This little spot is an absolute secret gem! Stunning views, direct water access, and peaceful! The property seems very well maintained, the porta potty, which was quite clean, was a definite bonus! The road is somewhat close, but I barely even noticed. Got in a few good days of paddling - a lot to explore around the creek! Amazing variety of wildlife around - Osprey, Heron, Eagles, Otters, the Bay Nettle jellies are out right now but are so amazing to watch! I even had a Cownose Ray cruise on by a few times!
This will absolutely become a yearly destination for me! I am so grateful that you've chosen to share this beautiful spot with others!

Beautiful spot. Probably the cleanest potra-potty I have ever used. Saw some cool birds. We booked kinda last minute and we were able to drive over and use the code sent to us to access the property. Super convenient.
Easy to find. Super 2wd accessible. There is some road noise but it wasn't bad. The trade off of it being accessible.

Beautiful views of the bay and fantastic bird watching! It was buggy but that's expected on the water. Our dogs loved it and the privacy was great even with it being so close to the road. I brought my own kayak but having some on site is such a nice touch. The gate is a little temperamental getting in, but once you're in you'll never want to leave!!

Wow. What a great location. Very private site with unbelievable views. Easy kayak launch, level site with gravel pad and plenty of grass. Clean portajohn. As other reviews mention, theres a road close by but I heard no cars after 9. There are bugs but that’s to be expected on the edge of the world’s largest estuary. I will be back.

This was the second time we stayed here and it was awesome! I love being next to the water and they have two kayaks ! It’s very peaceful. Very minimal cars that drive by ! Also a porter potty is on the property as well! It’s always a pleasure staying here!

It is difficult to find land with great water views, super easy access into the water with kayaks, and a safe feeling. Elliott's land has all of that and more!
To have the property all to ourselves was just perfect and we can't wait to go back!

It’s a beautiful spot. Clean Porta potty, table, chair, and kayaks to use. Some trees for shade and a hammock. The beauty is perfect. It is close to the road and visible to cars passing by, but the night time hours quiet down. I would visit again.

Just as shown. Reviews are correct. Excellent location and private. Only critique would be that it is just off a rural highway, but truthfully there is only about one car every 5 minutes during the day, and then virtually none at night. We would definitely stay here again.

Very beautiful campsite, as others mentioned it's sort of close to a road but it's set far back enough to feel private and I personally found the sound of cars soothing. Nice place for a paddle, the stars are really bright at night, and there's some restaurants and a general store within driving distance. Take warnings about bugs seriously. I caught some croaker and a sea trout here but there's also a lot of crabs. 15 minutes from Blackwater Wildlife Refuge.

We loved this hip camp. Everything was well maintained including the port-o-potty, driveway including stone parking area for our teardrop camper, mowed lawn, fire ring, picnic table, 2 kayaks and easy access to the water. We caught 22 crabs from the shore and cooked them up for dinner. Sunsets were AMAZING. The moon and stars at night were surreal. We could even see the milky-way. No houses around and very little traffic on the road. We kayaked and biked right from the property. We will definitely be back!

Very cool spot! Dogs loved this place! View is excellent. Sunset was spectacular. Spot is close to and visible from main road, however still felt private. The minimal bit of passing traffic noise didn't bother us at all. Wife was super happy with the cleanliness of porta john. Elliott was super friendly and communication was perfect. Will absolutely be back and keep this property in our camping rotation. Thanks again!

We’ve stayed here once before in the winter for my birthday and we loved it so much we wanted to return with friends. The weather was perfect and the location is great if you enjoy water activities or just relaxing by the water. There are a few things I’d suggest considering when booking this nest spot. The “gate” is a metal chain that has seen better days, be careful unlocking the combo as there are metal fringes coming off the cable which can cut you up pretty good if you’re not careful. The road is quite close and cars speed by so keep your dogs leashed unless they are good around state roads. Lastly the porta potty was in very rough shape. It was overridden with spiders, and was offensively dirty. It was a shame because we specifically select our camps based on toilet access as my partner has a disability. We were later in the summer so perhaps the owners just haven’t had it maintained yet. If you’re a sensitive potty goer, this may be something to ask about before booking. Bugs were not bad during the day but came out with a vengeance at night. Otherwise it was a perfect weekend!

What a little slice of paradise! I loved the privacy and seclusion of Parson’s Landing as well as the overall campground setup and layout. We had the most beautiful views everywhere! Being able to take out the kayaks and explore the Chesapeake Bay was amazing. The bugs are no joke though, definitely come more prepared than you may think. Overall, I can’t wait to come back another time! Thank you, Elliott!

No pictures can truly do this place justice. You just have to see it for yourself. Even in the sweltering heat of mid August, this was amazing. As long as you make sure to provide yourself with shade and bug protection, you'll be just fine. We had a screened in canopy tent that we barely used just in case the bugs were bad, but simple bug spray did the trick. Definitely bring an open air canopy to escape the sun every now and then. Elliot is a great host. The land was very well maintained and the bathroom facility was very clean. The kayaking was fantastic. I used a foldable that held up just fine on the water and Elliot even has 2 hard shell kayaks on site that he let us use. The only people that shouldn't go here are the ones who are allergic to amazing views and water. Highly recommend.

We had a great time at Parsons landing! Definitely bring your bug spray and citronella, especially for the evenings. Early dinners and card games in our tent also help get less bites. The sunsets are absolutely beautiful to watch, over the water. We brought our canoe and took out the supplied kayaks on a few occasions and it was just lovely. The currents are pretty calm and not overwhelming which was my concern, being near the bay. And the breeze was great! We even found some beaches to land on and play in the sand. The grass area to pitch a tent is huge and the fire pit large (no grate). Picnic table and also a large 6 ft plastic table are available. Outhouse was fine, the guy actually came to clean it while we were there so we had a nice powerwashed bathroom after the first night. It is kind of close to the road, but there's not a ton of traffic. There's a lovely market a bit up the street called Emily's that sold great produce and ice cream.

My family and I stayed for 5 days, 4 nights. Of course it was the hottest week of June too! The flies were a buzzin too! They weren't terrible, just very annoying. There wasn't tons of shade but we made it work. Clean site and plenty of room. We had a good time despite the heat. We kayaked a good deal, found some cool spots. No luck fishing but crabbing was decent. Would recommend this spot of peaceful seclusion to anyone looking to be close to the water. Elliot was very responsive and kind.

Beautiful, huge site perfect for privacy! My 9 year old caught his first crabs here. 😀 Very well maintained, even equipped with kayaks to enjoy the water. The bugs are bad (especially at night) so highly suggest bug protection!!!! Overall, definitely will return.
