Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and . Campers will be required to sign a Waiver and Release of Liability when camping with us. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property. I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution. I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees. In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

Fairplay is only twenty minutes away and Colorado Springs is just over an hour, making this a convenient and peaceful escape. Before your trip, be sure to check the fire ban status in Park County since the winds can pick up at times. The property is open meadowland with no trees for shade during the day, so plan accordingly. The driveway is dirt but easy to access, and even small cars make it in just fine. Review the property layout image before you arrive so you know exactly where to go and what to look out for. If you are car or tent camping, bring warm clothes for the cool evenings, a comfortable spot to sleep, and of course some bug spray. Most importantly, relax and enjoy the quiet beauty of the land and the night sky. While the guideline mentions one car per site, you are welcome to bring friends. With a small additional fee, you can have up to two cars and four people per site so you can share the experience together. This camp is set on our personal property with 5.5 acres connected to national forests it is 20 minutes away from town and 17 minutes away from some of the best trout fishing in the state. On our property we have a mini farm with chickens, sheep, horses and three curious dogs. You will hear the sheep calling for breakfast. This camp overlooks the lower section of the property where the horse roam. You can walk right off the property to explore the beautiful national forest. There is a moderate trail of 2.5 miles , or you can explore beyond. We are so close to the oh trails located at the front of our neighborhood.

It's a nice quiet spot off the beaten path. Dan is a great host. This isn't an RV park with full hook-ups or anything. But there's a nice view of the surrounding hills and a cattle pen with cows and some chickens. A great place to park and take a break for a night or two.

Great little spot to camp for a bit. Dan is a great guy and was very helpful to me when I had some issues with my rv. Dan went put of his way to be helpful and offer options for me to get my rig fixed. I will definitely return. The view is great. Spots are near the road, but it is quiet and lots of animals to keep you company and views to calm you.

Madeline's property was so tranquil and just a short drive into town. With views of Pikes Peak and plenty of space to spread out. We discovered we were a bit larger than the recommended RV length, but Madeline and her Mom were so accommodating! The property is peaceful and we could let our dogs off leash, which is a plus. Especially for our furry full-time travelers to stretch their legs. I would highly recommend a stay here!

We were greeted by the donkeys and goats when we arrived and the kids loved them. We also saw some deer and wild turkeys while camping. Very cool! Our spot felt nestled in the forest, but just walking down the driveway we could see the beautiful rolling fields. Convenient location halfway between Colo. Spgs. and Denver, so we could visit both. The Renaissance Faire was over when we camped, but if we ever want to go, we know exactly where to stay!

Great spot especially for a group. Definitely will come back if in the area. They were very accommodating with the fire pit and table. Fire pit was super nice, we were able to put a grill that we brought right on top and cook our dinner over the fire. The sunset and stars were amazing. Seeing the Milky Way with bare eyes is always a treat.
