We came to this magical place to found a self-reliant, homesteading eco-community when I retired from corporate life in 2006. It's called the Village on Sewanee Creek, named for the creek 800 feet below the bluff where we are located.
I traveled the world as a senior executive for Baskin-Robbins, Dunkin' Donuts, Papa Johns, Blockbuster, 7-Eleven and other retail franchises, making the world safe for Pizza, Ice Cream, Pancakes Video Rentals and American convenience. And I was ready for something more fufilling. I scouted for a place of exquisite natural beauty and I found it here. I bought way too much land just before the real estate bust and learned how to turn a nice fortune into a very small one.
I faced challenges and had lots of fun. Now I want to share our experience.

Running Water Creek is a unique, fully off grid campground just 20 minutes to downtown Chattanooga. We have 80+ campsites spread out over 120 acres. Most of the roads are accessible in any small car, but some roads require 4x4 (they're marked with a sign). We have a bath house with toilets, showers, and sinks and even offer hot water! Our well and cabins are all solar-powered as we are not on the electric grid.
Some info about the property:
-we DO NOT have water or power hookups
-we have gravel roads with a 5 MPH speed limit on the property (if you drive too fast the roads will seem rough)
-we are right next to a highway and train tracks so there will be some noise (some days are better than others and we have no way of predicting how many trains will/will not go by)
-none of our campsites have picnic tables (please plan accordingly)
-most campsites have fire rings built, but if you choose a site without one you need to build your own

Hut or Tent, your choice. We just added the tent platform and it is your choice as to tent platform or Hut. They are about a football field away from each other. Get away from it all on a secluded mature wooded hill twenty minutes from the Ococee River. You can feel how old the Appalachian mountains are here. Remote enough and private but no 4WD needed (flat terrain to parking) and enough neighbors if needed (road running through property leads to subdivision by Apalachia Lake so has traffic on it.) To the right of the road is a creek and bog, to the left we have several acres of woods to explore and relax in. You will see an occasional car on the private road that runs below the Hut but on the hill, you will have complete privacy. Please note we have not yet added a firepit or compost toilet to the tent platform so you will be needing to go to the Hut for both of those. You can get to the Hut from the Platform along the road or through the woods. It is a beautiful place to chill and hang out that we are happy to share with you.
Three of ten acres to the right of the road that runs through our property are a bog that runs along a creek with the creek joining wild remote Apalachia Lake. (Pretty much unpassable Nature saying keep out.) But enjoy hiking and exploring our seven gently sloping mature wood hills. There are also lots of well maintained dirt hillside roads for exploring or biking.
Enjoy our Baba Yaga hut with only the bare necessities but you will be flat, dry and able to enjoy the woods all to yourself. Or the Tent Platform pretty much complete privacy. When one is rented, we take the other off the calendar so you get the entire place to yourself.
Come explore and then chill away from it all.

The Cove consists of 12 acres with a tributary stream and spring fed ponds
less than a half mile from the Toccoa River. It was originally the water source for the surrounding properties prior to the city installing a water system. It is completely private and unspoiled nature, with about a mile of walking trails throughout. The Mountaintop is a 3 acre high elevation site bordering 140 acres of undisturbed woods and is also very close to the Toccoa River.
Fantastic location yet very private for base camp to access the many activities in this area, or enjoy the Toccoa River. It is the only campground in Fannin County limited to only one group at a time.
Each site includes 2 access points to the Toccoa River. The Gibbs Drive community river access lot has a charcoal grill, picnic table, boat launch, swimming rock and fire pit with chairs. The Toccoa River Forest community river access lot has a big boat ramp. The river is controlled flow and usually at low water from dawn to about 2 pm, ideal for fishing or swimming/wading/boulder bopping. The River release schedule is available online at
the website TVA.gov.
The River has swift current when the dam is opened for release, usually daily.
This property is conveniently located in Mineral Bluff, Georgia 30559, just 4 miles off the 4-lane highway (Highway 515/76) and just a short drive to Blue Ridge, Georgia; Blairsville, Georgia; Murphy, North Carolina, McCaysville, Georgia and Copper Hill, Tennessee. It is a paved road drive all the way to the entrance. It is located just a few miles from the center of downtown Blue Ridge with art galleries, many restaurants, brew pubs, shopping, the Blue Ridge Brewing Company, Mercier Orchard, the Blue Ridge Scenic Railroad, and more!
The Blue Ridge Scenic Railroad runs most of the year from Blue Ridge to McCaysville, right along the Toccoa River.
The campsites are equally close to downtown McCaysville, Ga. /Copper Hill, TN.

I recently acquired this property that has been in my family for over 100 years and my original home place until around 1980. My wife and I initially made this site for our own RV use, but we want to share it for others to enjoy and also to help finance our constant improvements. The original house that I grew up in is still located on the property but is currently uninhabitable (for now). My fondest memories of the property are of playing and catching crawdads in the creek that located on the property when I was a kid and riding horses and flying kites in the fields. I am working hard to restore this property to the way I remember it and trying to make it enjoyable for those that come to visit. A majority of the property is still being used as a hay field during the summer months and two to three times a year the hay is usually harvested.

