Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

There is also an artisan pizza spot with indoor/outdoor seating, hipster vibes and fun cocktails and live music @ thedaleNY For shopping you can also stop by @ forageandgather - they have foods, meats, gourmet deli and coffee and carry all the little things you may have forgotten to bring along in addition to a locally and craft focused wine and spirits shop. Also stop by @badgrandmashop for the most vibrant and stylish clothes for all sizes and styles. Not to be missed. There is also a lovely yoga studio and bollywood dance spot in addition to some other delightful gems in town. There is superb hiking nearby at Neversink Unique Area in Rock Hill. Also Bashakill trails (and conveniently a vineyard with tastings and events right nearby). Your'e also about 30 minutes away from super cute fun larger towns and attractions like New Paltz, Livingston Manor, and tons of incredible Catskill hiking and nature opportunities. NOTE! There's an excellent Farmers Market on Saturday's in Rock Hill from 10-1pm from June to September also. Come find us there! When the temperatures drop, usually in November, we must turn off the water hose in order to preserve the hose and keep it from freezing. We provide water in 5 Gallon jugs for cleaning dishes and for personal hygiene. Please note, sometimes it gets so cold that the water freezes! During those times, we suggest bringing in water that you will use on a daily basis. You must bring in your own drinking water! We will provide you with a supply of paper plates, cups and plastic utensils! Water is typically turned back on in April. Winter camping adventure awaits! Staying at The Wasburn Cabin in winter months has proven to be an absolutely magical experience for hundreds of our guests. However, it does require a little extra planning and an understanding of winter in the Hudson Valley. Between November and April, the weather can have its extremes and does not allow for running water as the pipes will freeze and crack. Unfortunately, even leaving bottled water often just ends up being blocks of ice and not useable for our guests. We simply ask guests to bring in water during their stay to ensure a safe useable water source. We also ask guests to bring proper clothes. The insulated cabin does reach comfortable temperatures, however, extreme cold snaps can make it necessary to bundle up and cuddle with your main squeeze. If you are open to a little adventure and a little planning, come and enjoy our little oasis! If you are looking for high end amenities with hot showers and instant heat on demand, this is probably not for you and we suggest trying our outdoor experiences in warmer months. While we are located in a neighborhood, cell phone service can be spotty. We personally have not had any issues. We hope that once you arrive at the cabin, you’ll settle in and realize that disconnecting will help you reconnect to yourself! We offer limited wifi. Meaning, the signal may not be super strong but can help in getting you online to search the internet but may not be strong enough to stream. There is absolutely NO smoking of any kind allowed in the cabin. A $200 charge will be applied if you do smoke inside to cover the additional cleaning costs. No Drugs or illegal activity. No Smoking or vaping. No incense or candles. We always like our guests to know ahead of time that there is mild to moderate vehicle and foot traffic near the hiking trails during the day. As this location has become more and more popular, the individuals who come to hike, bike, fish, hunt, etc. are required to parallel park their cars on the opposite side of the road. Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

