Fat Owl Farm

Share space on our small mountain homestead in the Appalachians. Stay in a tiny cabin with deck space and outdoor food prep area. Twin over Futon bunk bed(or a guest could sleep on the porch sofa which is a futon, if the weather is good. Drinking water provided if requested.  Chicken, dogs and cats on the farm. Our homestead is located up a steep gravel road and though the property is secluded, the cabin is near the main house. It is a Family atmosphere and a living farm so there will be noise from domestic and wild animals.   Unplug and reconnect with Nature. No Wi-Fi or electricity, but a mini solar panel charges a light. Be aware there are snakes and spiders; creepy crawlers of all types. We are a chemical free property, please don’t bring toxins onto the site (this includes chemical bug sprays). We’ll help remove critters as needed.   Elevation 1200ft; we’re 1/4 mile from Shenandoah National Park. Guided hikes and farm tours available (for a fee) if interested! We also have eggs for sale when our chickens are laying.Come stay in a secluded, relaxed environment where you can unplug and reconnect with Nature. Take naps, sit by the campfire, quietly read or meditate without being attached to your daily gadgets. Take in the mountain air and allow yourself to balance mind, body and spirit.

My husband and I first lived on this property shortly after marrying 17 yrs ago, we moved to AK and back in 2013 and have been building our homestead from the ground up ever since.  We love this mountain and consider our home a Beautiful Magical Place!  We daily connect with the glorious natural elements surrounding us and give thanks constantly.  We’ve learned a lot over the years about living with The Land and want to share this space with like-minded others.  We tend to “rise with the Sun, and sleep when it’s done”, so don’t be surprised if you see David or myself, or our kids playing/working on site.  If you like to chat, we’re usually available, if you like your privacy, we respect that too.   There are a handful of neighbors, and  sometimes cars travel up or down the road, but generally this is a quiet, peaceful area.  Our two old time scotch collies keep most wildlife away, but once in a while you get a glimpse of turkey, or hawks, rabbits, etc…. Hiking and exploring the woods is welcome, but don’t stray to the neighbors 

 We recently acquired a rare chicken breed, Scots Dumpies, and are trying to increase the flock, so there may be a chance to see baby chicks.  The Stars do their thing on clear nights and are an amazing sight with the near zero light pollution.  We love to view the stars and Moon in all her phases.

We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too!

Life is in constant fluctuation up here at our mountain home, which is how we like it!  Camp out with us and see why!

After turning R onto Park Drive, keep an eye out for this sharp L turn at the white wagon wheels. If you miss it, turn around in our upper driveway.  

The gravel to the right is the cabin parking area.  You are welcome to drop your things off at the cabin, but we prefer you to remark in the spot plea

Enjoy our family's 32 acre eco-wonder property that features forested mountain walking trails, two small ponds, seasonal waterfall, and the Potomac River that runs through it. Perfect private retreat for nature enthusiasts, writers, artists, musicians, contemplatives, and small families. MountainTop got its namesake over 30 years ago for the small mountain plateau that resides at the top of the property, just a short hike from the cabins and campsites. One can easily find the soothing voice of water nearby at the seasonal waterfall or alongside the flowing river. Rejuvenate with friends, families, nature lovers, and contemplatives. Mountaintop offers superb stargazing, swimming, fishing, hiking, strenuous mountain biking, camping, serenity, peace, and connective nature immersion. 

There are currently three sites: the MountainTop Cabin (sleeps up to 4); the Retreat Cabin (sleeps up to 4): and the Fern Grove campsite (sleeps up to 4). You can book a cabin or the campsite for your family, or the whole place for a small group by booking each site--that will ensure privacy.  The two cabins have high speed internet access and the tent site can get access by walking to the Peace Pavilion. Last year we hosted  wellness retreats for small groups at this little oasis tucked in the mountains of gorgeous West Virginia.

