Come live The Hye Life! Welcome to our property located in Hye, at the beginning of the Texas Wine Trail. French Connection Wines is right next door and the renowned William Chris Vineyards is just 1 mile away. Not to be missed is the Garrison Brother's Bourbon Distillery, less than a mile down the street – you could even walk to all three! Our property features a shared, covered outdoor patio with a games court for corn hole, checkers, and bocce (checkers, boards and balls provided), gas fire pit, and a gas grill for those cooler nights. The patio is lighted with cafe lights. One of the RV slips is covered, while the other is nestled under a charming burr oak tree. On-site, we also offer a rental cabin. The covered RV slip is equipped with 30 and 50 amps, the other hookup is 50 amp, both have their own water and clean out connections. Both RV slips are on grass/dirt, and the entrance/exit is grass and dirt. *****IF IT RAINS heavily while you are here, please use the paved driveway to exit the property as you may get stuck in the grass at the big double gate.***** Our property uses rain water recapture. Please conserve water when you can when cooking, washing up and cleaning. No washing of cars or RVs is allowed. Please note that there might be other guests staying on the property during your visit. Kindly be considerate of noise levels and how it may impact the experience of fellow guests. You may also be sharing amenities such as the grill, deck, outdoor kitchen, and games court. We welcome dogs, but it is your responsibility to manage their interactions with other guests' pets. Due to potential gaps or larger openings in the fencing, we recommend keeping your dog on a leash. The owners live on the far side of the property. The rest of the property is left natural for wildlife, so expect uneven terrain, tall grasses, and yes sometimes scorpions, spiders and snakes along with deer, armadillo, wild turkeys, and lots of songbirds.

****This site is marked with a sign that reads "ANNIE'S SPOT"**** Our property is located in Hye, just at the start of the Texas Wine Trail. French Connection wines is next door, and world-rated William Chris Vineyards is 1 mile away. Don't forget about Garrison Brother's Bourbon Distillery less than a mile down the street. Our property also has a shared, covered outdoor kitchen with a sink and a games court for corn hole and bocci and life-sized chess (all games pieces are provided). There is also a shared gas grill and a gas fire pit! The shared covered kitchen has a dining table (seats 6-8) with a bar top for hanging out and making drinks. Cafe lights surround the patio with multiple power outlets. This RV slip has a sign marked ‘Annie’s Spot’. The slip is 50amp only and has a water hookup and a clean out. The space is all grass/dirt as is the entrance/exit to the property. There are two RV slips and one cabin on the property, so other guest may be on site during your stay. Please be respectful of your noise and how it may affect the experience of the other guests. You may need to share the grill, deck, outdoor kitchen, and games court. There is a large black trashcan in the outdoor kitchen area. Please dispose of all of your trash nightly and secure the lid so critters don’t get into it. Dogs are allowed, but you are responsible for their interaction with other guests' pets. There may be gaps or larger openings in the fencing, so it is recommended that you keep your dog on leash. There is a 2 dog maximum. We are in the country, so be ready for country stuff.... The ground is uneven and is mostly grass and dirt. There may be some holes and rocks, tall grasses, and all manner of wildlife. Other things to note: The RV slip is a back-in site on grass. We have a large double gate for easy access to pull in and park. There is one parking spot for a vehicle if you have one. It is on the east-facing side of the property marked with a sign. ***IF IT RAINS heavily before you arrivwhile you're here please use the paved driveway to exit the property as you may get stuck leaving through the unpaved gate*** The owners live on the far side of the property, so if you need anything, message us on the app and we’ll do what we can to help or answer questions.

We enjoyed the quietness and the ability to see the stars at night. This a great spot for those looking to enjoy their wine tasing experience as this is in the heart of all the wineries. Bonus point for the less than a mile proximity to Garrison Brothers. Take note that the water hookup is about 10- 15 yards behind the spot towards the right side. Luckily we had two hoses to connect.

We had an enjoyable stay here. It was pretty quiet while we were there which was quite nice! We liked making use of the covered sitting area outside. The only drawback for us was the amount of sticker burrs. My poor dog had a hard time walking around on the grassy areas and I was constantly pulling them off of her as well as our clothes!

Perfect spot for a hill country wine getaway. I parked my Airstream under the covered level pad with full hookups and enjoyed all this area has to offer along with the 2024 Eclipse. Matt and Melissa have set up a very peaceful spot from which you can explore Fredericksburg, Johnson City, distilleries, and a myriad of wineries, within minutes. Loved our time there!
