Learn more about this land:You’ll cross the covered bridge (clearance 11’6” ) as you enter our farm, a 73 acre small family farm, nestled in the Buffalo Valley of Northeast TN, and featuring a down home country atmosphere. What makes our farm special are all of the unique extras: a working log cabin blacksmith shop, log cabin art gallery, certified commercial kitchen, lots of watchable wildlife, and walking trails. We have a one acre wildlife pond and a smaller pond fed by springs and Buffalo Creek, which runs through the farm. 3Feather Sanctuary is surrounded by beautiful, stately trees and has a creek meandering through it. The closest town is Hot Springs, which is 20 minutes away and the Hot Springs are a definite must-see if that peaks your interest! The town itself is also pretty cool. There are some good shops, restaurants & our favorite hardware store!! Downtown Marshall is also close, about 25 minutes and has a lot to offer! Gr8 restaurants, thrifting and cute shops along the river.
Our property is about an hour away from the Blue Ridge Parkway, and the adorable city of Asheville - which makes for a fantastic day trip with delicious restaurants, breweries, cool shops, and more! The Great Smokey Mountains and Deep Creek are about 1.5 hours away from the campsite. The Appalachian Trail is closeby and there are countless opportunities for stunning hikes. There's also kayaking, tubing, white water rafting opportunities as well as zip lining and horseback riding. There is something for everyone to enjoy and we can't wait to share it with you!
Full disclosure:
We have a camera pointed at the entrance and one at the bath house door, which we can move around to make sure that when people check in they make it to the right spot since I manage remotely part of the year. We have regular yard maintenance, however, we are Country natural landscape, not parking lot type campground, so the grass is slightly higher in some small areas but truly those things are part of a sustainable and uniquely beautiful camping experience!

All refrigeration and cooking appliances are propane; and so is the basic heat (propane again) - and a very old Jotul wood stove will do the rest. I sleep a lot on the day bed in the living room so the Sawmill can be comfortably rented for up to 4 guests. The outhouse is a thing of the past, just recently I installed a compositing toilet besides the bedroom.We also offer The Summit which is a high elevation, 2-story cabin surrounded by national forest which has evolved into an off-grid living and play space located at nearly 3300 feet elevation on a 1/2 acre flat with an incredible view. There are very private old forest service trails leading directly into the Pisgah National Forest.

This is a DRY SITE. Your camping vehicle must be able to hold both sewage and gray water. The site borders a North Carolina trout stream. We reserve the right to cancel if you do not comply. The campsite is about 1.25 acres and part of a larger property. We set up a travel trailer here while we built our home. Recently one of our neighbors, who does quite a bit of camping, set up their travel trailer in the same spot while their home was being painted. This camping experience takes place on a 200+ year old farm. We currently offer multiple camping options, most of which are only accessible by either all-wheel drive or 4-wheel drive vehicles. The first location (along the main road) is solely for RVs or travel trailers (TT). The other camping locations are for tent camping, and much smaller/narrower and rugged RV/TT with a 4-wheel drive towing vehicle.
Daniel and Cherith Kennedy purchased this 164-acre farm in 2014, and Daniel's parents, Brent Rita Kennedy, purchased the 1800's era farmhouse from Daniel and Cherith a couple years later. Together, we have transformed this farm back into a working farm with hay fields, cattle, donkeys, goats, sheep, chickens and any other critters we buy or rescue. We are currently rehabilitating the 1700's era one room schoolhouse at the front corner of our land as well. This farm is full of memories, hard work, and is absolutely stunning.
Your hosts on-site are Brent and Rita Kennedy, and they are famous for spoiling our guests rotten. They can give you tours of the farm, some in-season eggs and veggies as they have available, and even throw in some petting opportunities. They love having visitors and are sure to make your trip memorable.

Relics remain, with zip lines and bridges still running through the tree canopy and an old climbing wall. These aren’t currently in use, and cannot be explored, but they add a wonderland-like quality to the land. Other features also remain that can be used: a sliding rock waterfall which is a short hike within the campground property, moderate trails for hiking, and mountain biking running from the waterfall through the back of the property (these trails are mountainous, so please enter at your own risk), fruit trees, blueberry bushes, small trout pond, a playground, an open meadow for star gazing, and our friendly neighborhood duck, Howard. (He hangs by the pond and accepts treats!) You are welcome to explore all these features, but please be mindful and respectful of residents and guests, do not enter or explore the greenhouses or gardens, and remain aware that this is mountainous terrain with inherent risks.This is a rustic property in the forest, centrally located to all the area has to offer. The closest town is Hot Springs, which is 20 minutes away and the Hot Springs are a definite must-see if that peaks your interest! The town itself is also pretty cool. There are some good shops, restaurants & our favorite hardware store!! Downtown Marshall is also close, about 25 minutes and has a lot to offer! Gr8 restaurants, thrifting and cute shops along the river.
Our property is about an hour away from the Blue Ridge Parkway, and the adorable city of Asheville - which makes for a fantastic day trip with delicious restaurants, breweries, cool shops, and more! The Great Smokey Mountains and Deep Creek are about 1.5 hours away from the campsite. The Appalachian Trail is closeby and there are countless opportunities for stunning hikes. There's also kayaking, tubing, white water rafting opportunities as well as zip lining and horseback riding. There is something for everyone to enjoy and we can't wait to share it with you!

