We have a BRAND NEW barrel sauna, hot tub, grills, seasonal pool (Memorial Day to Labor Day), meeting space, outdoor beer garden, bathrooms and showers for campers and a wonderful trail to Betasso Preserve right from your campsite. The Fourmile Creek runs through our property along our large lawn area. Great views and you might see bear, deer, elk, moose, foxes, or even a mountain lion!
Walk-in sites are just a short hike, about 100 feet, on an unmanicured trail to our platforms. We provide the platform for your tent as well as access to all of our lodge's amenities; front desk, lobby, bar & beer garden, fire pits, grills, bathrooms, shower, outdoor common areas, free wifi, etc.
A-Lodge has a 7-day non-refundable cancellation policy. If you cancel within 7 days of your arrival, 50% of the total is non-refundable.

King’s Canyon is taking reservations for spring. It is closed from October through February.
Nestled in a private canyon just 20 minutes from Fort Collins, this 5-star RV stay offers the perfect escape.
Don’t worry about rv parks, dump stations, and utilities. It’s all taken care of for you, nestled on a custom dug terrace overlooking my private canyon. Sunrises and sunsets are a dream!
This RV is parked for you, set, and ready to enjoy. City water is on site via a 250 gallon fresh water tank (I fill it for each visitor). I also take care of the sewage and grey tanks for every visitor.
This is an off grid property, with all the amenities you need. There is no cell service, but I have you covered. Starlink satellite is on site, and gives you super fast, high speed connection.
Enjoy 20 acres of wildflowers, quiet nights, and stunning canyon views. Firewood is provided for your camp fire, in either of the two fire pits just steps from the rv. A nearby shed also offers a place for luggage, trash storage, etc and gives you more room in the rv.
The RV is solar-powered with a backup diesel generator. and fully equipped for comfort. It has a queen size bed, two bunk beds, and a convertible dining table that makes into another full sized bed. Sleep 5 in comfort.
Adventure nearby: fish the Poudre River (10 minutes) or catch live music at Mishawaka Amphitheater (20 minutes).

Kings Canton is tucked away, and access isn’t too bad. I have spent 8 years rebuilding the road for access by most vehicles. Four wheel drive is recommended just in case, but not necessary. The private road has loose gravel in spots. Most SUVs can access. I have had my Ford Focus and my Toyota Prius up there (although some people say I’m crazy).
I don’t recommend kings canyon for anyone with fear of heights! The roads are safe, but there are steep drops and switchbacks.
Explore my property and witness hummingbird migrations. They fly here from Mexico.

The space
The house is located on an acre of land in Black Hawk, CO which is about an hour outside of Denver just past the Golden Gate Canyon State Park. The surrounding area has amazing Mountain Views and you can drive to the town of Black Hawk for dinner/Casinos in about 20 minutes (depending on the weather), to Rollinsville in about 20 minutes in the other direction, or to El Dora in about 30 minutes.
Given that it takes about 20 minutes to get to any neighboring small town, note that the house location is remote. It is located in a residential neighborhood where most houses are on an acre of land. Because of that, sound travels very easily so while it is usually quiet, you can easily hear dogs barking or music.
Guests love that this space is PRIVATE on an entire acre of land without any street noise. Enjoy this beautiful home without worrying about where or when you have to be somewhere.
Black Hawk - have your own private space and hot tub & escape some of the madness of staying at the casinos by opting to stay at Little Gem Lodge!
Small Towns (Rollinsville, Nederland, Black Hawk, Wondervu, Idaho Springs) - there are lots of cute local restaurants and breweries in each of these towns.
Hiking + Cross Country Ski/Rec Areas - You have close access to Golden Gate Canyon State Park, St Mary's Glacier, Rocky Mountain National Park (~1-1.5 hours), 14ers. It's an awesome outdoor enthusiast location in any season because of its proximity to the mountains and state parks.
You will have access to the entire house. It’s two stories with two bedrooms and a bathroom on the main level and one bedroom/one bathroom on the second level.
Other things to note
Dirt roads lead to the property that require at a minimum an AWD or 4x4 vehicle.

We have a BRAND NEW barrel sauna, hot tub, grills, seasonal pool (Memorial Day to Labor Day), meeting space, outdoor beer garden, bathrooms and showers for campers and a wonderful trail to Betasso Preserve right from your campsite. The Fourmile Creek runs through our property along our large lawn area. Great views and you might see bear, deer, elk, moose, foxes, or even a mountain lion!
Walk-in sites are just a short hike, about 100 feet, on an unmanicured trail to our platforms. We provide the platform for your tent as well as access to all of our lodge's amenities; front desk, lobby, bar & beer garden, fire pits, grills, bathrooms, shower, outdoor common areas, free wifi, etc.
A-Lodge has a 7-day non-refundable cancellation policy. If you cancel within 7 days of your arrival, 50% of the total is non-refundable.