About the property

Home to two natural springs as well as plenty of surrounding woods for nature hikes, foraging, or light mountain biking, our property is within striking distance of Monticello, Rivanna River, James River, Shenandoah National Park, Charlottesville, Blue Ridge Parkway, Pleasant Grove Park, and more. The nearest towns are Charlottesville, Scottsville, and Palmyra.&nbsp;

Within 5 miles, enjoy amazing canoeing, hiking, fishing, and disc golf.&nbsp;

Hosts will greet campers and are generally around to address any issues or questions, but the site is totally private, so you’ll enjoy plenty of seclusion during your visit.&nbsp;

About the listing

The tiny house has three twin sized beds; one on the main level and the other two lofted above the main floor on opposite sides and accessed by a ladder. There is also ample space for setting up a tent outside of the tiny house and some campers have even managed to pull a small 8x10 trailer into the campsite.&nbsp;

Take advantage of access to a private fire pit during your stay. There is also a stove in the cabin to keep you warm.

The outhouse features a pit toilet.&nbsp;

Early check-in or late checkout can be managed on a case by case note, depending on whether or not the campsite has other reservations.

Pets are allowed. The property is a working farm, so please respect the animals and those who are working and be sure to close the gate behind you if you opened it.&nbsp;

There is no kitchen in the tiny home, but some minimal and random cookware is provided, along with a small camping stove, if you would like to bring your own camping stoves.&nbsp;

Running water is not available in the cabin. The Host will provide five gallons of water for you and can always refill up at the farm, but feel free to bring additional water with you as well.&nbsp;

There is no WiFi, but there is good cell service for all carriers.

Sweetwater Farm Trail Center

With multiple campsites, car camping, and remote primitive sites, there are plenty of options for your next adventure. Located on 600 acres, we have developed the previously used agriculture land into a trail center in hopes of transforming the property from an underutilized farm into a facility that could support local outdoor recreation use and programming. Currently there are 14 miles of purpose built trails, with plans to install up to 30 miles of natural surface trails that will create access to and feature the natural beauty of the property, which includes open meadows, mature hardwood forests, rock outcroppings, an area of volcanic activity, seven freshwater springs, headwater streams (including Brook Trout habitat), and three distinct knobs. These features provide a rich and unique landscape for a trail system. With so much here, there is no need to leave the property. But if you’d like, we are sandwiched between the Monongahela and George Washington National Forests. An outdoor enthusiasts dream.

Altamont Farms

Welcome to Altamont Farm, where nature's grandeur meets rustic elegance! Perched atop Goin Hill, our Sunset Pavilion beckons with breathtaking views of the James River and the majestic Appalachian Mountains. This off grid cabin has a cozy Outhouse, a fenced front yard for your furry friends, and a charming glass-enclosed cedar room with a queen-size bed suspended from the ceiling. Warm yourself by the real wood-burning parlor stove or step onto the small deck to savor the outdoors.


Thunder BRidge

Starting December 1,  or first night below freezing we will be closing down Bath House and only access will be at outhouses. Only sites near outhouses will be open and there will be no access to water. 
Situated at the foot of the Blue Ridge Mountains and bordering the Jefferson National Forest, Thunder BRidge has scenic, large, private tent sites and cabins in the woods for those who want to experience camping at its finest. Many of the sites border Elk Creek. Our RV sites are large, flat and at the edge of the forest in a well kept open green space. 

Our 100 acres was originally a camp built by the Civilian Conservation Corp in the "30s and early '40s, then a boys' juvenile detention center and Big Brothers'/Big Sisters' camp, which closed in 2009. The tent sites and cabins are in the forest, away from the buildings out front, but you're free to walk around and check out the historic site. Most of the buildings out front are artist studios (currently for 16 artists). We like to share the camp with others and watch it come back to life. 

All within a short driving distance are the Natural Bridge, wineries, breweries, Natural Bridge Zoo, Safari Park, Dinosaur Kingdom, Appalachian Trail, Blue Ridge Parkway, James River, historic Lexington, Devil's Marbleyard, Glenwood Horse Trail, swimming holes, etc. We have river access 2 miles up the road if you'd like to fish or put your kayak or canoe in. Truly, there is something nearby for everyone. We'd be happy to give you recommendations of things to see and do. If you are a star gazer you won't be disappointed by our dark sky.

We want to share our property with those who want to stay for more than one night, so we do not accept inquiries of single night stays.