We have a camera pointed at the entrance and one at the bath house door, which we can move around to make sure that when people check in they make it to the right spot since I manage remotely part of the year. We have regular yard maintenance, however, we are Country natural landscape, not parking lot type campground, so the grass is slightly higher in some small areas but truly those things are part of a sustainable and uniquely beautiful camping experience!

This camping experience takes place on a 200+ year old farm. We currently offer multiple camping options, most of which are only accessible by either all-wheel drive or 4-wheel drive vehicles. The first location (along the main road) is solely for RVs or travel trailers (TT). The other camping locations are for tent camping, and much smaller/narrower and rugged RV/TT with a 4-wheel drive towing vehicle.
Daniel and Cherith Kennedy purchased this 164-acre farm in 2014, and Daniel's parents, Brent Rita Kennedy, purchased the 1800's era farmhouse from Daniel and Cherith a couple years later. Together, we have transformed this farm back into a working farm with hay fields, cattle, donkeys, goats, sheep, chickens and any other critters we buy or rescue. We are currently rehabilitating the 1700's era one room schoolhouse at the front corner of our land as well. This farm is full of memories, hard work, and is absolutely stunning.
Your hosts on-site are Brent and Rita Kennedy, and they are famous for spoiling our guests rotten. They can give you tours of the farm, some in-season eggs and veggies as they have available, and even throw in some petting opportunities. They love having visitors and are sure to make your trip memorable.

I decided last minute that my pup and I would spend the week leading up to Christmas here and it was the best decision ever. We absolutely loved everything about it. The trails on-site, the driveway with amazing views of the blue ridge mountains, beautiful sunrises every single day. The first night it was in the 20s and the heaters were great at keeping us warm. If you’re unsure whether or not you want to book this place, this is your sign. My dog didn’t want to go home and that hasn’t happened before.

Hans' Summit Cabin was amazing! The cabin is fully equipped with propane heat, non-potable running water (from rain), and all the basic amenities. As regular campers/backpackers, we found it very comfortable. We loved exploring the trail leading into Pisgah National Forest and using Hans' bow and arrow for some target practice.
It was a short but steep hike up to the cabin, but it added to the 'off-grid' experience in my opinion. Hans was kind enough to transport our belongings in his ATV.
It was fun chatting with Hans about the area and his property. Hope to visit again!

Super unique little yurt camp out in the NC Blue Ridge. I would highly recommend to anyone looking for an easy glamping experience that's a very affordable way to stay in the area really nearby Little Switzerland, Linville, Grandfather mountain, etc..The property itself still feels remote as it is situated on the side of a nearby mountain.
That being said, be prepared to drive carefully on the property, especially if you have a smaller car, as the drive is a bit rugged. Very doable even in our little hybrid 2 seater, but take your time in inclement weather (even in early December, we still had a lovely time, and enjoyed the tranquility).
Would totally return if we come back through the area!

This campground was very easy to find and right off Rt. 26. Probably the quickest access we've ever had. The temps got cold, and David was great about warning that my water hose might freeze up. It was pretty quiet at the campground, I never got the chance to speak with any of the other campers. We were there visiting relatives for Thanksgiving and this fit the bill perfectly.

The Artist Studio was the perfect spot to stay on a solo road trip from Eastern Virginia to Nashville. The property was stunning and the studio was clean & cozy. Outstanding location 10 min from downtown Johnson City. The host, Pat, left delicious baked goods in the fridge of the studio. My highlight of the stay was enjoying a fresh baked good & coffee in the sun room overlooking the pond. Highly recommend!

Rose Creek was a great spot on the creek, which included the perfect balance of seclusion and civilization. It was a great spot for my toddler and two dogs to explore. Thomas was a great host and had little odds and ends to make the trip easier, including a heated hose as temps dipped into the teens at night. Would definitely recommend and plan to come back!

The view is beautiful as everybody else said. There's also plenty of space and he was nice enough to leave behind a decent pack of logs for the campfire. There are a few things that some people might consider downsides that I didn't see listed in the reviews. Though it isn't busy, the campsite is pretty close to the road. Maybe 30ft or so. While I was there, one of the neighbors happened to be doing some construction well into the night and two neighbors have pretty persistent outside dogs. The owner (I'm guessing) showed up during one of the days to do some construction on a cabin he's building a little bit further down the hill (great spot for a cabin). Though he left around sundown. Again, beautiful site and I'm greatful to have spent the weekend there, just wanted to share some details.

We loved staying at Joyville! The site was so lovely and the sounds were so serene. We loved tent camping by the creek! The covered deck was great during the evenings when it rained.

Had a blast staying in this tiny cabin! Super private and peaceful and had lots of room for our pup to run around. The creek nearby is super fun to explore. We were even visited by a very sweet horse that lives on the property! Will definitely be booking again.

3 nights at Outercamp, Blue Ridge Falls Retreat
I can’t say enough about how great this place is! The property is beautiful, and also secure. I felt safe being there. The different sites are far enough from one another that you don’t feel like you’re there with anyone or on top of each other. The yurt itself (I stayed in the Gnome) was clean and well kept, had every thing I could need or want. It was comfortable and felt very cozy on the chilly nights. Sitting on the deck for breakfast and dinner was perfect. The view is beyond words! Having utensils, propane heat, electricity for basics like charging electronics, and everything I need for cooking was perfect. Add on top of that the little additional things like games, towels, a little rechargeable and portable lamp, and cleaning supplies, this place was perfect! Even if I never left the property it was an amazing vacation with great hiking and a beautiful serene escape. My dogs both loved being able to explore off leash and I never felt like they were unsafe. I’m already planning my trip back next fall with my entire family!
