STATUS REPORT: totally intact after hurricane. No damage and the land is not flooded. Even RVs can drive to the creek. Attention RV and van-lifers, here's your safe haven! Introducing a brand-new listing, and I'm seeking your assistance in navigating the ins and outs of hosting. Located just 25 minutes from downtown Asheville, this property sits in a rural, fertile valley, offering breathtaking views to the north and south. Encompassing a total of 23 acres, 5 of which are nearly flat and ideal for parking/camping, while the remainder provides excellent hiking opportunities. A charming bubbling creek, a storage barn suitable for construction or running a business, and the promise of future hydro-power with solar and a battery bank by the creek add to the property's appeal. For those parking near the main house, a 120v extension cord is available for power and internet access. Alternatively, if you prefer to park by the creek, please note that there is currently no power, internet, or water available in that area, though plans are underway for hydro-power with solar and a battery bank. IMPORTANT NOTE: heavy rains turn this area into a mess, it can be tricky to get in and out after a big rain. You are welcome to park at the top by the barn and walk down with a tent, but your RV could get stuck, so keep that in mind. Anticipate future offerings with RV power hookups. Presently, the amenities are somewhat rustic, serving as a trial to gauge interest. Composting outhouse is available now!. Rainwater and shallow well water are provided. Looking for a place to park your vehicle while you convert it into your home on wheels? Happy to set that up with power, water, and even a barn in which to work. Feel free to reach out with any questions or suggestions; your input is appreciated!

Ballooner’s Rest • Peaceful Perch

4. Ballooner’s Rest • Peaceful Perch

24mi from Mars Hill · 1 site · Tent, RV · Candler, NC
Welcome to Ballooner’s Rest — a quiet, peaceful RV spot tucked in the hills in Candler just west of Asheville. Hosted by a lifelong hot-air balloonist Chief (by his log cabin) and his friendly neighbors Sam & Christen, this is a restful, welcoming base for respectful travelers who love peace, mountain air, and good company. Wake up to soft breezes through the trees in Candler’s rolling hills. Enjoy your morning coffee while Chief's Black Lab "Ike" comes by every morning to briefly inspect and say hi. Sometimes we get up early and go hot air balooning — guests are welcome to come watch, help out, learn about balooning or just enjoy the show. The site has full hookups (30 amp, water, sewer) and is best suited for smaller rigs, camper vans, or truck campers. No campers over 20' please, you will have too much trouble getting in and out. Access is up a steep 11% grade so 4-wheel-drive vehicles only please. You’ll share the property with Chief and his son who live in their log cabin on the property, Sam and Christen in their RV on site (much of the time, when they aren't off on an adventure somewhere else), Chuck who is a lifelong family friend of Chief and helps take care of the grounds and dogs, plus two gentle dogs who love company. Pets are welcome if leashed or under reliable control, and as long as they don’t disturb the peace that makes this spot special. Though laundry isn’t available yet, we are working on it. The location is hard to beat — just 18 minutes from downtown Asheville, 5 minutes from Candler, and an easy drive to Pisgah National Forest and the Blue Ridge Parkway for incredible hiking and biking. The neighborhood is very safe, and apart from the occasional sound of shotguns at the shooting range about 1/2 mile away, also rather quiet. There are no sidewalks, so plan to drive a short distance to reach trails or bike routes. Come rest, reset, and maybe catch a glimpse of a balloon drifting above the morning mist.