When the temperatures drop, usually in November, we must turn off the water hose in order to preserve the hose and keep it from freezing. We provide water in 5 Gallon jugs for cleaning dishes and for personal hygiene. Please note, sometimes it gets so cold that the water freezes! During those times, we suggest bringing in water that you will use on a daily basis. You must bring in your own drinking water! We will provide you with a supply of paper plates, cups and plastic utensils! Water is typically turned back on in April. Winter camping adventure awaits! Staying at The Wasburn Cabin in winter months has proven to be an absolutely magical experience for hundreds of our guests. However, it does require a little extra planning and an understanding of winter in the Hudson Valley. Between November and April, the weather can have its extremes and does not allow for running water as the pipes will freeze and crack. Unfortunately, even leaving bottled water often just ends up being blocks of ice and not useable for our guests. We simply ask guests to bring in water during their stay to ensure a safe useable water source. We also ask guests to bring proper clothes. The insulated cabin does reach comfortable temperatures, however, extreme cold snaps can make it necessary to bundle up and cuddle with your main squeeze. If you are open to a little adventure and a little planning, come and enjoy our little oasis! If you are looking for high end amenities with hot showers and instant heat on demand, this is probably not for you and we suggest trying our outdoor experiences in warmer months. While we are located in a neighborhood, cell phone service can be spotty. We personally have not had any issues. We hope that once you arrive at the cabin, you’ll settle in and realize that disconnecting will help you reconnect to yourself! We offer limited wifi. Meaning, the signal may not be super strong but can help in getting you online to search the internet but may not be strong enough to stream. There is absolutely NO smoking of any kind allowed in the cabin. A $200 charge will be applied if you do smoke inside to cover the additional cleaning costs. No Drugs or illegal activity. No Smoking or vaping. No incense or candles. We always like our guests to know ahead of time that there is mild to moderate vehicle and foot traffic near the hiking trails during the day. As this location has become more and more popular, the individuals who come to hike, bike, fish, hunt, etc. are required to parallel park their cars on the opposite side of the road. However, our property is private and clearly posted, and may only be used by our guests. The cell phone service is very weak when you first arrive at the cabin however, once you are connected to the WiFi you should have capability to call and text. everything you’ll ever need for a cozy stay outdoors. we chose this spot because of the tiny shelter it afforded during what was going to be below freezing temps. The kitchen space and bed set up was much appreciated and allowed us to focus enjoying the stay itself. The owners were super helpful getting us setup and providing a welcoming space. This cabin was exactly what my partner and I were looking for for a quiet two-day retreat that felt outdoorsy without all the work of true camping. Space heaters and a woodstove kept it fairly cozy for cold November nights, and there was a ton of wood available for the outdoor firepit. We enjoyed exploring the collection of board games and CDs inside, plus outdoor badminton and frisbee under the lights. Beautiful clear stargazing, and easy driving distance to some great hikes.

We had such a wonderful stay at The Gypsy Rose! As new parents, we really needed a night away, and this spot was absolutely perfect. The wagon in the woods was cozy and unique, and the fall foliage made the whole place feel magical. We relaxed by the fire until bedtime, got an amazing night’s sleep, and woke up to a stunning mountain view. We had an incredible time at Washburn! It felt very secluded and while it felt like we were "glamping," it had all the amenities that we needed. I also must note that theirs is the nicest and cleanliest port-o-potty that I have ever experienced! That means a lot. Fire pit nice, cabin cozy and comfortable,, chairs relaxing, umbrella to keep out the sun, grill full of gas, and the refrigerator cold. Spent day one hiking Huckleberry Point- the view is worth it. Day two spent on the Hudson with a Captain exploring, tubing and knee boarding. We'd definitely stay there again!

High Voltage outdoor bar is really unique, The Dale (for pizza, craft beer and live entertainment) and Forage and Gather Market for breakfast and lunch in the town of Mountaindale. Katrina Falls at the Neversink river is a great Hike or to go swimming or go to the local Sanburg Creek water hole. One full size bed in the back room and 2 Twins in the front bedroom upstairs. The stairs are steep and the outside has uneven terrain so this retreat is not for elderly people or anyone who does not have good mobility and balance. The Hot water is limited because this is a cabin in the woods with its own Hot water tank. It is not hooked up to a Municipal water supply system with unlimited Hot water. You need to let the water Heat up again in the Tank for more hot water if multiple people are taking showers around the same time. During or right after a NorthEast Tropical Storm or Severe weather the power can go out. It will go back on !! Take advantage of the many Candles, Lantern and Board Games to play! Grind up some fresh Starbucks Reserve Coffee Beans. Condiments and Spices are also included. The cabin has its own Underground water well that goes 180 ft below the ground to pump up fresh, clean, Naturally purified chemical free Spring catskill water. Your hair and skin will feel soft and clean Relax, Release, and Enjoy!! The stream water going across the driveway is safe for your dog to drink. My dogs drink it all the time. It is filled with crawfish, frogs, minnows and salamanders.

SMALL CABIN AND GLAMPING TENT The small cabin is 10x12 feet with huge deck and outdoor kitchen. Inside is a queen bed loft bed, a wood stove, a couch, and a desk/table. The property is a 5 minute drive to the hamlet of Mountaindalewhich has a lovely Rail Trail for hikes and bikes, and some excellent dining options including @ highvoltagecatskills, in addition to creek bar a magical cafe & bar with outdoor seating and fire pits that serves delicious modern Polish American comfort food, great cocktails, and has live music and events on weekends. There is also an artisan pizza spot with indoor/outdoor seating, hipster vibes and fun cocktails and live music @ thedaleNY For shopping you can also stop by @ forageandgather - they have foods, meats, gourmet deli and coffee and carry all the little things you may have forgotten to bring along in addition to a locally and craft focused wine and spirits shop.
