Pleasant Valley Farm was originally a working farm with a two-story farmhouse and traditional bank barn, built in the late 1800s. The massive timbers and joinery are constant reminders of the meticulous craftsmanship of the era. Jim and Kathy Grogg purchased Pleasant Valley Farm in 1994 and not only updated the house and barn, but also expanded the lake to its current 13 acres. The large 144-year-old, 2736-square-foot barn is now available for special occasions such as weddings, receptions, birthdays, and reunions.

This location in Ohio is about a 10-minute walk to Dillon Dam, Reservoir and Lake! The road that was there was called Yelp Town Hollow Road. The road that this camp was on had to be raised when they put the dam in, they even had to move the one room school house! Black Hand Gorge preserve isn't far from the camp, lots of hiking and bicycle trails. Dillon State Park is 10-15 miles away with trails for horses, walking and biking. About 3,000 acres of State and Federal Land is right in our backyard! Learn more about this land:Set your tent up in a wooded area or near a stream. Great star gazing and forest bathing. The area is in the Yelptown Hollow Valley, the road and one room school house Yelptown School are reminiscent of a bygone era. We had a quick stop over at James farm on a road trip West and it was everything we needed. He responded quickly and even got us some fire wood last minute. We didn’t get to meet as we arrived late and left early but it was a beautiful place. The bathroom in the barn a great plus!

This is my go to spot. I come to this beautiful property a couple of times a year. James and his wife are so sweet and helpful. They maintain everything really well.
Beware the wood site is full of ticks! We were pulling them off of our dogs constantly. But the site is very private and a perfect getaway.

Jim greeted us as soon as we pulled in and was absolutely lovely. His property is clearly very cared for and built with a lot of love. His pond is perfect for relaxing and our pup had an amazing time. There's a Walmart about 8 minutes away, which was great considering I forgot about 10 items haha.
We will definitely come back and camp again!

His farm is just what we needed.
We will go back & always stay at #6 campsite!
This place is tranquil, beautiful, & quiet.
There is a lot to do:
Kayaking, canoeing, hiking trails, you can swim & there is a creek that runs through.
We LOVE this Place!!!

This is a beautiful property with everything you could want for a relaxing camping trip. I was greeted warmly and my campsite was clean and ready to go.
Restrooms are available in a gorgeous barn near the house. There are hiking trails, fishing, swimming, and loads of birds to watch if that’s your thing. Even an eagle made an appearance!
My dog and I had the best time and will definitely be back!

We enjoyed the large campsite and the peaceful environment at the Pleasant Valley Farm. We appreciated the availability of flush toilets and potable water in the barn, as well as having firewood for purchase. It was a good experience and we plan on returning again! Jim and his wife are friendly, welcoming, and helpful hosts!

35 ft pop-up camper
There is nothing not to love about #5 Woodside at Pleasant Valley Farm! Jim was there to greet us, even though we arrived near dark. Firewood was offered, directions to the site were given, and the signage was clear but unobtrusive. Once at #5 Woodside, we gazed upon a small meadow ringed in trees, featuring natural beauty and seclusion, along with a picnic table, a stone fire ring, and a perfect spot for our pop-up. The Saturday walkabout revealed old farm buildings, a lovely, large pond, and walking paths deep into the trees. It was a near-perfect day cooled by an evening shower. I hesitate to let all you Hipcampers know how nice this place is for fear that I will not be able to get it again. If you are in the Mansfield, Lucas, Lexington, Ohio area looking for a peaceful camp away from the state park, this is it.

Another great weekend at the farm, we love it. We even had a baby deer visiting our site at sunset. Bring wood as doing a fire place at night under the stars is very nice.

We camped in site #6 with small 16 foot camper. It was such a great place. The spot is big enough to turn camper around. There was a fire ring made from rocks and picnic table. Fishing was great. Caught lots of bass and some bluegills. We even used their canoe for free. We kept it at our site all weekend. This is such a great place to camp. Also there wasn't any other campsites up by pond so you had area to yourself. We will definitely go back and recommend camping their. All sites are nice.

What a beautiful camp site! We were right next to the lake in a little secluded part of the property. We highly recommend while staying to go visit the Mohican State park and enjoy the beautiful views there as well. Definitely recommend staying here at Pleasant Valley Farm!

What a lovely spot! James and Master Toby (the scruffy dog) were very welcoming. The spot was cozy (#9) - the camp spot is at the bottom of the hill, not by the lake as pictured. The bathrooms in the barn were convenient. We loved making a fire and cooking meals.

Thank you James for sharing your land with us. My husband enjoyed fishing. Whit (our dog) enjoyed the walks many many walks on the property. I will always remember the beautiful full moon over the corn field. And coffee close to the fire Sunday morning.

Jim's property is beautiful and we particularly enjoyed paddle boarding on his lake! We stayed at site #11 and had a great overlook view and was within short walking distance to super clean plumbed bathroom. Definitely recommend this HipCamp and we look forward to another visit!
