This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. Sixty acres of magical trees, a one acre pond, and a three acre field. From the road there is a two hundred foot elevation gain to the top of the hill. Along the way are several hundred feet of rock ledges, caves, and critters. Most of the land is sloping, but the hilltop is flat as a table, with prehistoric-looking ferns under a dense canopy of mature trees. The campsites are ultra secluded- about a quarter mile apart from each other. All sites include a fire pit, cooking grate, picnic table, and sites 2&3 have platforms. Camp ONE: is on the top of the hill, and a small car can be driven to within 150 feet of it. It is pretty flat, and surrounded by blackberry bushes, ferns, and trees. Camp TWO: is on a bluff overlooking a picturesque swamp, filled with hemlock trees and ferns. This site can not be driven to with anything less than a high clearance SUV (ie- jeep wrangler), so I consider it a hike in site. It is under a ten minute walk from the pond and parking lot, but the view and feel is worth it. (It has been brought to our attention that there is occasionally a group riding atvs on a neighboring property that are audible from this site. We have no control over what time it happens, so please keep this in mind) Camp THREE: is accessible with a four wheel drive vehicle, something at least as high as an SUV. It is the closest to the house and pond, but still far enough to feel secluded and completely private. If you choose to walk there, it’s only a couple minutes from the parking area. Throughout the property, there are many quiet places to hang out, flat spots to do yoga, trails to explore, and fishing and swimming in the beautiful pond. There are many places to hike in the area, an Eagle Trail and in winter, 2 miles away, is a Nature Preserve that rents snowshoes and has trails for snowshoeing and cross country skiing, Very rural and private, even though we are only 25 miles SW of Albany, NY the capital of NYS, here it is quiet and peaceful. We do have 3 very friendly dogs that will want to be your best friends. Also farm animals that you can meet. There will be farm noises, roosters greeting the morning and various grunts and snorts... far less noise than any modern city. Albany, along with the surrounding areas, have many events etc going on. There's hiking, biking, nature parks, horse racing, concerts, festivals and events and so much more. everything you’ll ever need for a cozy stay outdoors. we chose this spot because of the tiny shelter it afforded during what was going to be below freezing temps. The kitchen space and bed set up was much appreciated and allowed us to focus enjoying the stay itself. The owners were super helpful getting us setup and providing a welcoming space. Bring layers and everything you need to keep warm in the winters - we even caught a light snow storm on our morning of departure! would come back again.

We absolutely loved the Beechwood site!! It was private and well-maintained, complete with firewood, a clean outhouse with composting toilet, a really nice fire pit, and a container of non potable water. A few steps away from the hiking trail that led us to an amazing view at the lookout point, and there is a fresh spring at the base of the trail. Adele is a wonderful host, and her farm is truly beautiful. The 3 camp sites are spaced far apart in the woods behind the farm, and the Beechwood site in particular comfortably accommodates one large tent (there were two of us staying), and also has a picnic table with benches, and a wooden rocking chair by the fire. We had an awesome time, and we’ll will definitely be back!

Spring 2023: Maplewood received extensive flood/water damage over the winter requiring extensive drainage work and regrading. We also added a layer of fresh sawdust to the tent area on all our tent sites for a more comfortable nights sleep.

Beechwood site is remote, well maintained and a level area for your tent. The site is difficult to find in the dark so make sure to get assistance on your first visit.
