Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

It was Town's place to get away from the busy life. As time went on and his money dwindled and plans to sell off some of the land arose. Townsend's son, Nick, foresaw a devastating development of conventional homes that would diminish the soul of this sacred land that held so much magic. So, Nick decided to move back to the homestead to create an example of what a healthy life for the land and its inhabitants looks like. HipCamp was the first step towards sharing and opening up the land to create an Intentional lifestyle. One in which we hope to share our way of being that brings awareness to the natural world we have fallen so far from. Nick and his tribe of like minds are creating a holistic, educational, retreat, workshop, and event center where people can come to learn how to co-exist in a harmonious relationship with nature and each other. Travelers from across the world visited this quiet island forest, drawn to its raw beauty and the peaceful energy that generations before us had loved and cared for. The campground eventually closed in the 1990s and sat untouched for over 15 years—its trails, clearings, and old campsites slowly reclaimed by the woods. The land waited, quietly, for someone to bring it back to life. In the years that followed, Caleb, a longtime local operator on the island, took interest in the property. Recognizing both its history and its potential to offer people a deeper experience of Deer Isle’s natural beauty, he began the process of carefully restoring and reopening the land. This is a beautiful piece of property located in the heart of the Finger Lakes and Wine Country of NY. It features a stunning spring fed waterfall and nice forest land. Very close to town but also very secluded and private. Great place to unwind and relax from our everyday lives. It is situated however in a gully next to a creek and waterfall so it is susceptible to heavy rains. It is recommended to at least have an AWD vehicle if rainy. I can usually help campers with getting to the site in my side X side if you need to park up at the pasture. Please order enough wood initially as I have found I spend a lot of time delivering extra wood to campers. It seems as if you will typically go through 2 bundles per night on average. Also I supply a contractor size garbage bag to you if you choose garbage removal. It is also a good idea to text me when you have a solid ETA so I can be here to take you to the site. I want to mention that the two sites closest to the waterfall are a slight hike in and can only accommodate up to 4 person tents so if a bigger group or vehicle camping you will be placed at another site. For generations, the majestic waterfall has been revered for its spectacular beauty. It’s considered a sacred site central to local land rematriation work with the Kanienkeha:ka. Coursing between two outcroppings in a deep ravine, the waterfall crashes down over mossy rock shelves into emerald swimming holes and through dramatic clay beds. It’s one of those extraordinary spots on earth that make you feel like you’re in another world. The sites aren’t suitable for parties or loud groups. It's about a 10 minute hike to the waterfall where you can spend the day swimming, exploring the clay beds and looking for fossils in the 280 million year old gorge. In the evening, make a campfire and fall asleep under the stars listening to the river below. The hike is steep and appropriate footwear is required. All hiking is at your own risk. Although your path to the waterfall is private and the waterfall is on private property, there may be other guests or locals that access the waterfall further down the road. There is no glass or alcohol allowed at the falls. Be aware that you may hear your camping neighbors in the woods. For this reason, we ask that you don’t play amplified music and keep noise down after 10pm to enjoy the sounds of frogs, crickets, owls, and night songs of the countryside At the entrance to the campsites there is a barn community room with a charging station, cold water sink, fridge, coffee maker, cookware, and a port-a-potty. There are 5 gallon solar shower bags that you can use at your campsite. You are responsible for filling them and putting them in the sun to heat the water. This is a leave no trace site. Take all your trash with you when you leave. Bring your own biodegradable soap for dishes and toilet paper for the port-a-potty! Firewood is available onsite for $1 per log. The Schoharie Valley is said to be the most fertile valley east of the Mississippi. It is still wild, unspoiled country and there are many local farms stands with fresh produce and organic meat close by. Within a 5 miles radius is a general store, Scrumpy Ewe Cidery, Panther Creek Arts, Rooted Movement, the Sap Bush Country Store and Café, and Mustang Valley (a wild mustang sanctuary). Nearby hikes include Looking Glass Pond and Vroman's Nose, and others.

We currently have a one-room, wood stove warmed, cozy sleeping loft for one or two - with two benches below on either side of room - for two sleeping bags; plus, a separate 22 foot Sioux tipi with two cots. There are two chairs in the tipi, which if removed at night, make floor room for four other sleeping bags. 'Forest Bathing' for miles! If you're a larger group booking Salamander Hollow main camp with its Sleeping Library, Tipi & Slovenian Beehive House, you might consider renting this additional Tiny Cabin want to entertain all in glamping style, utilizing its amenities; as well, providing another bathroom/shower and guest bedroom for those who prefer being indoors while in the great outdoors. Note that Kula Bata Tiny Cabin abuts the wheelchair accessible larger bathroom/shower which is available to those at the Salamander Hollow main camp, yet you are secluded with your own private entry points and private bathroom. A ten minute drive takes you to the parking area to hike up Tully Mountain. There is a grill, wood fired pizza oven, two fire pits and a hygienic Incinolet electric toilet on the property for night convenience, with small camp sinks for washing & teeth brushing. Take a short hike off the property to organic Chase Hill Farm for milk, eggs, seasonal veggies, grass fed meat and other goodies. Say hello to their cows, chickens, pigs, goats, pups and kids. Nestled across the road from Salamander Hollow is Timber Haven Farm, where you can schedule your pickup of bacon and eggs, while loading up on delicious Owl Energy Bars for your adventurous excursions. For those interested in the glamping side of camping, you will enjoy a remote rustic experience with a few creature comforts to keep you well read, clean and fed. Please bring your own bedding - pillows, sleeping bags, comforter, teddy bears.There is a wall mounted blue tooth car radio/CD player in Sleeping Library, so bring your pre-digital favorites. For July 4th weekend, and Labor Day weekend drive-up sites are a 2 night minimum. In the off season starting after Thanksgiving through April, there is no water or toilet or shower facilities available. The solar shower and water lines may be shut off any time in October if freezing conditions prevail. Please check with us. Our 75 acres is a wonderful, diverse mix of habitat, harmoniously integrated with our small farm. This land was the homestead of the very first non native settler of the area, John Wiley, in 1787. Before that, it was the land of the Mahican native Americans. They named it "valley of the butternut trees", or Wyomanock. The Wyomanock Creek is the backbone of this little valley. Beaver have dammed the creek at several points to create ponds and other wetland features that support a diversity of wildlife including otter, moose and a myriad of birds, from osprey to herons. This sanctuary is host to many uncommon native plants and plant communities. We would love to share it with you! Your host, Thom, invites you to property to explore 75 acres of meadows, woods and water. Choose one of several sites either in the woods or open areas. You are also free to use our outdoor solar shower or take a dip in the cold pond or artesian spring fed pool. Our location is convenient to the Berkshire Mountains, state parks, hiking and other attractions, including Ramble Wild tree to tree adventures and Jiminy Peak. The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October. In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Contact us to coordinate for larger group bookings. Please note that a significant portion of county tax/fees and cancellation or change fees may be avoided by booking the base amount of people (4) and at a much later date adding extra guests. Guests NOT occupying canvas tent (lodging) and bringing their own tents should not be paying an occupancy tax but there is no provision for this in the app. We do not want our guests paying taxes -- that benefit no one but useless bureaucracy!
