Historic Blueberry Lane Farm!

Pitch your tent or park your RV on our historic 36-acre blueberry farm. Picnic tables, charcoal grills, and fire pits are located on lots. We  are a newly renovated farm that has an almost 60-year history. Very close to Delaware and Ocean City Beaches!  Our property is also  monitored by security cameras.Once owned by Tom Ryan and part of the 100+ acres of Ryan's Berry Farm, Kingsley Orchards now owns the middle 36 acres and market building of the historic farm. It was purchased at Sheriff Sale by Tony Morgan in June 2016 and 10+ months of extreme labor and renovation were required to bring the very neglected farm back to life.  Efforts paid off and the farm and market opened in June 2017 with a beautiful crop of blueberries and many multi-generational customers coming back with their children. The best outcome has been the opportunity to share growing food with children and helping them learn a love for outdoors and farming. Many of the customers remember their own grandparents bringing them to the farm! We had customers from age 1 to 89 picking blueberries. Meghan was able to retire from her state job in August to devote her full time and attention to the farm and family. Special accommodations and transportation options are  available to all customers! We also offer  a climate controlled restored marketplace for parties, events and several campsites on our farm.

HORSES WELCOME!  Why not run your horse on the beach, then come to our campsites to relax for the rest of your day.  There is a fenced pasture positioned next to the sites so you can see your faithful friend enjoying some grass or hay.  We have a new Zinger 29' trailer set up with a bunk room and another bedroom, full kitchen and bathroom.  It can easily sleep six people.  If you have your own RV, we have a full hook up at the same area.  The pasture where your horse stays will also have hay, water and shelter with a run-in.  This is a sanctuary for our animals.  We have nine animals here, four horses (some minnies) and five donkeys (some minnies).  By staying here, you will be helping us to support our animals.  We are in Frankford, De which is close to all the beaches and parks.  There are many shopping adventures awaiting you, either outlets or upcycle stores.  If you just want to relax, there is a small pond out back stocked with bass and turtles.  We have 17+ acres but we only use the front five acres and leave the rest for the deer, foxes, eagles, hawks and whatever else shows up.  We believe this is Heaven on earth and would love to share it will you.  So please come, stay at our farm and relax.  We are here year round.

Just outside of Salisbury, five minutes from the highways and thirty minutes from OC, we're at the end of a closed road and surrounded by five acres of mixed pines. This rustic woodland hideaway is a perfect blend of seclusion and convenience. Relax in a vintage Airstream stocked with the works, chill out in a custom tiny Teardrop, or safely overnight in a private spot with your own camper. Spend some time outside. Listen to songbirds sing and watch squirrels scurry. Explore our gently maintained trails traversing both forest and farmland. Keep an eye out for deer, foxes, bunnies and more while you're here. Both camper BandB's have comfy outdoor setups with plenty of room to relax. Grill dinner under the trees with stars peaking through and absolutely do not miss the brilliant sunrises and sets from the end of the driveway. Trust us, you won't regret the early rise! Everything you need from the world is still close. We're 2 miles from Rt.50 and 5 miles from the Rt. 13 exits. Salisbury Regional Airport is almost in our front yard. The corner store for gas, snacks, sandwiches, beer and wine is at the head of our road. Go to the grocery store or pharmacy in 5 minutes or the hospital in 15 minutes. Head downtown or over to SU in 10 minutes and be on campus at UMES in just 20 minutes. All the fun stuff isn't far either. Spending a day at the beaches is an easy 30 minute trip. See wild ponies up close at Assateague Island. Stroll the boardwalk in Ocean City, ride the ferris wheel and chow down on Thrashers fries (say yes to vinegar). Keep cruising and party on at Dewey. Drive a little more and wander around quaint Bethany or shop 'til you drop at the Rehoboth outlets. There's so much more to the beaches than just beach. Aside from the coast there are plenty of closer things to get into. Pick a local brewery, any brewery! Test your palate at a local winery or find legit farm to table produce at our farmstands - the kind where there isn't a label saying it's so because it literally just came from the ground. Play a round of golf at one of the pristine courses. Take a ferry ride to Smith Island for a piece of their to-die-for cakes or have the best seafood of your life in Crisfield, seriously nothing compares to authentic Chesapeake Bay Crabcakes. You'll never be the same. The Eastern Shore is your oyster! Come stay at Loblolly Landing SBY while you experience all that it offers. You can however walk to the glampground, corn hole area, the new horseshoe pit (in spring 2024), visit the goats and view the horses and cattle but we ask that you do not open animal gates. 4. Can I access the all animals? The tiny house has its own, barnyard of animals that consists of miniature goats, a fuzzy alpaca, a red-haired pig, and a parading pair of turkeys! To access all the animals you can opt for hour-long, Chores N' Tour with Shelley. Feed 20+ farm animals while learning about the history of the ranch. As a bonus, Shelley also tours any of the unoccupied rentals so you can plan your next stay! 5. What other Airbnbs are at the ranch? There is a tiny house, two bell tent yurts, mini-huts, and an entire Old West glampground at the ranch. YES! You can have friends and family rent the other units and make this a group experience. You can see all of our listings if you click our name (logo.) 6. What's the history of the ranch? The property was a horse rescue for two decades. Some students take horse lessons here and the public books guided educational tours and paint parties. The ranch also produces a small amount of alpaca fiber and sheep wool sold yearly. 7. Can friends and family visit me while I'm at the ranch? No. The only people permitted to enter the property are registered guests. The public cannot access the property and we have a coded entrance gate. As a guest, you can expect to see other guests but not unknown people off the street. We also ask you do not give out your temporary gate code while you are here. 8. Can I catch a UBER or LYFT? Yes! You can easily catch a ride to Ocean City, Maryland, or beyond. You'll need to be picked up at the entrance gate, not at the tiny house. How about food delivery? Yes! Order Doordash or pizza delivery just plan to meet your driver at the entrance gate, not the tiny house. 9. Is there an option for early check-ins and late check-outs? No. Because this property has multiple rentals, we do not allow early check-ins or late check-outs. All cleans are performed on time and this keeps us on schedule for the next guest. 10. Are activities for children a different price than adults? All of our on-site activities are the same price for everyone. You can choose from Chores N' Tour, Brush N' Bond, Painting w/ Shelley and Horse Whispering lessons. 11. Can I bring my pet or service animals? No. We do not allow any guest animals or pets to stay with us due to regulations and safety issues. We are also service animal exempt due to safety issues with nearby guardian livestock. 12. What is the smoking/ vaping policy? We operate a strict no-smoking and no-vaping policy at all times inside all of our rentals. The Swedish Cowboy space is located inside a barn and smoking of any kind is strictly prohibited while inside the barn house or directly outside. The best place to smoke is by walking down the driveway or inside your car (away from the stable.) 13. How secure is the ranch? The property has six outdoor security cameras running and in use at all times. These outdoor security cameras help protect humans and animals alike. There's a coded entrance gate upon your arrival to the ranch and there is on-site management that is available during your stay. You cannot enter the property without a code and we ask that you do not give it out while you're here. 14. What are the checkout procedures? We ask that our guests leave the tiny house the way they found it, (neat and tidy.) We love to brag about super clean guests who leave our home well cared for. About

