This is a great property with a lot of potential for adventure. You can burn almost everything around responsibly. There is a lot of firewood. Right now there are no bathrooms or facilities of any kind except for a small goat shed. there is a ton of scrap metal and random random things in a pile great for digging and scrapping in all free. Finders keepers. There are some really old giant trees on the property. One is probably the largest tree I have ever seen in Collin County. There is a seasonal creek that runs through the back and sort of a swappy pond in the front. The Prairie in the front is some sort of different grass than usual. It might be native buffalo grass or something else weird like that. The property needs a lot of cleanup, so I would make a good to work campers or groups wanting a working party. The land could use some work, I could contribute a lot of free beer and food to people cleaning up the place before I build my house.

My family and I had a great time! Rick was a perfect host. We mentioned wanting to do some fishing, so he put us near the pond. We were able to catch some decent-sized largemouth bass and bluegill. At our camp, we were visited by many of the animals roaming around. Willie and Doc really enjoyed hanging around our camp.

I am not one with words, but if you read one review, read this one. We arrived and Rick was full of stories and information about the property. He took us to our site (4 wheel drive is a MUST!) which was amazing. He allowed us to rearrange the picnic table and fire ring to our liking. The next morning Rick set our eggs out that we purchased through him at 6am. We went fishing and caught four 2-2.8 pounders. It was amazing! That sunset I took the photography class presented by Rick. It was wonderful. Got a lot of information and he took me to some pretty spots I had not seen before. That evening it rained and stormed. Our tent collapsed and our gear was soaked. This was my first time camping, and because the amazing time Rick provided I am hooked!!!! The animals coming in to my camp was unforgettable and seeing my dogs swim in the ponds, those are memories I’ll never forget! Thank you Rick for having such a beautiful, well maintained and kept up property! Me and my family will be back!!!!

Such a great spot so close to Dallas! Nice spread out campsites, plenty of space to explore and search for the horses. Our daughters loved the horses and especially Willie the mule - they are all friendly and we had no worries about safety when around the horses/mules/donkeys. Rick is super nice and helpful and made us feel welcome and comfortable on his land. Would love to come back!

Overall a good spot not too far from Dallas. While there are other sites nearby, and there is some road noise, the other sites are mostly further away, and broken by trees, and the noise isn’t bad at all. I would recommend this spot if you have kids - mine loved the horses, mules, and donkeys, and the chance to explore on their own!

I've visited this spot several times now, and I still absolutely love it! The peaceful atmosphere, beautiful surroundings, and the company of friendly horses and donkeys make it a special place to unwind. The animals are a highlight for me—if you're into it, they’re always around to greet you, but if you'd rather have some space, just give them a little room and they’ll happily wander off on their own. It’s the perfect balance of nature and tranquility.
