Lake Livingston is a large 23+ mile lake. We bought the property in 2014 and did upgrades on weekends, love the views, fishing, campfires, and meeting people so we opened the first cabin in April of 2018, now have 5 cabins and 9 rv sites and welcome you to enjoy the lake as much as we do. Every season of the year is a little different and all are wonderful! We are in nature, and across street from wetlands, yet only 2 miles from city grocery store and restaurants! Easy to access off the Interstate.
Close to amenities of groceries, restaurants. Full Hook up!
Small and intimate.
However if trains bother you, this is not your spot. The train track is right across the highway.
Our sight was littered with cigarette butts and some other trash. No access to a dumpster.

Our stat at Providence Farm and Ranch was wonderful. Gary the host was so easy on communication and such a wonderful person. Its a beautiful, quiet place. We will be back when going through Texas. Highly recommend Providence Farm & Ranch. 😊

It’s a very nice new place with a great pool and lake views. It’s a very big park and we were there in a Class C on a slow weekend. It had a very nice kids playground and a venue for a live band or performance that was near the pool. We had an afternoon snack at the Restaurant that was good. It’s very much a bar type food restaurant. The water and ice tea had an odd taste like the water softener put too much salt in it. The wait staff was friendly and efficient. There was a pool swim up bar that was staffed from the inside restaurant bar, but it was a light weekend as the park and pool were not very busy. The RV sites were long and plenty wide. I was in a section with only 3 RV’s near by and the pedestal voltage was only 111 volts on the 30a circuit. While sufficient for my stay could be a problem if they were very full in the heat of summer. The Dumpster was in the far corner of the park which is large. They could probably use a bit more lighting through out. I had to use a flash light to get to the dumpster at night.
We will definitely be back. Next time in our Class A to test out the 50a service.
It might be interesting to see if the pool or restaurant can handle the capacity if the park was full. There are a lot of sites

There were a few minor hiccups due to the age (2 mos.) of the establishment. The amenities were clean and organized. Unfortunately, the arcade was not up and running yet, but I'm sure will be nice as well. The pool and swim up bar were a great way to beat the heat and the on-site restaurant was really good!

This place was perfect. Nice and quiet, the hist had just tge ight balance of being welcoming amd courteous while giving us privacy. The grounds are well kept, and the pool was amazing. I'm honestly torn between wanting to tell everyone about how great it was, and keeping it a secret.

This place is quiet, just far enough off the interstate to eliminate noise but close enough to be parked in less than 5 minutes leaving I-10. Nice level concrete pad and Gary communicates well for any questions. All utilities in great shape, better than RV parks.

Great spot for the night. Water electric and sewer. Watched the horses and cow in field. Very windy but nice stop. No trees which was fine for us because still cool but could get hot in summer. Thanks for a wonderful spot to stay

Our stay at Gary’s was perfect. The site was level, access was easy and hookups were new and very convenient! Plus we got to see the sunset! Gary was great with communication and even lent us a ladder in our time of need. We will definitely stay again if we are in the area!
