This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

The fall, cool crisp days and changing leaves are just a few short weeks away. NOW is the time to book your experience with us. Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. Please note that propane is not included in your stay and each tank is $25; you can find them under add-ons.  Each propane tank will comfortably heat the yurt a night as cold as 30-degree night up to 24hrs.  Decide how many tanks you'd like depending how long you are staying or how cold you expect it to be. The Yurt will comfortabl heat freezing nights as well, it just will use propane more quickly.WaterWe provide a full Berkey full of filtered, clean water from our well with each visit. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. This cabin was exactly what my partner and I were looking for for a quiet two-day retreat that felt outdoorsy without all the work of true camping. Space heaters and a woodstove kept it fairly cozy for cold November nights, and there was a ton of wood available for the outdoor firepit. We enjoyed exploring the collection of board games and CDs inside, plus outdoor badminton and frisbee under the lights. Beautiful clear stargazing, and easy driving distance to some great hikes.

My partner and I were able to spend a really lovely weekend at the Twin Oaks cabin on Peter's campgrounds. We spent most of our time riding around on motorcycle and got in after dark on both nights. The view of the stars just overhead of the cabin was gorgeous. It felt gratifying to build the fire in the woodstove each night, which heat up the little cabin in no time. We got to see more of the thoughtful details in the cabin and even in the outhouse and outdoor shower as we were packing up on our last morning there. We'll be back in the area this time next year and would love to make it a new tradition to come back to theTwin Oaks cabin! Thank you for offering this space!

Sam has a pretty cool thing going on there. He’s a great host. Everything was provided, and I mean everything. Many different ways to stay there. The outdoor tub was great, plenty of hot water. The inside heater works for those chilly nights. You could hear the water from inside the camper which is relaxing. It’s secluded but not secluded at the same time. You could hear your neighbor if they’re loud enough. The bed is a little small if you like to toss n turn at night. We had a fabulous experience and we will be back to check out the other spots he has.

Sam’s got a really special place here! While not quite as private as I’d assumed (the sites are somewhat close together and near a road and you’d occasionally run into another guest at the toilets), the sound of the water from the waterfall drowns out almost all noise and you still feel like you’re in the middle of the woods. We stayed at the waterfall site with the bathtub, which we did not bathe in, but it was nice to have hot water on site to wash hands, brush teeth etc. The tent was cozy once we got the propane heater going and the added amenities (coffee maker, electric kettle, fire pit with an attached grill…) were nice. There’s even firewood onsite for purchase. Sam responded immediately when we had any questions or issues and was very helpful. Would absolutely stay again!

The best getaway!! If you are looking to escape reality to a peaceful sanctuary with all the amenities you could need, this HipCamp is for you! The property is beautiful and very well-maintained. There's plenty of space to walk around and explore, as well as a cold plunge! The bed is extremely comfortable and the luxury of a full bathroom with a toilet and shower? Priceless. Anything you need to cook with is already there in the full kitchen, including a firepit to cook over which is what we did! I would suggest bringing food with you since it's not that easy to find groceries nearby! Waking up with those large windows besides you is unreal and so peaceful. There's a lovely walk down to a creek as well. This one is 10/10 and I would recommend this place to anyone!

It’s like a hug from nature! With town only minutes away, you feel like you’re in the middle of nowhere for a peaceful mountain retreat. Pepacton Reservoir is only a 30 min drive away for the fishing and boating enthusiasts and there are many access points to the Delaware River and its tributaries. Local hiking trails abound and a nature conservancy viewing area is only a few minutes away. Hunters, during the season of course, deer and turkey have been sighted in the adjacent field and eagles soar above! I am in a small cabin on the landing above if needed, and you’ll have all the privacy you desire! Cook on your camping stove and eat under the stars! I just bought the property so your feedback during and after your stay would be greatly appreciated! Local eggs, bacon, pork, beef from nearby Stony Creek Farm can be purchased, ordered and delivered to you upon arrival for a delicious farm fresh breakfast for you to cook! If you stay on a Wednesday, only a 20 minute drive away is Delhi’s Farmers Market and on Sunday, nearby Franklin also has a cute market as well! We have about 9 acres set back from the road. The cottage has a queen sized bed, dining table, and small kitchenette. The kitchenette has a mini fridge, dishes, and an induction stove top. We recently wired this vintage beauty to run on solar power and has an outhouse with a composting toilet, sink, and heated outdoor shower. Outside the cottage is a small garden, picnic table, fire pit, and chairs. Our land is mostly sloped fields that we are slowly turning into meadows full of native flowers and plants.
