The property is very secluded, but only 2 hrs from D. C. and Baltimore. The space can accommodate 5 tents comfortably or a few small campers (w/o hookups). Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. If this is the case during your stay, I will provide all necessary information regarding projected river levels and directions. I will also offer a full refund if the bridge is impassable. The farm is surrounded by other farms in the agricultural preservation program yet you are only 5 miles from stores, movies, antiques and other aspects of civilization or entertainment if needed. Enjoy watching the deer come out of the woods and meander along the stream and fields at dusk and return in the morning. Electric, water, fire pit and a Port a Pot is available even for rough campers. Pets welcome but must be on a leash or exercise pen or with their owners in some way while here for their safety. There is a large fenced yard for dogs that just have to run if needed. Glamorous camping with a furnished heated/cooled cabin is available for rent by the night for those who do not have camping equipment or do not want to rough it. For those that have been camping before and have all the equipment there is plenty of room for a tent or camper near the buildings or by the stream or woods. For RV owners there is 50amp electric service in the barn. You will need an RV extension cord to access it. I have a 100 ft RV ext. cord but it can be farther than that depending on where you park. Bring one of your own to be sure. It is a farm and not set up like an RV park with numerous outlets.

Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. Then this is for you! Eddie Mae's is just 288 SF. It has a 250 gal. water holding tank, 5 gal. hot water heater and dry flush toilet. The couch turns into a queen bed, the loft has two twin beds. The property has access to the river walking distance where you can relax, float on tubes (provided) or bring your own kayak. There is also a firepit with Adirondack chairs, a gas grill, lounge chairs and indoor and outdoor games for your enjoyment. 1 pet is allowed for an additional fee. Please message me for details. We had an incredible stay during our family trip. We originally booked for two nights but ended up extending another day because we didn’t want to leave. We came as a family of four with two little kids, and this place exceeded all our expectations. The property is beautiful with incredible views and great amenities, you really don’t need to leave. Our kids especially loved the arcade, the pumpkin carving, and the zip line. The tiny home was spotless, well kept, and the welcome basket with snacks, wine, and s’mores kit was such a nice touch. We had the pleasure of the owners who were warm and hospitable. Their recommendation to visit the Farmers Daughter shop was spot-on, the burgers, sausages, and steak were fantastic. Quiet, relaxing, and perfect for families or couples. We’re already planning our next trip. Highly recommend, 5 stars!

The place was absolutely spotless, not even a spec of dust anywhere to be found. There were so many amenities that we did not get around to using them all. The host was extremely affable and respectful , which made for a very pleasant atmosphere. The detailed guide with pictures about all the nearby attractions was a very useful and heartfelt touch, my sincere thanks to Steve's wife. My expectations were not just met but exceeded in all departments so, I would rate my experience more than 5 stars. I hope to come back soon to further explore the trails.

Had a fantastic time! Amazing value for the money. Clean, quiet, and comfortable. Loved having a kitchen, shower, private bathroom, fire pit, outdoor propane grill, plenty of outdoor seating and a nice bed in a heated RV all for less than some local campgrounds charge for an empty cabin with no amenities. Steve is a great host as well. Checked in via messages to see if we needed anything, made sure we were comfortable despite the weather getting near freezing at night, then left us to ourselves to enjoy our weekend. It was the perfect retreat away from the city. Crisp Fall nights, starry skies and a crackling campfire. It doesn’t get any better than that!

Absolutely perfect stay, and the hosts were so considerate! A space heater was on when I arrived, and the fire pit area was thoughtfully set up with all the supplies you need like split wood, kindling, and paper. So much more was provided, and we really appreciated it. My only tip - if you’re quite tall…maybe 5’10 or 5’11+, the sleeping areas might be cramped. But it was perfect for me at 5’4-5’5. The twin beds are a bit longer. Stella and Sinatra are the sweetest farm dogs too.

The cabin was amazing and had everything and more! There were games, kitchen supplies, grill with a stove, and they provide firewood. Since we went in October we had a heated blanket and there was a space heater in there as well. Berkeley Springs is close by and they have nice restaurants and a farmers market on Sundays. Definitely will be going back!

Kara’s property is a lovely getaway in the woods. It has all the amenities you may need, and a little extra-like the very nice hot shower. If you are down at the campsite on the river, you have river views all the time, if you are up at the top, you can simply walk down and get a great view. Would stay again! The glamping option was very nice for when it started to pour down rain. We hung out, played games and still had a great time! Kara‘s instructions were clear and very helpful.

Very picturesque setting near an eclectic town. I went there by myself, no pets are allowed and it was everything I had hoped for. It was the last day of a week long trip and it is worth staying for multiple days. Views and cabin amenities are numerous and would recommend to future travelers.

We apologize in advance that some normal things are removed completely like printed house manuals. We ask that you remove all trash and a few other things upon departing to help us stay safe as well.The internet cannot be guaranteed if there is a problem with the provider. In a wooded area bugs are normal. Loud noise or Guest not on the reservation will result in immediate termination and removal. We have a zero tolerance policy. Our relationship and safety of our neighbors and neighborhood is of upmost importance to us.
