm from it. It's about a 15 minute hike from the road. You can choose the mildly challenging way up or take the old roadway for a smoother walk. Clinch River is only 20 minutes away. Cool off in the river or enjoy kayaking and tubing opportunities from Clinch River Adventures. Closest convenience store is about 15 minutes away. Closest Grocery store is about 20 minutes away. Friendly-leashed pets are welcome on the property. Remember to always keep your pet tethered as we have free roaming animals on the property. Never leave pets unattended on the property. One mile down the road from the farm is the Virginia Creeper Trail, renowned for biking, but as a multi-use trail, you can also enjoy walking, running, horseback riding, fishing, cross country skiing, and geocaching. South Holston Lake is only minutes away by vehicle, with two public access boating ramps 10 to 20 minutes away. For a drink by the water, head to Abingdon Vineyards- only 10 minutes away. This 1890's farm was many things in times long ago! It acted as a working Tobacco Farm, a country store and was known to have the purest spring in the region by the indians and mountain men! It also has a dark past complete with murder and moonshine! For a full history check out this book, Red Hill. The untold story of the Whitson Brothers and the Murder of Kit Byrd. The short version of the story: The farm also acted as a country store that was also a front for moonshine. The Whitson Brothers who owned our farm had a deal with Kit Byrd;  a mountaineer from "on the mountain" who had a knack for making good shine. It ultimately was the death of him at the hands of the 3 Whitson Brothers. This murder years later led to the death of a large percentage of the population in this small NC Mtn town. Learn more about this land:On a mountain by a river in a true "holler". Camp Grassland: Two of our prepped campsites are on a flattened area of the hillside field with access to a fire pit, log bench, and porta-potty. This location is in direct sun with beautiful views and easy access from the road. Parking at the top of the field is recommended unless you have a 4WD vehicle.  Cabin Breazy: Situated at one of the highest points on the property, Cabin Breazy is our cozy, off-grid, dry A-frame cabin surrounded by mountain views. Farmhouse Holler: 2nd Campsite is located next to our old farmhouse on a lower section of the property. Its near the natural spring and is shaded. There are no convenient bathroom facilities at this location so it is recommended to bring your own. Reaching the porta-potty would require an extensive uphill hike or driving around to the other entrance. To reach this campsite, the driveway could be considered rough terrain so drive slowly. Lowered vehicles or those with little ground clearance are not recommended.  Each campsite has a max occupancy of 2 people. If you need space for more campers, please reach out to us about how many are in your party. We can host groups with advanced notification. Overlanding vehicles are welcome. Attractions: If you are looking for birds-eye view of the area, visit the Mendota Fire Tower only 3.2 mile away. You can see it from the farm and see the farm from it. It's about a 15 minute hike from the road. You can choose the mildly challenging way up or take the old roadway for a smoother walk. Clinch River is only 20 minutes away. Cool off in the river or enjoy kayaking and tubing opportunities from Clinch River Adventures. Closest convenience store is about 15 minutes away. Closest Grocery store is about 20 minutes away. It acted as a working Tobacco Farm, a country store and was known to have the purest spring in the region by the indians and mountain men! It also has a dark past complete with murder and moonshine! For a full history check out this book, Red Hill. The untold story of the Whitson Brothers and the Murder of Kit Byrd. The short version of the story: The farm also acted as a country store that was also a front for moonshine. The Whitson Brothers who owned our farm had a deal with Kit Byrd;  a mountaineer from "on the mountain" who had a knack for making good shine. It ultimately was the death of him at the hands of the 3 Whitson Brothers. This 1890's farm was many things in times long ago! It acted as a working Tobacco Farm, a country store and was known to have the purest spring in the region by the indians and mountain men! It also has a dark past complete with murder and moonshine! For a full history check out this book, Red Hill. The untold story of the Whitson Brothers and the Murder of Kit Byrd. The short version of the story: The farm also acted as a country store that was also a front for moonshine. The Whitson Brothers who owned our farm had a deal with Kit Byrd;  a mountaineer from "on the mountain" who had a knack for making good shine. It ultimately was the death of him at the hands of the 3 Whitson Brothers. This murder years later led to the death of a large percentage of the population in this small NC Mtn town. Learn more about this land:On a mountain by a river in a true "holler". The tent site is best used April-October unless you have proper winter camping equipment.Looking for adventure...look no further it is right outside your door, literally. We traveled as a family of 4 and two dogs and we had a wonderful time at Ocean Blue cabin. Exceptional host and cabin was amazing. We had everything and more to has such a great time. Hiking trail on the property was perfect for our young kids. We took it twice and met friendly cows on top of the hill. Hot tub was a perfect spot for after hike and evening watching the stars! We will definitely come back and bring friends with us!

The Artist Studio was the perfect spot to stay on a solo road trip from Eastern Virginia to Nashville. The property was stunning and the studio was clean & cozy. Outstanding location 10 min from downtown Johnson City. The host, Pat, left delicious baked goods in the fridge of the studio. My highlight of the stay was enjoying a fresh baked good & coffee in the sun room overlooking the pond. Highly recommend!

We absolutely loved our stay at Antoinette and Larry’s place! We could not have asked for a better spot. They provided unlimited firewood, fresh cookies, ice, butter, and even a space heater was ready for us where we slept. We cooked over the fire, but there’s also a grill with propane. I always bring my camp kitchen stuff with me, but there’s no need for it here. They have every you need, including a s’mores kit and a sink to wash all the dishes. Getting to know the chickens was also a highlight! We loved everything about it and it’s in our top spots for places to stay in this area now ❤️

My wife and I loved staying in the Green cabin. The fire pit and hot tub were the best. The cabin was great. The bed was comfortable. The shower had good hot water. The first night we made steaks over a campfire with baked potatoes from the air fryer. The second night we made hot dogs and roasted marshmallows on the campfire. It was a beautiful drive from Knoxville. It was about as close to perfect as you can get. Thank you for the firewood, and thank you for having us.

We loved staying at the sight. Enjoyed the privacy and the view, and the hot tub. This was in spite of Mother Nature giving us rain for 3 days. Kevin went out of his way to provide us with dry wood; we just couldn't use it. The facility was clean, great condition. It was high-end and we plan to return at another time. Thanks!

Kevin's cabins was well stocked with all the essentials, clean, well furnished, and cozy. Great for couples! The hot tub was clean and warm upon arrival. Fire pit ready for use or cooking food over with the supplied grilling grate and fresh firewood stacked close by. Ocean Blue is a wonderful place to get away from it all for a relaxing stay. Would absolutely recommend to others.

The most amazing views from camp!! Our hosts were very friendly, the bed was comfortable, and the provided space heater kept the yurt toasty warm on a 50 degree night. The yurt was a great alternative to setting up a tent and I felt like the price was incredible compared to similar options.
