Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

The property is a 5 minute drive to the hamlet of Mountaindalewhich has a lovely Rail Trail for hikes and bikes, and some excellent dining options including @ highvoltagecatskills, in addition to creek bar a magical cafe & bar with outdoor seating and fire pits that serves delicious modern Polish American comfort food, great cocktails, and has live music and events on weekends. There is also an artisan pizza spot with indoor/outdoor seating, hipster vibes and fun cocktails and live music @ thedaleNY For shopping you can also stop by @ forageandgather - they have foods, meats, gourmet deli and coffee and carry all the little things you may have forgotten to bring along in addition to a locally and craft focused wine and spirits shop. Also stop by @badgrandmashop for the most vibrant and stylish clothes for all sizes and styles. Not to be missed. There is also a lovely yoga studio and bollywood dance spot in addition to some other delightful gems in town. There is superb hiking nearby at Neversink Unique Area in Rock Hill. Also Bashakill trails (and conveniently a vineyard with tastings and events right nearby). Your'e also about 30 minutes away from super cute fun larger towns and attractions like New Paltz, Livingston Manor, and tons of incredible Catskill hiking and nature opportunities. NOTE! There's an excellent Farmers Market on Saturday's in Rock Hill from 10-1pm from June to September also. Come find us there! All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Relatively short drives to local attractions include the newly renovated Holiday Mountain Ski & Fun Park (1.2 miles), Resorts World Catskills Casino (2.6 miles), the Kartrite Indoor Water Park (2.9 miles), and Bethel Woods Center for the Arts (18.4 mile), home to the 1969 Woodstock music festival. 2 gas stations, a liquor store and supermarket are also within 2 miles of the property, as well as local eateries. Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!) At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer. About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.) The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

The meadow we occupy was once the farmers property that I grew up next to at my parents farm house. When he wanted to sell his property he offered it to us for purchase at a fair price if we would not develop more than we needed to live here. We maintained the meadow adjacent to our property and have kept it as an agricultural site. We have had our son develop an edible forest garden and a unique diversified small orchard so we can eat and share healthy organic fruits and vegetables while helping our environment and wildlife and educating others to do the same. It is expensive to live in Newtown but we love our property. We want to teach others to grow food from their land while helping to support us keeping our adjacent property agricultural and undeveloped. Hurley Marbletown Trailhead and Rail trail parking are only a 6 minute drive away! The town of Kingston is about 15 minutes from our site where you will find Bluestone Wild Forest, antique shops, restaurants, other outdoor activities! The nights are just spectacular as you look into the sky surrounded by a blanket of stars, able to see the many constellations looking like jewels on a black cloth. The sounds of nature and all of it's distinct calls including that of eagles, is truly an experience. And we cannot forget our other friendly neighbors, the wild turkeys and deer! We are very appreciative of this beauty and would love to share this sacred place with you. Learn more about this land: Feels like you’re away from civilization but yet close to all the Hudson valley has to offer. 15-20min from Woodstock, rosendale, stone ridge, Rhinebeck, red hook, New Paltz and Mohawnk short 30 min drive. Nestled outside the village of Stillwater, NJ right across the Appalachian trail and the Kittatinny Mountain Ridge, Camp David sports three luxurious log cabins: > Bell's Cabin- Main cabin that sleeps up to six > The Chatham House- Sleeps up to ten > Chief's Cottage- sleeps up to ten All cabins have their own separate listing and can be booked together or combined. The main cabin, Belle's Cabin, is made from hand hewed logs and is the only cabin furnished with a king size bed. All cabins come equipped with full bathrooms, updated kitchens, wood stoves, and the main cabin has a walkout porch on the second floor. All cabins have climate controlled heating/cooling units as well as hot water. Camp David was originally a German hunting camp at the turn of the 20th century. It was later donated to the Boy Scouts in the 1940’s. By the 2000’s, it was left abandoned at which time I purchased it and began to restore it back to its true form while maintaining the cabin life integrity. I am a contractor and arborist by trade and the last ten years I have worked hard to bring the site back to life. The camp consists of 13 acres abutted by 100's of acres of state park land. There are two stocked ponds connected by a cascading stream, multiple fire pits with seating, furnished gazebo with wood stove, picnic tables, and multiple park benches located throughout the property. Bring your cold chisel and a mallet. This campsite is equipped with one Queen-sized bed with a memory foam mattress! Good cell reception at the site. No poison ivy anywhere on the property. Bring extra warm blankets but wake up early to watch the sunrise. Enjoy the stone fire pit, but don't leave the fire unattended. Forage the forest, but don't leave food that may attract wildlife. Explore nearby mountain streams, waterfalls, hills and trails - don't get lost in the woods.