It is completely private and unspoiled nature, with about a mile of walking trails throughout. The Mountaintop is a 3 acre high elevation site bordering 140 acres of undisturbed woods and is also very close to the Toccoa River.
Fantastic location yet very private for base camp to access the many activities in this area, or enjoy the Toccoa River. It is the only campground in Fannin County limited to only one group at a time.
Each site includes 2 access points to the Toccoa River. The Gibbs Drive community river access lot has a charcoal grill, picnic table, boat launch, swimming rock and fire pit with chairs. The Toccoa River Forest community river access lot has a big boat ramp. The river is controlled flow and usually at low water from dawn to about 2 pm, ideal for fishing or swimming/wading/boulder bopping. The River release schedule is available online at
the website TVA.gov.
The River has swift current when the dam is opened for release, usually daily.
This property is conveniently located in Mineral Bluff, Georgia 30559, just 4 miles off the 4-lane highway (Highway 515/76) and just a short drive to Blue Ridge, Georgia; Blairsville, Georgia; Murphy, North Carolina, McCaysville, Georgia and Copper Hill, Tennessee. It is a paved road drive all the way to the entrance. It is located just a few miles from the center of downtown Blue Ridge with art galleries, many restaurants, brew pubs, shopping, the Blue Ridge Brewing Company, Mercier Orchard, the Blue Ridge Scenic Railroad, and more!
The Blue Ridge Scenic Railroad runs most of the year from Blue Ridge to McCaysville, right along the Toccoa River.
The campsites are equally close to downtown McCaysville, Ga. /Copper Hill, TN.
You are a short drive from Lake Blue Ridge, the Chattahoochee National Forest, Brasstown Bald and many hiking trails, such as the Aska adventure area, the Appalachian Trail, the Benton McCaye Trail, and trails in the Big Frog wilderness area, Cohutta wilderness area (largest wilderness area east of the Mississippi) the Rich Mountain wilderness area and the Project Chimps hiking trails. I recently acquired this property that has been in my family for over 100 years and my original home place until around 1980. My wife and I initially made this site for our own RV use, but we want to share it for others to enjoy and also to help finance our constant improvements. The original house that I grew up in is still located on the property but is currently uninhabitable (for now). My fondest memories of the property are of playing and catching crawdads in the creek that located on the property when I was a kid and riding horses and flying kites in the fields. I am working hard to restore this property to the way I remember it and trying to make it enjoyable for those that come to visit. A majority of the property is still being used as a hay field during the summer months and two to three times a year the hay is usually harvested.

Perfect private site to let the kids run free! There is a giant open field on the lot and a nice fire pit area to relax. RV pad is adjacent to the road but there isn't a ton of traffic. Hookups all worked great, minor complaint would be that the well water had a strong sulfur smell so we ran it through a filter. Will definitely visit again!

The place was amazing! Everything you need in a camp site. The fire pit and picnic table were just right for meal time and roasting marshmallows. The outhouse was a nice feature for the ladies on the trip. The shelter really came in handy the last morning since it was raining. This place is for sure on our list of places to camp at again. It was super easy to book a spot last minute while on the road from Michigan to Florida. We stayed in our Jeep here. They responded quickly to our messages. The only negative for me is that the spots aren’t marked clearly. We came in after dark and weren’t sure where the spots were. The trains were close, but didn’t really phase us. The dog is super friendly. We would stay here again.

Grant and his wife were wonderful hosts and offer several amenities that my girlfriend and I both said we’ll be back to enjoy someday. The glamp tent setup is truly breathtaking a great in between roughing it and glamorous camping. Grant took the time to make sure we had everything we needed for a comfortable stay. For people thinking about this trip, I would say be sure to bring some steaks and charcoal to put on the rocket grill! It’s a really cool piece and cooks a steak to perfection. Other than that, flashlights are a plus as it gets dark early in the winter and there isn’t much lighting outside of the tent. Don’t forget to bring something fun to do around the campfire too since there’s a really cool
Rock pit a couple steps outside the tent. S’mores, music, campfire songs, and games. You’ll want to find ways to be outside the tent if you’re like us. Speaking of, there are so many cool things to do outside of the camp! Grant gave us several awesome destinations to visit before we left and we got to each of them! All exceeded our expectations. From food, to sites, to sounds! I’d encourage everyone to explore Tracy city, Monteagle, and even Nashville is only an hour and a half away!

I had a wonderful time camping in my truck bed camper. Billy’s land… you’ve really got to see it to believe it. I arrived after dark so I wasn’t too sure if I had the best spot or not. When I woke up the next morning I couldn’t believe what I was looking at. It was beautiful. The rock formations… the pictures are gorgeous but the in person view… just wow. I felt like I had the whole mountain to myself. My dog got to be free and lead the way on our adventures which he absolutely loved. I 10/10 would recommend and I definitely plan to visit again. Another incredible stay at Rest and Relax Retreat ! I try to get up here and tent camp at least every 2 to 3 weeks. Ralph does have a couple of cabins that you can rent also but…I prefer tent camping, especially in the winter right next to the creek. As usual, it exceeded my expectations just with the beauty of the place and all the nice accommodations that Ralph provides…such as, a canopy for each tent site, a smokeless fire pit for each site, and a hammock and picnic table also for each site, oh, and did I mention the common house… where there is a seating area with plenty of outlets to recharge your phone or power station if need be, while you enjoy a cup of coffee from the provided Keurig, coffee, sugar and cream, included and or, take a hot shower at one of two bathrooms inside the common house. He also provides firewood at no charge. Most of the time I have so much wood left over that I can’t even burn it all in the weekend stay ! But if I do run low, it is no problem. I can text Ralph or usually before he turns in for the evening… he will do his walk around to each site. Making sure that everyone has anything and everything that they need, before he himself turns in for the night. The land is beautiful, so are his dogs and his goats. You won’t go wrong if you choose this place… relax by the creek 10 feet away, with a campfire going just in front of you, to soothe your anxieties away. Thank you so much again Ralph for everything!

Loved the stay here, the view was awesome and it was quiet. My dog loved running around. Firewood was enough to last two full days and there’s were three spots, one closeksh to the house, one midway, and one at the top of the hill near the outhouse. The drive in was easy and stores are within a 10-15 minute drive and no traffic!
