Our family purchased the ranch a couple years ago. We are native Coloradoans who are interested in conservation. The Scott Ranch is a 147 acre, conserved ranch and boasts some of the most beautiful riparian grassland in the valley. We have hundreds of tall cottonwoods bordering 7/10th mile of private, gold medal water on the Rio Grande river. There are literally thousands of species of plants and animals on the property. Come enjoy the incredible sunset views from the firepit perched high above the large pond and be prepared for one the best stargazing experiences in the valley! Please know that we are not an RV park, nor do we want to be. We have only three sites overlooking the lower river corridor. This is intentional because we want your experience to be focused on the beauty of the ranch. The sites are flat and relatively private. Each site is 26x80 (easy pull through) with individual access to power (50 amp, 30 amp and 110 outlet) and water. There is common area that includes a large firepit, small table and charcoal grill for your enjoyment. You also have immediate access to a septic system station next to the sites, at your convenience. The Scott ranch is a working ranch. The lower corridor of the ranch will have livestock (cattle) grazing for several weeks out of the year. (Calving season is adorable!) For insurance reasons, guest access to the lower pastures and river corridor -- defined as any part of the ranch beyond the RV sites -- is only allowed through a separate reservation. Lance is an exceptionally courteous and responsive host. His land is truly spectacular. It's a private paradise for people that want to get off the beaten path with a camper. The river is beautiful and this spot it is totally worth the price. It may not be everyone's cup of tea without the amenities of a campground/RV park, but if you don't want all that and are looking for quiet breathtaking views, with space for your fur babies to frolic through fields and swim in the river, this place is for you. I'm so grateful I was able to spend time here and will likely return next year!

The only issue I had was there’s only one shower one bathroom for a lot of peopl. I would definitely go there again. It’s a little pricey, but worth the money. Oh by the way, make sure you bring money for the shower. Lol

We arrived late and checked out early. A quick overnight on our journey. So we didn’t get a chance to experience everything. I can say the host was wonderful. Walked us to our site. Explained everything about the grounds. They seem to have everything you could need. We backed our van to within 15 feet of a running creek. Nice. Beautiful location, not far from Pagosa Springs (10 miles ish). Would definitely return when in the area. Thanks!

4 nights at Grandview RV Resort

The folks at Grandview are pleasant, accommodating, and genuinely sweet. I needed a much bigger site. The tent sites are for small tents. But, they allowed me to rent an RV site instead for my glamping tent. The gravel does not always hold the tent pegs in high winds and I recommend a very thick ground cloth, plus a room rug for the floor of your tent. Very sharp rocks. One camper said he had a rough time sleeping on the ground. It’s not a complaint, just an observation, so you can be prepared. It was very nice of the Grandview folks to let us bring in our tents. ALMOST ALL camping sites within a 20-30 mile radius cater ONLY to RVs, no tents. BLM and Park camps allow tents, but have few services. The clubhouse is adequate and CLEAN. A bit like something from the 1970s, but we enjoyed the experience. The sites are very close together, so it’s helpful if you are open to meeting new people. We met great folks there who go every year, just because they like the staff. I agree! The view was okay, partially blocked by RVs, the clubhouse is vintage, but clean and useful: 2 toilets, 2 showers, full kitchen, and large gathering room. If you are looking for a place which allows tents, plus has electric and water, a club house with toilets, showers, and full kitchen, this might be the place for you.

Weekend Trip to Grandview RV Resort

We had an easy check in, the receptionist was very nice and gave us some great recommendations on where to go hiking. The tent site was just steps from the bathroom and showers, however, if you’re looking for a good amount of space, this is not the site for you. We had plenty of room for our tent, but the sites are on top of each other. You can hear plain conversation from the next tent over. There is also a community fire pit, gas grill, and kitchen for campers that is really convenient.

Our stay at Bristol Mountain/Broken Arrow Ranch was wonderful! We stayed in our 27ft fifth wheel and it was perfect. Plenty of room in our spot. The views were probably my favorite part of staying here. The property was clean, nice and very quiet. The location is great close to a few great hikes and scenery. It was close to Creede you could be to town in about 15 minutes which was perfect. I loved the phone booth lol. We had 2 dogs with us and it was fine for them! I would definitely recommend staying here. I have no doubt we will be back.

We really enjoyed our 4 night stay at the Grandview RV camp. We have just started camping in a 20' camper van, after downsizing from hauling a 20' trailer behind us, so were happy to have a smaller campsite with full hookups and literally just a few steps from the Clubhouse with bathrooms, showers and a full kitchen when we wanted to have more elbow room. The site was very level so no fussing with blocks when we came and went (which was every day since our driving transportation was also our camp accommodations). We really appreciated the friendliness of hosts, who went out of their way to make sure we were happy and had everything we needed to make our camp experience at Grandview amazing. Highly recommend this place for camper vehicles of all sizes and shape. The campground was also very clean and quiet for wonderful outdoors in nature experience!

Where to go

San Luis Valley

South Fork is located at the western end of the San Luis Valley, an expansive high desert valley home to towns such as Del Norte, Alamosa, San Luis, and Mineral Hot Springs. Drive along scenic byways, go wildlife spotting in designated wildernesses, climb rugged mountain peaks, chase waterfalls, soak in the hot springs, or explore the massive sand dunes of Great Sand Dunes National Park. Plenty of options let campers stay overnight, including developed campgrounds on public land, dispersed camping in the backcountry and wilderness areas, cabins, and private RV parks and glamping sites.

West

Head along the scenic Silver Thread Byway to the historic towns of Creede and Lake City. Nearly Rio Grande National Forest offers 1.8 million acres of diverse terrain, spanning woodlands, high desert, towering mountains, river canyons, geologic wonders, and more than 30 campgrounds, cabins, and dispersed camping options. Further west, San Juan National Forest offers another 1.8 million acres of forest for camping and recreation. Head southwest to the towns of Pagosa Springs, Bayfield, and Durango for culture, hot springs, and adventures. For water activities, head to Navajo State Park, just north of the New Mexico border.

North

Head north to Poncha Springs for hot springs and history or get artsy at neighboring Salida. The Sawatch Range and the San Isabel National Forest are home to Colorado’s largest concentration of 14ers, so peak baggers can take their pick or try the state’s highest peak. Explore ghost towns or fish and raft the Arkansas River. The area is home to plenty of forested, riverside, lakeside, and backcountry campgrounds. To the west, Gunnison National Forest offers more than 30 developed campgrounds, with tent sites, RV sites, and cabins.

When to go

Summers are popular times for camping and outdoor recreation near South Fork. June to October tends to be peak fishing season, though ice fishing is also popular in the winter. Leaf peeping and hunting are popular in the fall. The area also offers a wide range of winter activities, including skiing, sledding, snowshoeing, and snowmobiling.

Know before you go

South Fork sits above 8,000 feet. Some recreation areas and campsites are at even higher elevations. Be aware of potential altitude issues.
Campsites in national forests are often first-come first-serve, while campsites in Colorado state parks require advanced reservations.
Permits are required to cut firewood in certain national forests.
Be bear aware, especially when camping. Store food and other attractants in a bear proof container, away from your tent.
Fishing licenses are required in Colorado for anyone over age 16. There are bait and other requirements for fishing in some waters near South Fork.