Established in 2006, our campground is nestled in the foot hills of the Fishkill Ridge. Camping without a car? No camping gear? No Problem! Wait until you see the bathhouse - hot showers on one side, flush toilets on the other, and in the middle, sinks for cleaning up and sinks for dishes. Back in the day this was all farmland. I purchased this property in 2019 and have been busy developing it. I’ve build a chicken coop, installed bee hives and I have Nigerian dwarf goats. There is a farmstand that opens seasonally. The property is about 6 acres of flat land with several great spots to camp. Across the road is our private forest about 40 acres. Great for hiking and Moutainbiking Learn more about this land: We are conveniently located next to the NY Thruway exit 19 & 209 Highway yet super secluded and in nature’s paradise adjacent to the Sawkill River and across a large private Forrest. There is some road noise from Sawkill road & the Thruway dependent on the spot you choose to set up. If your’e tenting you can be in the woods way up in the forest, but most campers prefer our spot near the Sawkill River. I have fire pits, common outdoor furniture & a gasBBQ’s that can be used. There is chickens, bees & goats & 2 guardian life stocks dogs that live with the goats. I also have a small Terrier & a farm cat.  A lot of outdoor activity with bird watching, bunnies, deer & the groundhogs say good night. It’s rural yet only 10 minutes to Kingston uptown and about 20 minutes to Woodstock. About 1 hr from Hunter & Windham Mountain resorts and 45 minutes to Belleayre Ski. We also have a wood fired oven and offer pizza making classes as well as catered meals.

Back in the day this was all farmland. I purchased this property in 2019 and have been busy developing it. I’ve build a chicken coop, installed bee hives and I have Nigerian dwarf goats. There is a farmstand that opens seasonally. The property is about 6 acres of flat land with several great spots to camp. Across the road is our private forest about 40 acres. Great for hiking and Moutainbiking Learn more about this land: We are conveniently located next to the NY Thruway exit 19 & 209 Highway yet super secluded and in nature’s paradise adjacent to the Sawkill River and across a large private Forrest. There is some road noise from Sawkill road & the Thruway dependent on the spot you choose to set up. If your’e tenting you can be in the woods way up in the forest, but most campers prefer our spot near the Sawkill River. I have fire pits, common outdoor furniture & a gasBBQ’s that can be used. There is chickens, bees & goats & 2 guardian life stocks dogs that live with the goats. I also have a small Terrier & a farm cat.  A lot of outdoor activity with bird watching, bunnies, deer & the groundhogs say good night. It’s rural yet only 10 minutes to Kingston uptown and about 20 minutes to Woodstock. About 1 hr from Hunter & Windham Mountain resorts and 45 minutes to Belleayre Ski. We also have a wood fired oven and offer pizza making classes as well as catered meals.

I took this trip with my adult son and I was as tranquil and a bounty of wildlife. The sunsets are great and you’re perch on a hill overlooking a lake so quite scenic. If you want to totally disconnect be at peace and rough it a little this is the place for you. There is a a generator for light, heat and a refrigerator. We took our own portable compost and a small rinse king system to wash up.. Cooking outside was a thrill for my son as well, we gather wood from the surroundings. Konsztantine was very responsive and quite hospitable. Quick responses to whatever we asked. Best in class host. I will definitely be back. Highly recommended.

It's a beautiful, remote location in a state where every county is considered urban. Kathleen is a wonderful host. We arrived in the dark and were the only campers, so we just did the best we could and slept. We moved to site 3 the next morning. It was a drive-through, but tight fit (due to trees and some pavers) with our 30' 11" travel trailer, but we got in and out without damage. If we return, we will stick with site 1 which is wide open and big enough to maneuver our rig. For site 3, I'd say definitely under 30' (which the listing states). Probably 25'-27' max. The road in is gravel and rough, but we Vermonters are used to bumpy dirt roads.

We had a wonderful 2 night stay in early November. And really affordable too! Kathleen met us at the entrance and led us to site 10. She was welcoming, entertaining, and helpful, and also answered my call and gave directions when I was lost the first evening. As mentioned in the description, we certainly needed a SUV (Mazda with 7.5 inches of ground clearance) to get to the site and made sure to take it slow and drive our wheel over rather than straddling big rocks. Site 10 is extremely secluded past all the other ones, with a beautiful view of the ridge since the leaves have fallen off the trees near the site. It was large with a nice flat part up at the top where one of us camped, and a stone campfire pit and space for several more tents and tables. It was very peaceful and beautiful and we could hear the waterfall. The outhouse was a couple of mins walk away and was very nice. Having wood to purchase at the entrance was nice too. One of my favorite parts was exploring the beautiful trails around the property. Make sure to check out the waterfall and also take a right at that sign and check out the pond and more! We hope to be back again soon! What a wonderful place and time we had!

Phoenix Landing is the optimal camping spot for my partner and I (and cat). Though it was just the two of us, we had no issues with the camp site and felt very safe in the area. We decided to camp out there while enjoying Halloween festivities along the Hudson. The forest/stream, on the property is beautiful and there are many trails to explore. We brought our cat who loves walking outdoors on a harness & leash - we stayed very vigilant with her, but thankfully the most we encountered was a buck during our trip (1st week of Nov.). Mike's directions are very thorough and clear - DEFINITELY read his instructions for finding the property at first. He also provides a lot of supplies if needed, especially firewood for a small cost. Communication with him was also very pleasant and easy. We enjoyed our stay so much that we extended it by 1 more day 😊. Overall, we look forward to staying at Phoenix Landing again in the near future. NOTE: Needing a 4x4/ AWD vehicle is absolutely necessary to climb the property if choosing not to walk. We arrived in absolute pouring rain and thankfully our Land Cruiser had no issue. The climb / descent is definitely very fun, but if you have no experience with off-roading, it may be a bit difficult. Take it slow. Cheers! Thank you again Mike, and hope to stay again. 😸😸😸
