- Live Oak tent site is closest to compost toilet & water spigot. Parking right next to site. Located next to the back field with open sky. Plenty of shade & easy access to stars at night. One of our most popular tent sites.
- Coffee Berry site is the furthest site on the property. Definite favorite for self-contained trailers. Plenty of shade and privacy.
- Tree House site is great for smaller trailers/RVs or tent camping further out.
- Linden & Manzanita are both large sites in an open field. Bring shade! Perfect open sky for star gazing.

See a legal cannabis farm in action at all times of the seasons while sleeping in a fully functioning 2023 Jayco farmhouse edition camper. Local activities such as hiking and visiting historic Julian, a short drive to Anza Borrego are all in the area. We are located on the Los Coyotes Indian Reservation, make either a left or right from Hwy 79 onto Camino San Ignacio in Warner Springs, CA, keep to the left at the loop and drive out about 5 miles . When you reach the Ranger Station at the stop sign, make the first left at the sign located at 1600 Camino San Ignacio and drive all the way out to the back. The Happy Camper is located on the left.

About the property
Our property is in the high desert above Borrego Springs at 4,300'. We border Anza Borrego State property which means you’ll be adjacent to plenty of beautiful open spaces. There are many trails in the park which lead to the desert floor from our fence line. On a clear day you can see the Salton Sea from the bottom of the property.
We have great access to nearby points of interest including Borrego Springs which is 20 miles away, Anza Borrego State Park which is adjacent to Julian at 40 miles away, Palomar observatory which is 40 miles away and Cuyamaca Lake which is fantastic for fishing only 45 miles away. If you need to pop into town for any supplies or services you can access Borrego Springs (20 miles away), Julian (40 miles away), Ramona (45 miles away), and Temecula (50 miles away).
We have 3 horseshoe pits and 9 frisbee golf baskets for recreation onsite and we have incredible dark skies for excellent stargazing. You may see many different forms of wildlife including mountain lions, coyotes, foxes, bob cats, racoons, badgers, and rattle snakes. You will see many rabbits, squirrels and tons of birds of all kinds! We are really the perfect location for those who love the outdoors!
Owners live on site but we like to greet, meet, and then leave you to your stay! Please reach out if you have questions or concerns though.
About the listing
Our listing is for tents, vans and truck campers, trailers, or RV’s and we can accommodate rigs up to 25ft in length. A few of our 5 sites are pull through sites on dirt and may require some leveling. All sites are dry camping only as we do not have any hookups, though there are two bathrooms and water available in a centralized area on the property.
You can expect High desert and scrub brush environments. Any vehicle should be able to access our property but 4-wheel drive vehicle might make it a little easier to access areas on the outside perimeter of the property. While staying with us you can expect some noise from coyotes, raven….wind and a little highway traffic on s22.
Each site will accommodate up to 6 people. Amenities listed below:

The property is a transitional area where agave, juniper and scrub oak thrive. Wildlife in the area includes: Quail, Rattle Snakes, Lizards, Ravens, Roadrunners, Tarantulas, Rosy Boa, Mule Deer, Pack Rats, Bob Cats, Coyotes and at times Bighorn Sheep are spotted by Table Mountain. * Beautiful 40-acre Family-Friendly Ranch - a peaceful, private place to unwind and enjoy the serenity of nature. We are popular with families with small children, family reunion campouts and club gatherings. We are not compatible with guests who wish to play loud music or who wish to use noisy motorized vehicles.
We are an especially popular with self-sustaining RV's, Air Streams, Class A Motorhomes and Class C Luxury campers. As guests driving or pulling large camper units enjoy our easy, flat surface, drive-through gates. However, this is NOT a camp ground, and we pride ourselves on providing peaceful privacy for our guests. For that reason we do not host more than one group at a time...unless otherwise specifically requested by groups such as: family reunions and/or wilderness weddings.
* Your well-socialized, family-member dogs are welcome, also. But please be aware that this is a remote wilderness area with many wild animals, so plan to secure your pets safely at night.
* The most popular location is our main field has large shady oak trees on front of property. From there you can see the horses grazing under the shady oak trees.
* Some adventuresome 4-wd campers enjoy the camping among boulders with views of BLM, on the upper elevations of the property.
* This is also a good location to park your horse trailer(s) while you hike or ride the nearby Pacific Crest Trail or California Riding Hiking Trail.
* There are several boutique wineries offering weekend wine tastings and live music within a few miles.
* There is a taco shop within a few miles - open only on weekends.
* There is a convenience store within a few miles - open 7 days a week.

