UPON BOOKING PLEASE READ ARRIVAL INSTRUSTIONS THAT CAN BE FOUND IN THE SITE LISTING. We share a driveway. Our entrance is only 250 yards up the drive on the left: clearly marked with two orange cones and a Hipcamp sign. It's important not to miss my entrance (watch for oncoming traffic!!) as it's a long drive to turnaround and it becomes private property past my lot.
In most cases, I can accommodate early check in times as well as late check outs. Please advise if this is desired.

Experience the beauty of this historic property, featuring a mix of woodland, grassy hilltops, and clover filled bottomlands. Come and enjoy the near direct access to the CO Canal Historic Park and Towpath and the kid friendly, serene stretch of the Potomac River we border. Choose from 7 similar sites available for your camping pleasure as well as our Hilltop site for maximum privacy and star gazing potential. The natural Shade/Privacy nooks will keep the midday sun off of tents and the surrounding old growth forest makes for a great hike up to a very accessible and kid friendly cave to explore. Whether you stay for a day or a month, immerse yourself in nature and enjoy the tranquil waters of the Potomac River. Throughout the summer, the river offers a user-friendly experience as water levels recede. Embark on float trips, kayaking, excellent fishing, swimming, cave exploring, or visit the historic towns and the Antietam Battlefields nearby for a touch of civilization during your stays.
For biking enthusiasts, challenge yourself on the nearly 3 miles of single-track bike trails on the property. Alternatively, explore the endless miles of easy biking, hiking, and horseback riding (byoh) on the CandO Towpath. Whether looking for adventure or just chill down time, this location is a haven for outdoor enthusiasts of all kinds.
There is limited shade in the camping areas after 2-3:00 PM depending on the time of year. We're working on large area sun shelters but havent gotten there just yet. The River shore/beach is shady or filtered sun all day long.
4wd or All Wheel Drive are strongly recommended. If it's been dry, single wheel drive is fine, but if we get a hard rain the day before or during the stay, I'll be pulling you up the hill a short distance to exit.

A slice of paradise tucked into the hills of the valley and nestled up against the Shenandoah river with private access.
Neighboring Muse vineyards, the state park and a 5 min drive to town. It's the perfect getaway and also an excellent hub to loads of fun nearby. If you're interested in renting it out privately and throwing a weekend rager, let me know. It's perfect for that. Or if you just prefer the sound and serenity of nature, also perfect.
Mid September is when the PawPaw's are ripe and readily falling from the trees, booking during these times grants you access to the one of nature's best kept secrets, the Paw Paw fruit. You won't find them in stores but you can graze for them here. They make a delicious second breakfast

For anyone interested in earning a little extra stay time please ask about helping me clear and working for some compensated time. I purchased this property in 2013 ---my Uncle Abe Kibler and Aunt Lizzie Good Kibler owned and operated a tavern across the road for years and rented river lots to their guests---in time this 265 acre spread was sold and divided to many. I am grateful to have a little piece of the Rock Tavern History back in the family. Come pitch a tent or park your camper at Mountain View Mini Farm. If you do not like the big camp grounds and just want a nice spot with a view to pitch a tent or set up your camper, then you found it . A little about Mountain View Mini Farm. We are just minitues outside of Historic Berkeley Springs WV and 15 minutes from Cacapon State Park. You will have Great Views of the stars from your site. The sites are not far from our barn, and we will leave one tractor bay open for you, just in case it was to rain and you want to use it as shelter. The sites are not perfect level so you will have to level your camper a little. You will have your own fire ring and picnic table, also you will have access to fresh water. You will need a good size water hose if your going to hook up water to your camper from site 1. We have electric hookups that are 20amp Only. There is a clean outhouse but no shower at this time. We are working on making a shower. There is plenty of room for outdoor yard games. You will hear some road noise and we do have neighbors. You will see me and my family out working around and feeding animals at times. The hosts house is not to far from the campsites. This is just a peaceful piece of property on a mini farm to get away and relax and explore Berkeley Springs WV. We are also only 15 minutes to Cacapon River for Kayaking and Swimming. We are also only 15 minutes to the C&O canal for hiking and biking. We do sell firewood for $7.00 that's around 13 pieces of wood. Also Big Goats Ice-Cream & Hotdog Shack is open on the property on certain days. So you can get something to eat in walking distance. This is open to the public, but days and hours are limited. Let it be known you can not see the campsites from the Ice-Cream Shack so you still have your privacy. There is cornhole by the shack that you are welcome to play. There will be more things added to the property in the near future. So come on out to the mountains and be our guest.

In the lee of the Shenandoah National Park in Rappahannock County sits 200 acre Over Jordan Farm, home of Bean Hollow Grassfed, a grazing livestock operation that raises lamb, broilers, beef and pastured pork. It was the land of the Manahoacs, a Siouan-language Native American tribe. In 1734 it was part of 3,500 land grant and in early 19h century became Caledonia Farm, a property of the Dearing family. For the last 40+ years the farm has been owned by the Dietel family.
As the stewards of this land we invite you to come meander down farm lanes, watch the wild turkeys forage, and, if you are lucky, see a red fox or wild bobcat. The views are Rappahannock's finest and the Appalachian trail is within walking distance (less than two miles up the "holler'' from the farm). Though only 70 miles from Washington DC, the County does not have a single stop light and dark skies abound. Upon crossing the Jordan River you will see a restored log cabin, our farm store, and a sandy beach with a swimming pond where guests may swim and picnic. The magic of this working landscape and its natural splendor soothes the soul.

This raw forested land bordering George Washington National Forest on two sides was purchased in 2002. Over the next six years a 2 acre pasture and .8 acre house site were cleared on weekends, a small pond was dug, additional land was cleared and a wildlife planting made, then our home and multiple outbuildings were constructed.
We began raising chickens for meat and eggs, as well as
rabbits, quail, doves and pigeons, and developed two vegetable and fruit gardens to provide food for ourselves and to sell at farmer's markets. The property is a state certified Wildlife Partners Habitat because of the many improvements made for wildlife. Allen and Peggy were married atop a
special rock on the property in 2004.
NOTE: For the late summer and fall of 2023 the pond is almost dry. We haven't had enough rain to keep enough water in it.
