This is a beautiful piece of property located in the heart of the Finger Lakes and Wine Country of NY. It features a stunning spring fed waterfall and nice forest land. Very close to town but also very secluded and private. Great place to unwind and relax from our everyday lives. It is situated however in a gully next to a creek and waterfall so it is susceptible to heavy rains. It is recommended to at least have an AWD vehicle if rainy. I can usually help campers with getting to the site in my side X side if you need to park up at the pasture. Please order enough wood initially as I have found I spend a lot of time delivering extra wood to campers. It seems as if you will typically go through 2 bundles per night on average. Also I supply a contractor size garbage bag to you if you choose garbage removal. It is also a good idea to text me when you have a solid ETA so I can be here to take you to the site. I want to mention that the two sites closest to the waterfall are a slight hike in and can only accommodate up to 4 person tents so if a bigger group or vehicle camping you will be placed at another site. We do have bear and a mountain lion up here. We are 420 friendly! Sites are on top of the hill in a very secluded spot with a small campfire. We offer organic vegetables from the garden and work almost everyday in our blacksmith/woodworking shop. For a nice experience for adventurous families, you are welcome to accompany us on our herding of our goats/milking, collect eggs for your own breakfast. We offer a unique place to unwind. Conveniently located near Watkins Glenn, Corning, Bath, and Penn Yan. Perfect get away and an inexpensive alternative to the hotels when you go to the races, lakes, wine tours, museums or many other great attractions around our area. Valley View is a convenient spot that's close to much of what the finger lakes has to offer. Chris was a responsive and friendly communicator. As stated in the description, it is rolling pasture, so finding a level spot with our 24' RV was tricky, but possible. Our friends in their vintage Westfalia van had a little trouble getting up the first hill. It was dark and a little frozen, but they DID get up. Get there before dark if you've never been. The interior roads are windy and very rolling. The spots give some privacy with the distance, but you can still see each other. If in a tent, you can pitch in a more secluded spot. V-View is perfect for those who want the feel of camping out with a big sky, yet close enough to civilization. Viewing the valley town and spotting the Montour Falls off in the distance is a treat. Bring your binoculars! We didn't get the best sunsets during our stay, but I imagine they can be spectacular from these sites. It's very rustic as described. We saw deer and there is proof of them all around the property, so don't be surprised. ;) Since our trip was in November, we were disappointed that the Gorge trail was closed, but we did the Rim Trail and it was still beautiful. Visiting and exploring the local towns was easy with lots of art and craft galleries, brew pubs and college town vibes. All in all, a good stay at a great price. Thanks, Chris!

We had such a great stay! The hosts were incredibly kind and welcoming, and their sweet pup made the visit even better. The campsite itself was wonderful: spacious, private, and stocked with plenty of firewood, which made our evening around the fire super easy and relaxing. Cozy and warm A frame! Nice wood stove that is easy to use. The loft bed was comfortable, remember to bring your bedding! We brought a couple strands of twinkle lights and made this magical little getaway perfect. Solar lights illuminate the pathway to the outhouse. We left a candle for the next guests. Enjoy! Very responsive host. I definitely recommend and will likely be back!

Steve's property was beautiful! We were graciously greeted by Lucy and Steve's wife(I'm so sorry to be blanking on her name, she was very welcoming as well!). Our stay was shorter than we would've liked, but following a nice dirt path to get to our site, we came to a nice cleared out space, with plenty of firewood with some covered just in case of rain. I had my wife and 2 year old with me, and it was so nice to sit by the fire, with absolutely ZERO light pollution to see the stars, and nothing but the sounds of owls and other wildlife in the area. We're already looking forward to booking another trip sometime next year!

Coming later in the season from our first visit meant more rain and fewer campers on the property, which was autumnally idyllic with all of the changing colors on the surrounding trees. We loved camping at the Pine Tree site! It was beautiful, quiet and secluded while still being conveniently located between Watkins Glen and Ithaca. Steve and his wife Anne were lovely hosts and always available to answer questions. Their shop was full of all sorts of treasures from handmade soaps and beautiful cards to tinctures made from mushrooms grown on the farm. The bath house has a composting toilet, cold water sink and shower that is solar heated in the summer. It's beautifully built earthen constuction decorated with gorgeous repurposed glass. Thank you for the much needed get away, we hope to be back soon!
