We welcome you to come enjoy the seclusion and dark sky on a working cattle/exotic hunting ranch in the Texas Hill Country.&nbsp; My great great grandfather established this ranch in the late 1870's and our family still lives here today.&nbsp;&nbsp;We are located in Real county just north of Leakey, Texas on US Highway 83. &nbsp;Our campsites are on the head waters of the West prong of the Frio River. &nbsp;Our Grapevine Springs have continuous flow the year round.&nbsp; You will enjoy the gurgling creek, hiking, swimming, solitude and our sunrises and sunsets, and big and bright stars in the night sky.&nbsp; We have tall hills and hardwood trees, Spanish oaks, Escarpment Cherry, Black walnut, live oaks and other oaks.&nbsp; We have wild animals; white tail deer, turkey, hogs and exotics and seasonally songbirds and butterflies on the ranch. &nbsp;We are close to Lost Maples State Nature Area and Garner State Park.**Make sure your vehicle has plenty of clearance. Truck or SUV work great**

Utopia Oaks RV park was opened in 2021. It's an incredibly clean, peaceful and serene park. It is located in the beautiful hill country, right outside of Utopia, Tx. We offer a quiet park with inspiring scenery and wildlife in every direction.  Amenities are still being completed, but we have great wifi, a bathroom, and large spaces. We welcome you to come enjoy complete seclusion in the hills of Utopia. Come for a week or stay for a lifetime!

Camp Cold Springs

Camp Cold Springs is a newly renovated RV park situated on 14 acres along the Frio river with approximately 450 feet of Frio river frontage. Located 2 miles north of Garner State Park at 1101 Cold Spring Ranch Rd Concan, TX, we offer 50 full hookup RV sites with 30 and 50-amp connections available at every site. We have pull-through and back-in sites that either live in the shade or soak up the sun. There are two private river access points on the property for guests that lead you down to the cool, refreshing, gorgeous Frio River. Alongside the river, you will notice our spring-fed pond where many of our junior campers enjoy fishing. The river frontage at Camp Cold Springs is perfect for all ages with easy access walking down to the river. We have a large, generally flat, shallow area that is great for little ones to roam around or guests that enjoy lounging in the refreshing Frio waters. The rock island is enjoyed by our more adventurous guests that like to take an aerial approach into the river, while on the southern part of our river, guests enjoy the 2-4 foot deep swimming areas of the river. Camp Cold Springs is pet-friendly and has amenities such as a bathhouse, an office with a store, a basketball court, a volleyball court, and other lawn games.

A family owned and operated 15 acre campground park with full hook up RV sites, along the Frio River, 5 mins from Garner State Park in Rio Frio, Texas, with direct river access on both sides of the crystal clear spring-fed running waters at this magical swimming hole with a picturesque bend that has served as campgrounds for many families since the 1960's that camp, fish, kayak, and tube to Happy Hollow and Garner State Park. The property is lined with massive cypress trees, a pecan grove, vast amounts of wildlife, and amazing starry nights perfect for stargazing, camping, swimming, fishing, kayaking, hiking, tubing, and campfires. Choose from 9 RV spots, 25 tent camping sites with electricity, 50 primitive camping sites, van/car camping sites, many boondocking sites, 3 extra special primitive river side sites, and soon to come glamping sites. 

7 RV sites come with full availability to 30/50 amp electricity, water, septic tank, picnic table, bbq grill, high speed wifi, and all sites come with access to amenities such as a resting pavilion with tables and furniture, clean restrooms, full hot/cold showers, large screen tv, cooling fans, outdoor cooking gas grills, Texas sized bbq smoker, dog park, games for kids and adults, a monarch butterfly sanctuary and a new organic farm in the process. 

Located on Ranch Road 1120, 5 minutes north of Garner State Park our property is the public access point for tubers and kayakers to jump in and float to Happy Hollow, Garner State Park, Neal's or Andy's. Rio Frio is 10 minutes south of Leakey and 10 minutes north of Concan away from lights and lots of noise. We have firewood available at discounted rates for larger bundles than stores. We please ask that you respect all wildlife as we are in process of becoming a monarch sanctuary. There are many types of birds, butterflies, axis and whitetail deer, wild turkeys, rabbits, armadillos, and fish. No hunting and please have your fishing license.
