Colorado River Camp Has It All!

One of the valleys last original stone homes dating back to 1845. We have been restoring the buildings made from the limestone. The main house which is not yet finished has beautiful etched glass windows of the cattle drives. James Hinds the homesteader and original owner of the ranch created the ware and hinds ditch which supplies our abundant Valley water. He was a prominent attorney and got our water rights given to us forever from President Harris.. It includes water that extends to the middle of the Colorado River and the one mile of our shoreline. Everyday that we live here we give thanks for his wisdom and foresight. The once huge ranch that used to extend across I -70 and to the far side of the Colorado River is now reduced to our beautiful 110 acres, but it is the most beautiful and historic part of his astounding empire.

The biggest shade trees in Eagle County, firepits, and a creek with pond and waterfall with sand beach await. Incredible views of Castle Peak, The Flat tops Wilderness, Red Canyon and Hardscrabble Mountain right from the Property. Vail and Beaver Creek Ski Resorts with the best skiing and powder in the world and Glenwood Springs with the world famous Hot Springs Pool and Glenwood Caverns Amusement Park ( amusement park on top of a mountain) and the Iron Mountain Hot Springs Each 25 minutes away. Aspen is a little over an hour away. Pets are welcome and can be off leash if they can respond to voice controls and owners are responsible for their pets at all times. Dogs love it here! All poop must be picked up, $25 per pet per night. The Ute Lodge was homesteaded in the 1930’s by Joe Fox who after leaving the military came west to settle in the White River valley. Joe was known for his friendliness, hospitality and wild stories. Today you might find much of the same. From Joe’s day to today it is a place where families come together to get away. The Ute Lodge is now owned by Karl and Mona Maser who celebrated 20 years of ownership summer of 2019! All summer our cabins are filled with guests from all over the US as well as international travelers. One of our favorite things about the summer is our weekly potlucks where we all share an outdoor meal. All of our visitors have a standing invitation to join us around the community campfire at night. From our beautiful private lake (where you can paddle-board, kayak and fish), to immediate access to the Papoose and Crooks Park Trails on National Forest land, as well as the vast variety of wildlife that roams around, you can find what you need here to unplug and get away from it all.

Sadly, the property had been abandoned and neglected for over 20 years and we are doing our best to breath some new life into her. We are chasing those land dreams! This property has a wild amount of potential and an endless story of labor and we hope to bring a new vision and purpose to this very special place. The Hipcamp site is located down by the creek (on the SOUTH side of Minnesota Creek Rd) where you'll have total privacy and room to relax and explore. The deer trails are a great way to get lost amongst the trees and the rhythm of the creek. Just down the road further on Minnesota Creek Road is direct access to National Forest. Our property is only 3.5 miles from the town of Paonia so you're oh-so-close yet so far away from it all. Paonia is central to the abundant North Fork Valley and there is so much to experience in this area. From hiking, biking, camping, or swimming to touring the many vibrant vineyards or galleries. After traveling the US in our motorhome for almost 5 years my husband Scott and I know the value of a smiling face and a helping hand after a day (or week) of travel. Exploring and experiencing this amazing country, its diversity and incredible people enhanced our lives in so many ways. In mid 2017 we found out our first grandchild was on the way. Long story short we parked the RV and parked ourselves here in Paonia, CO. In December of that year, we moved onto this amazing property full time and started the long list of fix ups (the list is still long). lol We are blessed to have our two adult sons and (aforementioned) grandson living on this property with us. Our philosophy is to live in the moment as the present is the gift. Whether enjoying a sunrise or a sunset or anytime in between you’ll likely find us outside most days. In that, we love all that nature has to offer including fresh fruits and veggies, animals, beauty and fragrances. Sage View Ranch is being created with the desire to have people experience the natural rustic beauty and magic of Paonia. Scott and I look forward to meeting you :)

More about this campsite: The site is in a small ranch pasture along the Bear River near willow, birch, and large cottonwood trees. From the campsite there are views of the Flat Top mountains and ancient volcanic necks. Very quiet except for ranch activity and the friendly livestock guardian dogs (who will visit, and they bark to protect the sheep and goats at night) - it's a working ranch and you may have to contend with talkative sheep or dodge the occasional cow pie!

Only three miles from the nearest town, Paonia, our farm borders on the north fork of the Gunnison river to the north, the ditch line to the south, and farms to the west, which means there are no main roads and no traffic at all, save from the railroad line that runs near the ditch. (Trains tned to go by 1-3 times in every 24-hour period). Expect the land to be bumpy and somewhat overgrown.
