I parked my campervan overnight at Ryan's place. It was comfortable and safe with wonderful views of the Verde Valley and had enchanting sounds from Oak Creek. I enjoyed my morning coffee next to the creek with birdsong. I would stay here again.

Ryan and Chloe were very welcoming. The toilet and shower situation was great- they are part of what appear to have formerly been a public pool. The campsites are near running a creek which was wonderful background noise to fall asleep to. It wasn’t a problem for me, but since
it was kind of hard to tell in the description, I feel like it’s worth mentioning the sites are near eachother and all near the owners home, so it does not feel very private. Overall a good affordable spot to stay while visiting Sedona.

The views are spectacular with an oasis feeling of the near by creek to cool off in the heat. Short drive to Sedona and great local coffee and food 5 miles down the road. Very kind and attentive hosts that made sure we had everything we need. The shower had hot water and bathroom was clean. Highly recommend, especially if you want the camping experience but with modern amenities accessible.

The hosts seemed like nice people, but it was just somebody’s backyard behind their mobile home. Shouldn’t be advertised as a campground and they fit 3 guests in maybe a 1/4 acre of land max.

We loved this experience. Great access to walk down to the river and awesome spot to just sit on the rocks and enjoy your coffee. The sound of the river at night was unbelievably relaxing. Very fun communal camping experience. The host Ryan was very friendly and helpful.
The grounds had a nice clean bathroom and shower, which was great and a nice spot for a campfire with a grate to easily cook over. We definitely recommend this property and we will definitely go back!

They did refund my money and for that I am thankful. It also appears they have changed their listing so hopefully that will save anyone else from our awful experience.
First, Google sent us where we came to the river. It had just rained and was more than 15 ft across and no telling how deep. I had to back up my 26 ft. Class C UP a very narrow, steep, winding one lane road for approximately 1/8 of a mile before it was two lanes wide and I could turn around!
Second, the spot was not even in the pictures they posted. Super narrow and absolutely no room to put out my slide or chairs. Second spot they offered was slightly wider but again not represented in their pictures. It was all very misleading. It was extremely tight and very difficult turning around. I’ve driven a Class C for over 10 years and have maneuvered in MANY tight places. This was the worst. We just left and had to scramble to find a spot for the night.
They did refund my money and I am very grateful. They need to post measurements of the exact spots and include pictures of campers, tents or at least trucks in the spots so people know exactly what they are getting.
I will never take a chance again on a spot that has not been reviewed before. It was an awful experience.
