Welcome to Blackwater Ranch, nestled on the Florida-Georgia line, where the sun shines bright and the Blackwater of the Saint Mary’s River meanders through the countryside. Located just 35 minutes from Jacksonville and an hour from St. Augustine, this serene compound spans 10 acres, featuring 1300 feet of riverfront and 2 acres of open field, with the rest covered in native woods. We specialize in private venue events and primitive tent camping, offering a peaceful retreat into nature. Our property is surrounded by 150+ acres of protected preserve, offering guests complete privacy. We have a spacious 70' open-air barn with electricity and water, an outhouse-style restroom with lighting, and a handwash sink. Guests can enjoy untouched nature, fishing, paddling, walking trails, grilling, disc golf, firepits, swimming, or just lounging. The water is rich with tannins from the Okefenokee Swamp, giving it a tea-colored appearance that is black in over 1ft in depth Is the river water safe for swimming? Definitely! The water is free from agricultural runoff and pollutants, and it even has natural antibacterial properties Is the river rough on the feet? No, the property sits on an ancient 8,000+ year old sand dune called Trail Ridge, with soft white beach sand Does the river smell? Not at all How bad are the bugs? While we recommend bug/tick spray, mosquitoes/flies don’t overrun the property. Are there wild animals? Yes, wild animals can make an appearance at any time. Is hunting/shooting allowed? No, this is private property. BB guns and archery are okay with adult supervision. Family-friendly? Yes! But please note that there is no lifeguard on duty, so watch children closely, as river currents can be strong at times. *Swim at your own risk* Are there stores/restaurants nearby? Yes, a small country store only 2 minutes away, along with Dollar General (6 minutes), Walmart (10 minutes), and plenty of local restaurants in Macclenny. Things to do? THE Farmstay for Animal Lovers!

Rooterville is a nonprofit sanctuary, home to approx 100 rescued farm animals of all types, THEY make it an amazing place to visit! When you stay with us, you are welcome to explore the sanctuary and interact with the animals. The only place off limits is our cow pasture. But you can book a cow cuddle if you'd like to go in and interact with the cows, especially the Highland cow. It is a wonderful experience for the cow lovers. Come on out to the country for the experience of a lifetime interacting with sweet farm animals in luxury accommodations or bring your own RV or a tent and "rough" it in your choice of spots on our beautiful 20 acre property surrounded by lots of amazing wild creatures of all sorts and our friendly animal ambassadors. We have butterfly gardens, one with a bee hive, and we're surrounded by natural woodlands in a convenient yet private and peaceful setting. Maybe you'll spot a bald eagle getting a meal from our ponds! There's so much to see and enjoy right here at the sanctuary, we have over 100 rescued animals who can't wait to meet you and maybe bum a snack from you too. You are welcome to bring snacks to feed the animals or buy some from our gift shop. If you get bored, there is plenty to do nearby: Goldhead Park, a paved Bike Trail, Jacksonville, St Augustine, High Springs, Ocala and Gainesville are all within an hour's drive. Melrose is quaint and rural. We don't rush here. Except at feeding time! You'll get to experience that too if you get out early enough. (9AM) We can't wait to meet you! You'll come as a guest and leave as a friend! No smoking in our units, no pets due to our animals and our Anatolian guard dog who will love you but not a pooch they don't know. CAMPERS & RV's, NO ADMITTANCE TO THE SANCTUARY FOR BOOK-IN AFTER 10PM WITHOUT EXPRESS PERMISSION, please be considerate of the owner and others here trying to sleep! You are welcome to come and go as you please after you are here of course. Campers and RV's especially will need to be considerate of other guests on the property when setting up after dark. We have space in the front of the property to boondock for late campers' arrival and we'll get you into the sanctuary and set up in the AM if you get here late.

Lakefront Sweet Spot, N Central FL

LAKEFRONT RETREAT! Boondock parking/tent camping spot or bunkhouse accommodations located in north central Florida lake country with an 'old Florida' feel, at homeowner Host's parcel on a small lake (private, i.e., no public access) that offers fishing, swimming (sandy-bottomed), birdwatching, and plenty of outdoor seating. HipCamp listings provided by an experienced, highly rated Host on other lodgings platforms, and fellow van-life traveler. Lakefront property is located in between Hawthorne and Interlachen out in the wooded countryside (decidedly rural) on a dead-end road as it turns to dirt -- usually very peaceful and quiet. Central location serves as a good base camp for day trips to the ocean beaches at either the Atlantic or the Gulf Coast, the manatees at various springs, or Ocala horse country. Variety of shops and restaurants are located in Gainesville to the west or Palatka to the east, both an easy drive on S.R. 20. BOONDOCKING SITE: Must be self-contained and leave no trace. Accepting only one camping guest vehicle at a time. The homeowner property is fenced with drive-through wing gates, host will greet you upon arrival so you can choose your spot either in the shade or in the sun or somewhat in between as the sandy ground slopes gently to the private lake. Best for vans, SUVs, or those with car and tent. Please inquire regarding compact RVs -- due to overhanging branches of oak shade trees, and limited size of the 0..66 acre lot, cannot accommodate large RVs or travel trailers. Potable water available from the yard's garden hose, but cannot offer power, and there's no public restroom or dump station. Small bags of trash or two can go in our communal covered trash bin. BUNKHOUSE OPTION: Charming dry-camp lakefront cottage (no running water) with basic electrical (cannot handle high-draw electrical devices like heaters or A/C units) has a van-life type camp toilet (bag #2, collect urine/#1; proper disposals supported by Host), jug of local spring water for drinking, bed options include a new twin mattress in upper sleeping loft and a new cot-width padded chaise lounge below (clean fitted bottom sheet and pillowcase provided per stay). Guests provide their own towels and toiletries. Some basic camping kitchen/household items provided. Guests are welcome to use the homeowner Host's vintage rowboat, kayaks, communal firepit, and/or wooden dock. Or there's a small tire-rim firepit by the shorefront. Firewood bundle with kindling available for a small fee. Not best property for traveling with pets, may be negotiable on a case-by-case basis, due to homeowner's dog (communicate directly with Host prior to booking). Guest pets would have to remain on tether at all times while on premises. Also, why care with gates must be practiced, such as securely latched and closed after going in or out, due to homeowner Host's dog.

We are The Florida Coalition for Peace and Justice. We are 1.7 miles away from the Florida Trail, minutes away from Hampton Lake with a boat dock, and a short drive away from multiple Florida springs and natural attractions. We have 15 acres under 100 yr old Pecan grove. Surrounding view is a 120 acres of pine forest, 40 have been cleared. There are wetlands and cypress groves and a beautiful view of the sky, good for star gazing or birding. Tent camping is available in flexible but designated areas around the property. We have edible plants, chickens, dogs, and other wild life, like gopher tortoises, who call this area their home. There is occasionally a buzz around the grounds with activity with our many projects, but the stillness of the late nights and early mornings lend to a peace filled atmosphere. A tour of all the grounds and mission of our 501c3 may be offered upon request. We have a meeting hall called the Peace Education Center that is available for group activities upon request.