Coastal wilderness doesn’t get wilder than this cross-state barrier island, where seabirds swoop over salt marshes and herds of wild horses roam across maritime forests. More than 37 miles of sandy beaches stretch along both the Atlantic oceanside shore and the bayside, so once you’ve cooled off with a swim, you can spend your time surf fishing, crabbing, and hiking or biking along miles of coastal trails. To explore further, bring a kayak or canoe to paddle the shoreline, saddle up for a horseback ride, or take a drive in your OSV (over-sand vehicle). Camping is equally adventurous—you can even pitch your tent right on the sand.

Notable campgrounds

  • Best for tent campers: Oceanside Walk-in Campground has tent-only sites with picnic tables and fire rings a short walk from the parking areas. 
  • Best for RVs: Bayside Campground has drive-in sites for tents, trailers, and RVs. There are no hookups, but generators are permitted in all but one zone of the camp. 
  • Best for backcountry campers: State Line Campsite offers backcountry tent camping right on the beach. A chemical toilet is provided, but you’ll need to bring your own drinking water.

Tips for snagging a campsite

  1. You can reserve the park’s campsites in advance via the Recreation.gov website. 
  2. Campsite reservations open six months in advance, and same-day bookings are possible. 
  3. Reservations are required for all sites from March 15 through November 15. Outside of this period, drive-in sites are available on a first-come, first-served basis. 
  4. Campsites can book up the day they become available for summer and holiday weekends, so plan ahead to avoid disappointment. 

When to go

Summertime is the best time for swimming and water activities at the Assateague Island National Seashore, and beaches are patrolled from late May through early September. Birding is popular year-round, with shorebirds migrating to the marshes in summer and waterfowl sightings most notable in fall. The main camping season runs from mid-March through mid-November, and walk-in sites are closed outside of this period. 

Know before you go

  • There are two entry points to Assateague Island National Seashore. In Maryland, access to the park is via Route 611, eight miles south of Ocean City. In Virginia, access is via Route 175, two miles east of Chincoteague. It is not possible to drive between the Virginia and Maryland sides while on the island.
  • A per-vehicle fee is charged to enter the seashore; it is free to enter on foot or by bike. OSV permits and saltwater fishing licences are required. 
  • Island facilities include two visitor centers, seasonal kayak and canoe rentals, a beach store, picnic areas, patrolled swimming beaches, and restrooms. 
  • Assateague has free-roaming herds of wild horses, and visitors are advised to keep a distance for their own safety—these are feral animals that may kick or bite. 
  • There are accessible campsites, nature trails, restrooms, and beaches at Assateague Island. Beach wheelchairs are available at patrolled beaches.
