There is a certain flow requirement downstream from our property, so we maintain a minimum flow and consistent level/depth regardless of rainfall. Depth varies from 4 feet at our stairs to 10+ feet in the middle of the channel. Additionally, there's no boat traffic, so it's ideal for kayaking and fishing year round. Water flow slows in warmer seasons, and plumes of button moss intermittently float up from the bottom, collecting at water's edge. We still swim among the button moss, but it may not be ideal for some. Unfortunately, there's no way to predict when it will emerge and how long it stays. Serene perch under the trees on the banks of the Guadalupe River in Seguin, TX. One-bedroom, riverfront tiny home with sleeping loft. Plenty of outdoor space. Relaxing views from two-level dock. FREE kayaks. Great fishing. Reconnect w/ great outdoors: fire pit, loungers, hammock chairs under a canopy of trees. Sleeps 5 (surcharge for 5th guest). WATER LEVEL and FLOW The water level in photos are accurate. The water level has dropped 12 feet since March 2023, to rebuild the dam that created our lake. There is a certain flow requirement downstream from our property, so we maintain a minimum flow and consistent level/depth regardless of rainfall. Depth varies from 4 feet at our stairs to 10+ feet in the middle of the channel. Additionally, there's no boat traffic, so it's ideal for kayaking and fishing year round. Water flow slows in warmer seasons, and plumes of button moss intermittently float up from the bottom, collecting at water's edge. We still swim among the button moss, but it may not be ideal for some. Unfortunately, there's no way to predict when it will emerge and how long it stays. This isn't the place for long showers, and the tank needs time to refill between showers. Because we're in the country and near water, you may encounter various wildlife and bugs (snakes, skunks, raccoons, mice, spiders, roaches, wasps, etc). We utilize professional pest control on a regular schedule, but this does not guarantee a pest-free visit, inside or out. We love this place because it's quiet, near the end of a dead end country road with cows.

Only 2 miles to the South Gate of Randolph Air Force base. Our main residence sits on 4.5 acres of a private estate/micro ranch. You may get a visit from “Tucker” the ranch dog, see "Bullseye" the mini-horse, "Woody", the mini-donkey, “Jesse” the cow or "Buzz and Bo-Peep" our Camaron Sheep. We have two pool cabanas are across the pool from the main house for a stay with modern conveniences. -The Casita (1 queen/1 single bed) sleeps 3 with a kitchenette and a full bathroom. -"The Bunkhouse" is still comfortable with a King Size bed (we can also convert to 2 singles if needed). This unit has a seperate living space with a mini-fridge and microwave, but no bathroom in the unit. We have an outdoor shower and poolside bathroom for use. -We also have 2 campsites on the open space for tent setup and camping under the stars. (no outdoor fires allowed) Access to the outdoor shower and pool bathroom. -The pool area is a shared space during your stay. Our property is mostly wooded, so please don’t be surprised by the occasional critters. The family and I thoroughly enjoyed our stay on Angela’s land! We stayed in Casa Avecita which was well kept and fully accommodating. There are some nice small town places to eat in the area such as “out of the way cafe” which add to the stay. There are kayaks and tubes available as well as all safety gear for rent which they make easily accessible. I wish I could leave ten stars!!! Thanks again y’all!
