We are a 15 acre farm on the shores of Swan Lake with plenty of campsites sites on the property, accommodating tents, mid sized campers and RV's. No children under 16 please. Depending on how crowded we are, privacy varies, but on most weekends you can be out of site of other campers. Many campsites have fire-pits already, but you're welcome to make your own anywhere you'd like. While camping, you may be visited by over 100 friendly, free roaming FARM ANIMALS! (We just had BABY GOATS born in early May and expect more at the end of June!) You may feed the animals anything you bring, but please don't let them eat plastic bags! We cannot offer reimbursement for tents damaged by animals. This is extremely rare, but it CAN happen. If you do not wish to put your tent at risk, please do not camp here. The farm was once an old bungalow colony and has some glass and metal still in the soil. Please wear shoes. Firewood is available at several locations around the farm. There is a heated sink and shower in the back corner of our main camping area. Boats are available at our lakeside dock, so you can boat to our corner store or venture into the wild north end of Swan Lake. There's a tall mountain for hiking and an awesome secret swimming hole, both within a 10 minute drive. Enjoy a child free visit, as we do not allow children under 16 years old. Paradise Valley Homestead

GREAT NEWS!!! As of April 5th, my long awaited 1st Glamping site is available for booking! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. We also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the Hipcamp, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

The River's Edge

The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.

We have 40 acres with miles of trails through the property. It is located on the hudson valley wine trail so there are tons of wineries to access. We are in the mountains with great climbing, next to a state park. The campsite is on top of a massive boulder that looks out over the grounds with tons of wildlife surrounding. On a dead end road in the middle of the woods with no other houses within sight. ***PLEASE NOTE: BATHROOMS ARE NOW OPEN FOR THE SEASON. A little bit about us. This is a small campground. We do have one Glamping site as well as well as a super luxurious pool house available. We rent small retro RV's as well, see our other listings!! There are 40 acres here to explore with small streams, wetlands and forests. We have 4 modern brand new bathrooms with a hot showers in a beautiful new bathhouse with a charging station for phones and tablets. Its pretty amazing!!!!! We do have sulfur water, its great for your skin but smells! Each site usually has a 2 chairs, a table , a grill and a fire ring..... We also offer 3 vintage campers for a unique glamping experience. We have a 1984, a 1975 and a 1966 all with solar electric lighting. Running water is located at the camp store. Take a look at our listings or ask me. I'll tell you all about them. *Please note that use of the pool is available to guests of the pool house only. We also offer hiking excursions. Please book in advance. Our sites are in the middle of the 40 acres of beautiful undeveloped land to explore or just enjoy the quiet. There are no street lights to block the view of the night sky and the fire flies are something to see. We still have all the cool stuff like tons of restaurants, breweries, wineries & vineyards, and farms all around. Boulder Point Camping is centrally located among indoor and outdoor activities, great restaurants, local shops, and antiquing. We are close to loads of hiking trails, state parks, restaurants, creeks, swimming, fishing and more. Sam's Point, Ice Caves Mountain, and Minnewaska State Park just to name a few! In addition there are plenty of microbreweries, wineries, and farms where you can pick your fruit right off the tree (or vine) as the case may be. We are also a few minutes from Angry Orchard, Gardiner Brewing Company, and Baldwin Vineyards and many many others... Dogs welcome with an additional $20 fee. We can accommodate small vans, popups and RVs as well. Check in is at 3 pm Check out is a strict 12 pm unless prior arrangements have been made. The property is ideal for anyone looking to escape to a secluded, quiet area, with everything from Bald Eagles, Deer, Rabbits, and other local wildlife. Fell free to step right into the shallow river, just footsteps from your tent, and enjoy some smores by the riverside firepit. The river typically doesn't exceed more than 3 feet of depth throughout the entire property (unless high rain totals). Relatively short drives to local attractions include the newly renovated Holiday Mountain Ski & Fun Park (1.2 miles), Resorts World Catskills Casino (2.6 miles), the Kartrite Indoor Water Park (2.9 miles), and Bethel Woods Center for the Arts (18.4 mile), home to the 1969 Woodstock music festival. 2 gas stations, a liquor store and supermarket are also within 2 miles of the property, as well as local eateries. We recommend bringing inflatables and or kayaks to take advantage of the beautiful river. Guests can drop in a few miles up river, and float down to the campsite. Trip can take anywhere from 1 hour to 3 hours depending on current flow and or paddle strength. We hope to have you stay with us!

Moon In The Pond Farm

Well off the beaten track, it's scenic, private and peaceful. Camping at Moon In The Pond Farm is a little bit of heaven. There are six separate sites to choose from. All are in separate, different locations around the farm, so you have your own secluded spot to enjoy. (Though you may be sharing a field next to our Scottish Highland cattle!) Two are tent sites: the PondSide and the FieldEdge. There's one site for small/tiny RVs or Campervan. There's the BellTent--a bit of "glamping". And finally there's the HiddenCabin--a bed a roof and convenience. Each has a firepit with a small grill to cook over the fire. (all firewood provided) Our campsites are located in quieter areas of the farm. One overlooks the pond, three others are under the trees on the edges of different farm fields, one is a cabin nearer the farmstead. All require a beautiful, bucolic trek of 150-350 yards from the roadside parking--ensuring the quiet, natural experience. During the day times, you may see or hear farm work. At night it's lusciously dark and serenely quiet. You'll hear owls hoot, frogs croak, crickets chirp, foxes yowl and coyotes howl! In June and July the fields and trees light up like Christmas with fireflies, and you'll see the stars. During the week is the absolute best time--the local hot spots (or cooling down spots!) are much quieter, and all our campsites have reduced weekday rates. If you can, take advantage by adding a Thursday or Sunday night to a weekend stay. Wanna hike? We've got an awesome, easy hiking trail on adjacent Nature Conservancy preserved land. It meanders through woodlands, around rock ledges, through wetlands (on a 600' of boardwalk) and ends at a beautiful stream and pond with a gigantic beaver dam. Not far from here are numerous well-marked hiking trails (including the Appalachian Trail (with famous Bash Bish Falls) and several offshoots (Sage's Ravine, Race Brook Falls), Bartholomew's Cobble, Umpacheenee Falls, and others). Also in the neighborhood are opportunities for canoeing, kayaking, swimming, rock climbing, off-road, gavel-road and country-road biking, snowshoeing, cc skiing and pretty much any outdoor activity/adventure opportunity. Or... you can just chill and relax, sleep, or read the day away! Love food? This is Farm-to-Table for real! Never so close--the table's AT the farm!! Bring your cooking gear and get some of our wicked fresh organic food--veggies, chops, sausages, eggs, bacon, granola, yogurt, etc. Sear yourself up a real treat! Very nearby, as the Berkshires is an alternative cultural mecca, there are also numerous entertainment opportunities from many great restaurants to art, dance, music, spas, galleries, antique shops, museums, cafes and much more. It's still amazingly quiet at the farm where the Milky Way is clearly visible.