King’s Canyon is taking reservations for spring. It is closed from October through February.
Nestled in a private canyon just 20 minutes from Fort Collins, this 5-star RV stay offers the perfect escape.
Don’t worry about rv parks, dump stations, and utilities. It’s all taken care of for you, nestled on a custom dug terrace overlooking my private canyon. Sunrises and sunsets are a dream!
This RV is parked for you, set, and ready to enjoy. City water is on site via a 250 gallon fresh water tank (I fill it for each visitor). I also take care of the sewage and grey tanks for every visitor.
This is an off grid property, with all the amenities you need. There is no cell service, but I have you covered. Starlink satellite is on site, and gives you super fast, high speed connection.
Enjoy 20 acres of wildflowers, quiet nights, and stunning canyon views. Firewood is provided for your camp fire, in either of the two fire pits just steps from the rv. A nearby shed also offers a place for luggage, trash storage, etc and gives you more room in the rv.
The RV is solar-powered with a backup diesel generator. and fully equipped for comfort. It has a queen size bed, two bunk beds, and a convertible dining table that makes into another full sized bed. Sleep 5 in comfort.
Adventure nearby: fish the Poudre River (10 minutes) or catch live music at Mishawaka Amphitheater (20 minutes).

Kings Canton is tucked away, and access isn’t too bad. I have spent 8 years rebuilding the road for access by most vehicles. Four wheel drive is recommended just in case, but not necessary. The private road has loose gravel in spots. Most SUVs can access. I have had my Ford Focus and my Toyota Prius up there (although some people say I’m crazy).
I don’t recommend kings canyon for anyone with fear of heights! The roads are safe, but there are steep drops and switchbacks.
Explore my property and witness hummingbird migrations. They fly here from Mexico.

The space
The house is located on an acre of land in Black Hawk, CO which is about an hour outside of Denver just past the Golden Gate Canyon State Park. The surrounding area has amazing Mountain Views and you can drive to the town of Black Hawk for dinner/Casinos in about 20 minutes (depending on the weather), to Rollinsville in about 20 minutes in the other direction, or to El Dora in about 30 minutes.
Given that it takes about 20 minutes to get to any neighboring small town, note that the house location is remote. It is located in a residential neighborhood where most houses are on an acre of land. Because of that, sound travels very easily so while it is usually quiet, you can easily hear dogs barking or music.
Guests love that this space is PRIVATE on an entire acre of land without any street noise. Enjoy this beautiful home without worrying about where or when you have to be somewhere.
Black Hawk - have your own private space and hot tub & escape some of the madness of staying at the casinos by opting to stay at Little Gem Lodge!
Small Towns (Rollinsville, Nederland, Black Hawk, Wondervu, Idaho Springs) - there are lots of cute local restaurants and breweries in each of these towns.
Hiking + Cross Country Ski/Rec Areas - You have close access to Golden Gate Canyon State Park, St Mary's Glacier, Rocky Mountain National Park (~1-1.5 hours), 14ers. It's an awesome outdoor enthusiast location in any season because of its proximity to the mountains and state parks.
You will have access to the entire house. It’s two stories with two bedrooms and a bathroom on the main level and one bedroom/one bathroom on the second level.
Other things to note
Dirt roads lead to the property that require at a minimum an AWD or 4x4 vehicle.

Deer came right down to the Lodge, plenty of creature comforts in the kitchen, jacuzzi tub, hot tub, with wifi and central heat. Everything was clean and nicely decorated. Trailhead on site for a good hike, or another right across the hwy. King Suite was spacious, check in was easy, be ready for an extra deposit fee.

I booked a tent site at A-Lodge and it exceeded every expectation. The property is tucked into a peaceful mountain pocket with just the right mix of wilderness and comfort. You get the feeling of camping in nature, but with clean facilities, hot showers, and a friendly staff that actually cares about your stay.
The tent sites are spaced out perfectly—private enough to feel like you’re on your own adventure, but close enough to walk to amenities. Waking up to the sound of the creek and the cool morning air was the best way to start the day. Trails are right next to the lodge, so I was able to hike straight from my campsite without ever getting in my car.
The staff deserves special mention. They were welcoming, knowledgeable about the area, and gave genuinely helpful tips for hikes, food, and local spots. The community vibe around the lodge, especially in the evening, made the experience even better—quiet when you want rest, relaxed when you feel social.
If you’re looking for a tent camping spot that balances nature, comfort, and adventure, A-Lodge is the place. I’ll definitely be coming back.

