Property is 10 miles from East Aurora, 30 miles from Buffalo, 25 miles from Batavia Located on a small homestead farm with free range chickens, ducks, cantankerous geese, as well as dwarf goats, honey bees and a blind dog--so please drive slowly. Farm encompasses a mature hardwood forest, large organic vegetable garden, pollinator gardens, plant nursery, fruit and nut trees and shrubs. A diverse population of wild birds visit and nest here, including our summer pond resident green heron. A creek with waterfall runs through the property. Cabin is on the edge of a tree-lined pond. Host will meet with you upon arrival to give overview of land layout. We live and work here, but will respect your privacy and space. We ask that you please do the same, which includes all the living inhabitants here. We are in farm country, so at times there may be tractors, manure spreading, mowing, etc. in nearby fields. Also, the frogs make quite a ruckus on the pond in the evening.

The campsite is tucked away a half mile from the main road via a drivable trail perfect if you want to unplug from your busy schedule. The campsite includes a fire pit with removal iron grill, picnic table, storage shed with yard games and lawn chairs, a horse shoe pit, newly remodeled outhouse, and new for 2022 access to a hot outdoor shower stall. First night includes free wood. Hiking trails are nearby. The nearby town of Arcade offers a steam engine excursion, restaurants, and shops. Letchworth State Park and Knox Farm State Park are within a thirty minute drive. Our campsite is very quiet and secluded. We camp here ourselves.

Originally 100 acres was purchased by the Deering family back in the 1800's from the Holland Land company. Then sometime near 1900 the farm was split between two brothers, each receiving 50 acres. The home was originally built in 1903 and is currently updated and remodeled for today’s codes and standards. 47 acres of accessible woods and pasture remain for hiking and at the top of the property a breath-taking view across Lake Erie into Ontario Canada. Just 5 minutes away in the Village of Attica, you'll find a large park featuring a walking path, expansive playground, dog park, basketball court, splash pad, and pavilions. The campsites are nestled along the edge of a hedgerow and into a wooded walking path, providing shelter from the wind. Relax and enjoy a bit of rural life at our campsite overlooking farm fields and wooded hillsides. Our backyard is narrow, but long, so the campsite is approximately 100 yards away from the house, giving the guest privacy and a sense of solitude. The property enjoys plenty of sunshine all day long and beautiful sky views of the sunset and stars. We are located approximately 40 minutes away from Letchworth State Park, 15 minutes away from Six Flags Darien Lake Theme Park, and 20 minutes away from Batavia and Warsaw. Just a few minutes down the road in the village of Attica is a large park with a walking path, playground, splash park, dog park, basketball court, and shelters. The village also has three gas stations, a Tops grocery store, and several restaurants ranging from Burger King to the local golf course; feel free to ask us for other bar and restaurant suggestions! While staying on our property, you will be interacting with Stephen and Allison for your immediate needs. During the warm months, we spend a lot of time outside with our two little boys in the yard area immediately surrounding our house. You may also be visited by the school-aged neighborhood boys who won't cause any trouble but do like to chat! We provide four chairs, a fire ring, and firewood; there is no dedicated toilet, but there may be limited access to the bathroom in our house for a shower if we are at home and available. Please be aware, on the opposite side of the farm fields are other residential backyards.

Our remodeled farm house was built in 1876. We've found many treasures on the property from past generations of farm families, everything from old bottles to horse shoes. We purchased this place in 2003 with hopes there would be grandchildren in the future and what a beautiful experience we could give them. Since then we've been blessed with a grand daughter and three grandsons.