THE AREA: Tucked away under a grove of oak trees, and circled by manzanita trees, sits "Manzanita Cove". A secluded glamping site that contains everything you need, including a private (seasonal pond). This private site is provided with about 1/2 acre of seclusion and equipped with everything needed for an amazing outdoor experience. The total property is about 5 acres, but is shared with our AirBnB: "Julians Red Fox Retreat", which can be booked separately or together with our "Manzanita Cove" glamping site. Because of the shared space, we do limit the number of guests to two, and ask that you be respectful of the space and noise level when booking independently. There are several hammocks around the grounds to relax as well as a few short trails to walk.
The property is about a 7 minute drive from downtown Julian and Wynola.
WINTER/ SPRING GUESTS: Access to the site is down a bit of a steep dirt road, so we suggest that winter and Spring campers (wet weather) have AWD/4WD or park at the top and walk down. Otherwise is it accessible by most vehicles other parts of the year. Please do not stop on the hill when leaving. You will spin your tires and damage the road.

Loaded with history, and set on the "La Posta Pluton," we are 3000 feet above the California's Imperial Valley. Sitting on this land is the historic Desert View Tower, which will turn 100 years old in 2020. The view of the tower couldn't be in a more epic setting. The sunsets, stars and views are world class. Weekend Trip to The Happy Camper
Davida really has a great thing here, She has thought of everything. The camper was set up with all the things needed for a wonderful glamping experience. Running water, flushing toilet, hot shower, a stove, coffee maker, and the queen size bed provides restful night sleep, Relax outside enjoy Nature! Soak up the sun in the cowboy tubs. Thank You for having me for my birthday trip the extra thoughtfulness was greatly appreciated. 2 nights at Manzanita Village Retreat
I couldn't believe how vast and open the landscape was. Near the hermitage are some chairs overlooking the field below, which is a perfect place to watch the sunset and also for stargazing. The view of the night sky here is just incredible — I did some open-eye meditating under the stars and it was a profoundly tranquil experience.
There's a beautiful array of chaparral forest flora – I recommend venturing a bit down the path directly in front of the hermitage, which feels like an oasis. I also suggest hiking up the hill beyond the kitchen building, where you can get a panoramic view of the entire area. Birdwatchers will have a field day: I spotted many different varieties; as well as a jackrabbit and a few lizards.
The hermitage is tucked away and felt very private, while still being only about a 5 minute walk from the bathroom, kitchen, and outdoor dining area. The kitchen itself has everything you could possibly need: stovetop, oven, microwave, and a wide variety of pots, pans, utensils, strainers, etc. Tom was a friendly and responsive host.
A few things to be aware of:
- There's no outlets in the hermitage, so be prepared to charge your phone in the kitchen or dining area if needed.
- The hermitage gets hot during the summer day and stays warm at night, even with the window open.
- There were some spiders in the bathroom, and 3 hitched a ride home in my overnight bag. They're harmless, but worth noting if you're an arachnophobe.
- Bring a headlamp. It gets dark.

I went up to Julian to watch the Perseid meteor showers. This location is excellent for watching the skies all around! It is a very remote location, and it was windy and hot (high desert). Another group was camping on the site, too, and it was nice to have people to chat with and watch the sky! Unfortunately it clouded up before midnight, but we did see some spectacular meteors. I was able to access power for my tiny trailer. I opted not to use the outdoor shower. A great place to watch the sky!

Tent camped at T7. This site and T5 are the closest to the road, but there are not that many cars that drive by so it was not an issue. The sites are very large and could easily fit several tents if needed (I only had 1). Went at the end of July so it was hot, but there was a good breeze. Saw some wild turkeys, 2 donkeys on the property, and 3 cows came running into the meadow and enjoyed some grass. Bathroom was clean and a short walk from the camp sites. Julian was 15 minutes up the road. It's a little lower elevation than Julian. No water so bring water. Quiet and relaxing night away. Will go again maybe in a cooler season

We had a wedding nearby and wanted to make the most of the road trip to explore the scenic area. This campsite was such a great value with all the amenities we needed tucked into a little getaway... while also being just minutes away from Julian! Diana was so accommodating and communicative with our late check-in, we had no issues finding our way there. The cherry on the top was waking up to a flock of cute little turkeys outside our car 🥹✨

It was easy camping on Adil’s land! Was easy to find and my little Prius was able to drive on the property. We found spot to pitch our tent. We love that it’s dog friendly. Adil was very kind and answered us promptly when we had questions. Area was clean and it was quiet. It was cute watching quail running around in the morning when we had breakfast. About 30 minutes to go to nearby town to have some pie and coffee. Highly recommend!

We had such a wonderful stay here for my boyfriend’s birthday! We chose the RV for a glamping getaway, and it exceeded our expectations. Everything was spotless, well-maintained, and very comfortable.
The host was incredibly responsive and answered any questions we had right away, which made the whole experience smooth and stress-free. We also really appreciated the thoughtful complimentary items—they were neatly organized and made us feel so welcomed.
The location was perfect for exploring Palomar Mountain and enjoying the surrounding nature while still having a cozy place to come back to. It was also a great place to bring our furry family member, which made the trip even more special.
We couldn’t have asked for a better birthday getaway and would definitely stay here again. Highly recommend! 😊❤️