Each cabin has 6 cots with mattresses. Bring your own sleeping bag/sheets/pillows

Site 1 is our only RV site with 30/50 amp hookup and water available. It has a shaded, large lot. 

Camp Kilo

Discover peaceful seclusion on this 16-acre primitive campsite, perched atop a hill with stunning eastern views. Greet each morning with a breathtaking sunrise and soak in the quiet beauty of nature all around you.

Located just yards from the Shenandoah National Park border, this spot offers a true backcountry feel with the convenience of being only 30 minutes by car from the park’s main entrance. It’s perfect for hikers and nature lovers looking to unplug. Cell service is available if needed.

Access requires a half-mile uphill hike, adding a sense of adventure and keeping the area serene and private. There is no vehicle access to the campsite, and campers must bring in their own food and water. This is a pack-in, pack-out site with no amenities, ideal for those seeking a raw, off-grid experience.

Pets are welcome, but must be kept under control and respectful of wildlife. Campfires are allowed in accordance with local fire regulations. Please check current guidelines before lighting a fire. The site comfortably fits 2–3 small tents (2–3 person tents recommended).

This property has many guest cottages all over it but only 1 RV spot! Enjoy relaxing in your RV by a picnic table and chairs. Not much room but a good spot to park and be close to wineries/breweries. No dogs please.

The Blue Ridge Tunnel is also a famous, historic site just minutes away. We are nearby many local breweries, restaurants, good grocery stores, art & antique shops. Great for folks wanting a quiet and restorative getaway.Our check-in window is between 3:00- 7:00, if you need to check in later message us and we'll try to accommodate. If it is significantly later, you can purchase this as an extra. We do observe quiet hours after 9:00 pm to ensure peace and quiet for everyone on the property.&nbsp;

Hawk Nest Mushroom Farm

The wooded area is next to my house.  There's about 4 acres to explore and a gravel road rarely traveled for a nice walk to a view for a great sunset.&nbsp;&nbsp;Harrisonburg is 5 minutes from here and has lots of night life, micro breweries etc. I have long power cords if you need electric at the campsite. You may hear owls hooting at night.&nbsp; The campsite is under white pines with a thick bed of pine needles. There are several campsites under the red cedar trees that are naturally bug and mosquito resistant.&nbsp;&nbsp; &nbsp; Shenandoah National Park is about 45 minutes away if you go to the 33 entrance and 45 minutes away to go to the Luray entrance. Lots of bears there and hikes to waterfalls. No hunting there.&nbsp; Solar panels provide half of my energy needs. GW National forest has lots of hiking and mt biking and is half an hour away. Great views of the mountains from the&nbsp; campsite area.&nbsp; I'm dedicated to having lots of native plants and trees. I do not spray any pesticides.&nbsp; Plenty of free firewood. Not too far off interstate 81.&nbsp; I give tours of the mushroom farm whenever the weather isn't below freezing.  I don't recommend anything larger than a conversion van. Very small pull behind campers are OK . All campers are required to leave every day from 1 to 5. Belongings may be kept here.  There is a bathroom inside the house.  No showers , please guys relieve yourself behind a tree instead of tying up a bathroom .. Harpine Highway is nearby and does have some trafffic noise but it's not close enough to discourage most campers.

Twin Poplar Farm

The Farm is located on 65 private acres of Woods and Field on the Tye River. This is a place for people who love nature and want to be out in it. We have chosen to prioritize conservation over ease of access, so though the sites are all walk in only  [or paddle in!] this means you will camp on the grass or leaves not the gravel of a parking lot. 
There are only 3 sites on the land so you can soak up nature without noisy neighbors.

"Twin Poplar" refers to the Tulip Poplar's extraordinary tenacity, after being cut down, like the Phoenix who returns to life after death, a Poplar will often regrow as two "twin" trunks. A chance for a new life and growth!

End of the day, fire by the river. The Beach is a perfect spot for fires and to put in or take out for a paddle, just steps from the camp site.

Rockfish River Landing

Property lies along the Rockfish River in Southern Albemarle County, a short drive to country stores and many public boat landings on the James River. There are no public boat landings on the Rockfish River so you are ras likely to see a Blue Herron as another paddlers. Fishing is best in the spring when the Smallmouth spawn.
