Our family-owned noncommercial ranch/campground nestled against the Raspberry ButIt is a working ranch with several horses, donkeys, goats, and dogs. In addition, we have lots of wildlife including but not limited to: Deer, Elk, Coyotes, Bobcats, Wild Turkeys, Mountain Lions, Snakes, and Bears. We are approximately 2 miles from the town of Larkspur between Spruce Mountain Road and Perry Park Road. (Please note Google Maps will try and send you to a location on Perry Park Road which is incorrect. Please refer to the map located on this website.) Due to our remote location, we have spotty Wifi. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and . Campers will be required to sign a Waiver and Release of Liability when camping with us. We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property. I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution. I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees. In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court. I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

There is a small corner store a couple of miles away, a local feed store where you can buy hay for tour horses, a little local coffee shop and small cafe as well. Come enjoy the country life just minutes from town! Because we also use our land to graze our animals, we ask that only one vehicle be parked at the site at a time. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

Secluded! Cool view on the distant horizon that was about a five minute walk away, and at night looking East over the blinking lights of hundreds (thousands?) of windmills. Not many places you will see this! Dark sky was also good as the Milky Way was directly overhead. Antelope also were around.

It was absolutely beautiful and extremely peaceful! Jamie went above and beyond in communication And making sure she was available to show us to the site! Jamie and her young son showed us the way, he did bike wheelies and double checked to make sure we we’re good while they showed us to our campsite. Couldnt ask for a better or sweeter welcome :) We slept wonderfully and it was extremely peaceful! 15/10!!!

Dan went put of his way to be helpful and offer options for me to get my rig fixed. I will definitely return. The view is great. Madeline's property was so tranquil and just a short drive into town. With views of Pikes Peak and plenty of space to spread out. We discovered we were a bit larger than the recommended RV length, but Madeline and her Mom were so accommodating! The property is peaceful and we could let our dogs off leash, which is a plus. Especially for our furry full-time travelers to stretch their legs. I would highly recommend a stay here!

1 night at Urban Flower Farm Oasis
The Yetman Flower Farm was easy to find, convenient to access Denver and a sweet, quiet place to get a great night's sleep. I met Doug, the owner, the horses and cats. Everyone was welcoming. There are beautiful gardens, one with a glass green house in which a small group was learning watercolor painting together. The whole stay was a very pleasant experience.
