We are working on making a shower. There is plenty of room for outdoor yard games. You will hear a little road noise and we do have neighbors. You will see me and my family out working around and feeding animals at times. The hosts house is not to far from the campsites. This is just a peaceful piece of property on a mini farm to get away and relax and explore Berkeley Springs WV. We are also only 15 minutes to Cacapon River for Kayaking and Swimming. We are also only 15 minutes to the C&O canal for hiking and biking. We do sell firewood for $7.00 that's around 13 pieces of wood. There is cornhole by the ice-cream shack that you are welcome to play. There will be more things added to the property in the near future. So come on out to the mountains and be our guest.

The property includes a 34X24 pavilion, a swing set, a fire pit, a portapotty, a porch swing, picnic tables, etc. It is located directly on the West Branch of the Conococheague Creek. You can enjoy kayaking, fishing, being right on the creek, and peace and quiet. There is also a mowed section along the creek that allows you easy access to the water with a small rock-style beach. The land is pretty much all flat and you can pitch a tent/s anywhere. There is plenty of room to park a camper/rv in multiple locations. This property is the perfect place to get away but close enough to town to enjoy local restaurants/amenities. It is only 1 mile away from Historic Downtown Mercersburg, which has bars, restaurants and stores to buy anything you may need. *Please No Fireworks*

The campsite was great! People are friendly and the view was fantastic. All the sites are located in a clearing next to the trail, and they all had fire pits and benches available. The owner was very friendly as well.

This was such a lovely area! I mainly carcamped but the lot was extremely accessible to the sites. The area is somewhat secluded (although actual camp sites are pretty close quarters). I am already planning to go back in the spring!

Don’t even think about it. Best glamping experience! The hosts are very responsive. Get their blueberry scones! Loved that the space is very private with beautiful views. We enjoyed the sheep right outside our window. The amenities are excellent. Thank you for a lovely weekend.

What an amazing site!!! Thank you so much Curtis for being very responsive. This site was private and had plenty of space to spread out. Firewood was readily available, the outhouse was a plus and the drive from Montgomery county was a breeze. I 100% recommend this site to anyone who loves the outdoors and is looking for a beautiful campsite in the woods. We will be coming back real soon.

This is the second time that my family and I have stayed at this site. We liked it so much that we brought friends this time! The location is incredible and Greg is an outstanding Camp host. He’s quickly responsive to all of our questions and needs. He absolutely goes above and beyond to make the stay special and especially to find ways to make it really fun for our kids. May daughter loves seeing the resident cats and Greg’s very chill dogs.I also appreciate how flexible he was when some of our plans changed. I will be back to this site many times.

The Hilltop site was wonderful with beautiful views of the sunrise in the morning and the stars at night. The trees provided privacy from other campers and great birdsong throughout the day. The site itself is pretty bare bones so come prepared -- Greg is super helpful and will bring firewood and other necessities if you ask, though, so it's really not a big deal. Speaking of Greg, he was super kind and offered great recommendations on what to do during the visit. Be sure to ask him about the cave along the C&O Canal path -- we explored it and saw a sleepy little bat that was a highlight for the whole group! :)

Very pretty and more private than most sites! Be careful of the wind though, since it's on the crest of a hill the wind can get strong enough to flatten a tent if you're not careful. Overall very fun experience!

Easy to find site but definitely have an off road capable vehicle to cross the stream. Low slung sedans won't make it Camp site was clean, flat, and private. Only major criticism is easier access to the Porta John. You need to drive back across the stream to get to it as the sewer pipe cannot be used to walk across. Driving out isn't always a option with tents in the way. My other personal opinion is the fire ring could be bigger. Seemed too small for such a large site

Had a great time tent camping here! The site was the perfect size and nicely situated next to the creek and away from other sites. We had a little trouble finding our way to the site but we were in the dark 😅 had no trouble crossing the river and the area felt very safe. Would recommend!

The day of, he messaged us for our ETA and then met us at the front entrance to guide us to our beautiful campsite. We stayed at the Aspen RV site. The hospitality, cleanliness and care that goes into Grouseland is impeccable. 12/10.

We thoroughly enjoyed our time in the Full Moon dome. 2 adults and 3 large dogs had PLENTY of space both inside and outside to rest and relax. We LOED watching the sheep outside the large dome window while drinking coffee in the mornings (French press provided!). There was plenty of firewood for the firepit and a propane grill nearby - we had such a peaceful experience. Highly recommend ordering some popovers and banana nut w/ chocolate chip muffins! We ordered the night before and Remy had them made and packaged in a wonderful picnic basket by 08300 the next morning! And while you're there, pick up some fresh grass-fed steak for grilling bringing home. Directions: site navigation was very easy. Custom road, parking, and site signs made it very easy to find the dome at night, All linens for both bed and futon are provided so we didn't need to worry about packing bedding/pillows etc Traveled in early November and didn't have any issues with bugs like mosquitoes or ticks. Compost toilet in the dome was such a luxury and easy to use. Tips/tricks: bring a bucket or bowl for gray water. You'll need a way to wash plates/utensils, french press, hands etc.
