The property borders a small creek and has abundant trees, and wildlife. Beautiful views from every vantage with a high field on one half of the property and a low bottom land near the creek where there are many options for a relaxing, private stay. Chose big sky or a more secluded spot. Incredible wildflowers on display in the spring. The property is not bordered by close neighbors or dense housing, just more land so sunsets and rises are wonderful and open. Low ambient light pollution at night means the stars are very bright (and so are the fireflies)!
Guests are required to communicate estimated time of arrival well in advance. When arriving, make sure to meet Aaron or a designate at the red gate before entering further into the property. If tent camping, please do not bring glass containers, also you must pack out all garbage and waste. Inquire ahead of time to see if firewood is available to be gathered on site, or if you will need to bring your own. No uninvited guests without 24 hour prior approval, and additional guest fees paid. Also please no more than one dog per site.

Lake Livingston is a large 23+ mile lake. We bought the property in 2014 and did upgrades on weekends, love the views, fishing, campfires, and meeting people so we opened the first cabin in April of 2018, now have 5 cabins and 9 rv sites and welcome you to enjoy the lake as much as we do. 22.5 acre property that we are building out RV and glamping spots at. Currently, under minor construction with water and electric available only in one location. So tent camping would be on your own and primative. You can fill up water and wash up type stuff with current water availabilty. You can charge things if necessary or if you bring yourself a 100ft extension cord you can have a powered tent spot within 100ft. The property is pretty cool actually, has a creek running through the entire property, plenty of dead wood for campfires (responsable fires). The property is inside of a gated community sometimes the gate is open with construction crews and sometimes it is closed and will need a code. The community that the property is inside of all of the lots are 20+ Acres each and there are not a ton of people that have actually moved out there yet. Keep in mind this is a developing Ranch Community so the roads are a bit JACKED UP at the moment to be honest, if you have a low slung car or a really nice car this spot may not be for you, SUV's Trucks, hell even Minivans probably will be just fine.
There are tons of wild animals on the property from boars, deer, coyote, snakes, rabbits, turtles, big predator birds, and 2 mountain lions/cougars have been spotted on game cameras throughout the community. The entire community is over 10,000 acres.

If you’re looking for a relaxing adventure with all the comforts of home, this is the perfect stay. The host was amazing—friendly, helpful, and incredibly quick to respond to any questions we had. We brought our RV and were able to camp right alongside my sister, who rented the Airstream for Thanksgiving, which made the experience even more special.
The property itself was beautiful. We spent our days exploring the trails and enjoying the local wildlife, and our evenings were filled with cozy campfire vibes and plenty of s’mores. It was the ideal blend of comfort and outdoor fun. We can’t recommend this stay enough and can’t wait to come back!

Our experience at the place was spectacular. It should be noted that there "THERE ARE BATHROOMS", THERE ARE also SHOWERS. The attention was spectacular. The place is very clean. I just want to emphasize that the entrance is until 7pm. So if you plan to go camping you must arrive before 7pm. I recommend this place 100%

My dog and I enjoyed a quiet peaceful visit to Magnolia Gardens and were so relaxed walking along the San Jacinto River while the train made its way across the old trestle bridge at the far end of the park. Very nice place and the sunset over the river was icing on the cake! Thanks!

It’s a very nice new place with a great pool and lake views. It’s a very big park and we were there in a Class C on a slow weekend. It had a very nice kids playground and a venue for a live band or performance that was near the pool. We had an afternoon snack at the Restaurant that was good. It’s very much a bar type food restaurant. The water and ice tea had an odd taste like the water softener put too much salt in it. The wait staff was friendly and efficient. There was a pool swim up bar that was staffed from the inside restaurant bar, but it was a light weekend as the park and pool were not very busy. The RV sites were long and plenty wide. I was in a section with only 3 RV’s near by and the pedestal voltage was only 111 volts on the 30a circuit. While sufficient for my stay could be a problem if they were very full in the heat of summer. The Dumpster was in the far corner of the park which is large. They could probably use a bit more lighting through out. I had to use a flash light to get to the dumpster at night.
We will definitely be back. Next time in our Class A to test out the 50a service.
It might be interesting to see if the pool or restaurant can handle the capacity if the park was full. There are a lot of sites

There were a few minor hiccups due to the age (2 mos.) of the establishment. The amenities were clean and organized. Unfortunately, the arcade was not up and running yet, but I'm sure will be nice as well. The pool and swim up bar were a great way to beat the heat and the on-site restaurant was really good!

Serene, private, 2+ acre site, surrounded by piney woods. Exactly what we were looking for! William is a gracious host, attentive yet only appeared when we called on him. Site has every electrical hookup you can think of. Our dogs were able to go off-leash and they had a ball. If you know how to make your own fun, this is the campsite for you! 5-Stars

Open to public 7am-7pm very lively with jet skies, people playing, music, and cook outs. Once all non-campers leave its very calm area and you have the whole property to yourself. Wake up to a beautiful scenery. There're lose dogs but calm and don't bother anyone. Staff is very friendly. Clean place trash cans placed around property and dumped out daily, clean restrooms, rarely any branches

It was a little confusing as there was no designated Campspot. Just a lot of picnic tables. So we parked near one and set up camp with our RV for the night. We loved how private it was and quiet it was. Now that I understand how it works. I would definitely go back again.

It was the perfect camp set up. A hill overlooking the river and nobody crowding your site. The Managers were sincere and friendly. Maria brought fresh coffee at 7 am and hung out with us. Real good people. Loved everything about it! Definitely coming back!

Firefly ranch is a must do! Amazing host! Beautiful land to camp on, plenty of privacy, great campfire pits, plenty of wildlife, no light pollution, and say hello to the amazing dogs out there! 😊 We are looking to come back when the fireflies are in season! 😊

We camped for a week in our Argosy Airstream. The road is paved right up to the campground. It was peaceful, quiet and nestled among the trees. We camped during Christmastime and visited with family and friends during the holidays. There is a train close by but it wasn’t too loud or often. We would camp there again!

Nice place along a beautiful the river. Not a lot of other folks here in December so you have your choice of camping spots. Bring bug repellant. Two things to note, the gates are closed from 7pm - 7am. I believe you can make arrangements for later arrival but I would do so well before arriving. Also, there are a few off leash dogs that seem to be full-timers. They keep to themselves for the most part but consider this if you have your own pets with you.
