This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We are at the end of a dirt road with private access and stunning views of the surrounding mountains. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear. The views from this site are breathtaking, but it has less privacy as it is located next to the communal firepit, and amidst our working farm so we will occasionally be around doing chores, (the chickens and pigs are early risers). Potable drinking water and a portable toilet are also available onsite for our guests. Well behaved pets are welcome, but must remain on a leash to ensure they do not disturb our plants or farm animals. We are at the dead end of a gravel road and can guarantee complete privacy and seclusion if you are looking to get away from it all, yet still be located conveniently within 10 minutes of Lyndonville, 15 minutes to Kingdom Trails and East Burke, 20 minutes to Lake Willoughby, and at the doorstep to the beautiful wilderness of Vermont's Northeast Kingdom!

The Orchard House at Peck Farm Orchard is the building where we serve our customers during our orchard season September through October. The property is located on a dirt road in rural Vermont and is surrounded by conserved land in current farm use. Please note: This property has been repurposed for the very special event of the full eclipse April 8th, 2024. Travel and weather in Vermont in April can be like summer, like winter, something in between and all of it in one day. Please pack and plan accordingly. Spring(March-May) travel can be very muddy. The building is made of rough cut wood from our farm property and features a cook stove, power, refrigerator and access to an outdoor fire circle. The floor is concrete so an air mattress or better yet a cot is recommended. Is you plan on using the wood cook stove please let us know. While the cookstove can provide some heat and the ability to cook it does not heat the whole building very well. There are outlets for use in the building. There is one string of plug in lights, no other lighting is installed. A traditional outhouse is located just 50 yards from the Orchard House. Drinkable well water is available upon request with 24 hours notice. 2 miles from the Orchard House is a small cooperative country store with food supplies. The Peck Farm Orchard is located on a beautiful 4 mile loop frequently used by runners and walkers. There is easy access to local hiking trails and snowmobile/skiing trails. The orchard and parking area is located on 18 acres with access to trails spanning more than a thousand acres.

The Orchard House at Peck Farm Orchard is the building where we serve our customers during our orchard season September through October. The property is located on a dirt road in rural Vermont and is surrounded by conserved land in current farm use. Please note: This property has been repurposed for the very special event of the full eclipse April 8th, 2024. Travel and weather in Vermont in April can be like summer, like winter, something in between and all of it in one day. Please pack and plan accordingly. Spring(March-May) travel can be very muddy. The building is made of rough cut wood from our farm property and features a cook stove, power, refrigerator and access to an outdoor fire circle. The floor is concrete so an air mattress or better yet a cot is recommended. Is you plan on using the wood cook stove please let us know. While the cookstove can provide some heat and the ability to cook it does not heat the whole building very well. There are outlets for use in the building. There is one string of plug in lights, no other lighting is installed. A traditional outhouse is located just 50 yards from the Orchard House. Drinkable well water is available upon request with 24 hours notice. 2 miles from the Orchard House is a small cooperative country store with food supplies. The Peck Farm Orchard is located on a beautiful 4 mile loop frequently used by runners and walkers. There is easy access to local hiking trails and snowmobile/skiing trails. The orchard and parking area is located on 18 acres with access to trails spanning more than a thousand acres.

Big circular drive with lots of space. I like it. Ryan was quick to respond and he checked in to make sure all was well. Little details are welcoming, like lights, toilet stall, picnic table, and fire ring. Statewide fire ban while I was there. The highway is close but the noise wasn’t too bad for me. I fly fished the river but did have to drive for public river access.

Our stay at Camp Ebb and Flow was nothing short of amazing! From the moment we arrived, hosts Jeff and Jill greeted us with such kindness and warmth that we instantly felt right at home. They went above and beyond by sharing local recommendations for hiking trails, scenic road trips, and great spots to grab a bite — their hospitality truly set the tone for our visit. The property itself is beautifully maintained — spotless, thoughtfully landscaped, and full of charm. It’s clear that Jeff and Jill take great pride in keeping everything in perfect condition. We especially appreciated their off-leash policy, as we travel everywhere with our dog, Dex, and he absolutely loved the freedom to roam and explore safely. I'd be remiss if I did not mention the bath house, yes, there's also a bath house. It's all enclosed, climate controlled, spotless, and includes Jill's personal touch with the stellar decor. If you’re looking for a place to escape the everyday hustle and recharge, look no further. Camp Ebb and Flow offers the perfect balance of peace and natural beauty. The gentle brook on the property was one of our favorite spots to unwind, listen to the soothing sounds of nature, and simply breathe. There’s no question — we’ll definitely be back. Tristan and Barbara were so kind and welcoming the moment we arrived. They offered beer, gathered a ton of firewood for us and were so willing to help. The next morning, Tristan helped us out with our bike route and gave some good advice on the region in general—even offered Brussels sprouts from their garden. The land itself is absolutely gorgeous and the view in the morning was incredible. I only wish we had a little more time to buzz around and see all of their projects. Hope to stay there again!

Two beautiful spots in a nice area. Quiet, peaceful, and a nearby trout river. The smaller A-Frame Rest, located off the Stone Fireplace main clearing, is useful and convenient when needed. The A-Frame is like a small wooden tent. I didn’t need it. But enough floor space for two with a steep pitch roof for just enough to stand up. No tent time needed and a bears to critters guard for peace of mind is nice. Perfect for inclement weather conditions. A bug-rain net covers a picnic table. A privacy toilet/shower stall is also on site with thoughtful provisions. This is a great option for ease of use, simplicity, and functionality. The Fall colors were great. The walk to the river is an eager down hill, but the walk back up meets with slower reluctance. Both sites are on a slight incline with at least one level option each. Levelers recommended to be where you might want to be. I recommend either site! Ryan was awesome, responsive, and helpful. I appreciate him sharing the property. I would totally come back here again.
