This is a beautiful piece of property located in the heart of the Finger Lakes and Wine Country of NY. It features a stunning spring fed waterfall and nice forest land. Very close to town but also very secluded and private. Great place to unwind and relax from our everyday lives. It is situated however in a gully next to a creek and waterfall so it is susceptible to heavy rains. It is recommended to at least have an AWD vehicle if rainy. I can usually help campers with getting to the site in my side X side if you need to park up at the pasture. Please order enough wood initially as I have found I spend a lot of time delivering extra wood to campers. It seems as if you will typically go through 2 bundles per night on average. Also I supply a contractor size garbage bag to you if you choose garbage removal. It is also a good idea to text me when you have a solid ETA so I can be here to take you to the site. I want to mention that the two sites closest to the waterfall are a slight hike in and can only accommodate up to 4 person tents so if a bigger group or vehicle camping you will be placed at another site. We are nestled on a private road on top of a hill backed up to 2100 acres of New York Gaundry Hill State Forest. There's waterways with active Beaver ponds between our properties. We do have bear and a mountain lion up here. We are 420 friendly! Sites are on top of the hill in a very secluded spot with a small campfire. We offer organic vegetables from the garden and work almost everyday in our blacksmith/woodworking shop. For a nice experience for adventurous families, you are welcome to accompany us on our herding of our goats/milking, collect eggs for your own breakfast. We offer a unique place to unwind. Conveniently located near Watkins Glenn, Corning, Bath, and Penn Yan. Perfect get away and an inexpensive alternative to the hotels when you go to the races, lakes, wine tours, museums or many other great attractions around our area. We are located on NY 38 but our traffic is not obnoxious (just Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: We host 6 Mototrial events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating is not your thing- no worries either. Non-event days are very laid back. On any given day if Trials riders come here for practice (or instruction with Mike) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring events), it's typically only 2-4 riders at a time. Multiple activities co-exist quite nicely here as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven! This is a beautiful piece of property located in the heart of the Finger Lakes and Wine Country of NY. It features a stunning spring fed waterfall and nice forest land. Very close to town but also very secluded and private. Great place to unwind and relax from our everyday lives. It is situated however in a gully next to a creek and waterfall so it is susceptible to heavy rains. It is recommended to at least have an AWD vehicle if rainy. I can usually help campers with getting to the site in my side X side if you need to park up at the pasture. Please order enough wood initially as I have found I spend a lot of time delivering extra wood to campers. It seems as if you will typically go through 2 bundles per night on average. Also I supply a contractor size garbage bag to you if you choose garbage removal. It is also a good idea to text me when you have a solid ETA so I can be here to take you to the site. Beautiful property and so convenient to not have to put up my own tent. The tent is wonderful equipped with a wood burning stove. I camped on a reeeealllly cold & windy night so it was nice to have my Mr. Buddy heater to supplement in the middle of the night when I didn’t feel like tending to the fire. I didn’t have time to explore the other paths and I’m so bummed because it looked like an amazing place to frolick! If you are a star gazer, this is your place! The hosts were so amazing and very accommodating. I appreciated the fire!

We loved our time on the homestead! Gary is a very gracious host and was nothing but helpful the whole trip. The wagon stayed warm so long as we got off our butts to stick some wood in the stove. It was very comfy for our little trio, and my dog thoroughly enjoyed exploring the trails with us. The only downside of the entire trip was the hike down to the outhouse, but even that was manageable - we just needed to plan ahead for bathroom breaks. The goats were friendly and we appreciated the rooster alarm clock. I know the homestead is still a work in progress, which is why we're very excited to see what it looks like when we come back next year :)

The site is tucked back in hidden from everything but a field. The tent is great and the wood stove worked wonderfully once we remembered how vents work. The bed was quite comfortable but pick your side wisely if you are over 6 ft. The outhouse seems brand new and the short trails around the property are a nice morning walk. We were comfortably warm in the 30s, except for when I let the fire go out. Will definitely be stopping by again when it warms back up.

Cozy and warm A frame! Nice wood stove that is easy to use. The loft bed was comfortable, remember to bring your bedding! We brought a couple strands of twinkle lights and made this magical little getaway perfect. Solar lights illuminate the pathway to the outhouse. We left a candle for the next guests. Enjoy! This was my second time staying at the little barn on the hill and my first solo trip there. It was a rainy autumn afternoon when I showed up but perfectly cozy inside the hayloft, where I set up my hammock. Laurel got me acquainted with the many new amenities, as they seem to always be making wonderful upgrades to the property. Mike and Laurel's land is the perfect place for me to go when I don't want the hassle of setting up my tent and want a wall and roof and a little electricity. To a tenter, this is a luxurious paradise and I can't wait to return.

Spent 3 nights in Glamp 1 in October of 2025. It was 40s at night and rained 2 of the nights, but we stayed warm with the heater (and an electric blanket we brought)! It was dry inside the tent despite the rain. Area is beautiful. Due to weather, didn't spend any time on the lake, but did make use of the shower areas, which worked well - hot water and shower/bathroom walkable from Glamp 1. Kate answered all questions before and during the stay. Shampoo/conditioner and towels provided. Great affordable glamping experience!!