We booked through HipCamp last minute and I am glad they were still able to accommodate us. The drive to the ranch was just beautiful! You’ll pass by a couple of ski resorts and beautiful small towns that are worthy of visiting!
The ranch it self was surrounded by water, we booked Camp 24 and it was just perfect for me and my boyfriend and his Sprinter Van. It was also in front of the lake/river so that was a great plus!
We didn’t book any rooms so my 5 star rating is for the toilet that was well maintained and cleaned.
We arrived after 5pm so there was no one to check us in but we really appreciate the welcome map addressed to me that led us to our campsite. Another 5 star.
And lastly, the ranch is just perfect for first timers like us as it was very accessible. There’s a small town 25mins away that has a City Market and pretty much everything you’ll need. We bought 2 bags of wood but that was definitely not enough. Luckily there were a lot of old woods on the ground that we were able to use.
We also tried to fish but no luck on that. Overall, the experience was amazing and I can’t wait to go back with our friends there.

I drove out to Colorado all the way from Connecticut to go camping at Arapaho Valley Ranch. Everything about the experience was amazing. Very peaceful, beautiful views and a great staff. Will definitely be camping there again in the future.

We had such a wonderful greeting from Sara’s grazing sheep, her dog Yogi and her cat Salty. It took only minutes for my son to join her daughter on the family’s swing-set.
We had intended to “glamp” somewhere close to Estes Park, and the Burro fit the bill! The tiny space heater made the camper cozy on the cold nights, and we had access to her walk-in basement restroom and shower (even if we opted not to shower because we like to “rough it” on camping trips).
After a day of hiking in Rocky Mountain National Park, my 8-year-old could not wait to “get back to the farm”, and spend time with all the animals. Sara’s daughter Rose even treated my son to a riding lesson on a pony for a very reasonable price.
We also enjoyed the nearby creek just at the back of her property and an excellent recommendation to a nearby park.
Additional perk is that my little loved to pet the animals in the morning while I was getting breakfast or dinner ready. Always something to do at this beautiful location!

Well kept grounds. I'm pretty sure we were one of only a few staying on the property. Definitely the only ones staying in our campsite area. Keep in mind the bathhouses are only for those paying for the glamping or cabins.

They have everything! A peaceful setting in a space shared with two other trailers (vintage, that they rent to glampers) nice outdoor green spaces to enjoy with picnic tables, hammocks and outdoor cooking area. Then they also have indoor space: two flush toilets, shower, dinning table and chairs, microwave and large screen TV. Two nice silly dogs in residence and two very nice, thoughtful, kind and welcoming hosts in Greg and Olivia. We stayed twice this summer and will surely be back when we return to the area. Only negatives: no sewer hookup for our camper (not a huge deal with flush toilet and sinks mere steps away in the flex room described above) Also the space was a challenge for me to pull out of due to tight turns around some fencing. Since I was nervous about taking out these lovely host’s fence with our 21 ft. Travel trailer, Greg very kindly backed out for us to save me the stress. While the location is excellent and the property lovely and well cared for, it is sometimes a little loud as it is across the street from Niwot high school football and sports fields. Some mornings and Friday nights the practices and games were quite easily heard from their tranquil backyard space. But that was a small trade off for a place that was very peaceful most of the rest of the time.

25 ft travel trailer
Well run commercial campground between Loveland & RMNP. Ours & most sites by us had just 50A & 20A electric. We were promised a 30A site so they lent us a converter (great staff esp maintenance guy). Water was great but pressure varied, next time we'll use their water to fill our tank then use our pump for consistent pressure. Sites were a little small but our 30' trailer fit easily. Some sites had big class A's & 5th wheels w/6 slide outs. Staff spread out campers so our neighboring sites were vacant half the week we were there. Beautiful perimeter trail along the river & nice dog park. Very quiet & friendly place, ~20 minutes to a Safeway in Loveland but still has that out-in-the-woods feel. 45 minutes to Estes Park & a bit under an hour to Rocky Mountain National Park. Lots of cabins & RV parks in this area but this one is back in the woods so no noise from US34.

Weekend Trip to Hart Family Farm
Staying at Burro on Sara’s property was amazing. Having opportunity for shower in the house and staying in the privacy of the backyard was a great combination for my wife and me. Camper was clean, just enough for two of us on a great location. Close to the main road, yet secluded. Short drive to the restaurants, grocery shops, coffee shops, bakery and trails. Sara was a great host and we would stay at her place again anytime. Excellent communication.
