This spacious land is over 4 acres of high desert with breathtaking 360 degree views. Only 45 minutes from Flagstaff, 30 minutes from the historic Grand Canyon, and only 36 minutes from Williams, this property is in the middle of it all. 40 acres of primeval Juniper forest, with trees dated at 1200 years old, create the perfect solitude getaway. Camping here in Coconino County north of Ash Fork and Seligman, down 10 miles of isolated dirt road - this is far enough away to feel remote and surrounded by nothing but ancient trees. Yet there are many cool destinations not far away: Once you get out to the highway, Williams is 30 minutes away so you can plan you visit to the Grand Canyon or ride the Grand Canyon Railway. Another 30 minutes in that direction to reach Flagstaff with its skiing, nightlife, observatory, and eclectic culture. Continue exploring and you can visit the red rocks of Sedona, the natural caves of Peach Springs, and the crystal-blue waterfalls at Havasupai. While you're camping, enjoy the peace and quiet surrounded by meadows and ancient Juniper trees. Bring your fifth wheel, camper, toyhauler, or even your tent. Bring as many friends with you as you'd like - there's plenty of space. Sit around a campfire of sweet-smelling Juniper wood while you roast marshmallows. Depending on the time of year, hunting may be in season, with Deer and Elk. Remember that hunting is permitted if you have a valid hunting license, on the adjacent mile-wide parcel of State Trust land sprawling out to the west of the property. Roads are accessible most of the year with just about any kind of vehicle - as long as the weather is nice. So be sure the check the weather report or almanac before planning your visit. If the weather is dry, just about any kind of car, truck or trailer can make it down the 10-miles of dirt road to get to the property. If rain is on the calendar, you're going to need 4-wheel-drive and clearance. The dirt roads develop deep mud patches that can mire most cars or trailers. There will also be snow in the wintertime - so plan accordingly for mud, ice, and rough roads. But most of the year is easy as long as it's dry!

It is pristine juniper covered land in every direction at 5200'+ elevation with incredible Northwest Arizona mountain and valley views. If you're looking to enjoy the off-grid camping experience, come stay a night or 2 on "The 40 on Rte. 66." During new moon times, the sky is full of stars and the Milky Way is easily visible. During full moon times, the trees and ground are lit up in all directions. Sightings of deer and jackrabbits are common as well as hearing coyotes in the distance. Being open range land, the cattle will wander into sight. Various cacti and desert plants around the campsites. Nearby Route 66 attractions include Ash Fork, Seligman and Williams. Grand Canyon National Park is approx. 1.5 hours away. We are along the longest remaining un-interrupted section of Route 66. We have several improved camp sites to make your stay easier; however, there are plenty of unmarked and unimproved areas within the Hipcamp area for you to stay. Excellent location for exploring Northern Arizona This is a camping area just 5 miles from restaurants, bars, quaint little tourist stores, gas stations and even a hardware store. Located just west of Seligman with road access directly to the property and excellent access to Interstate 40 and Route 66. You can rest and gather your thoughts while enjoying the great outdoors. You can drive right onto the property and set up your RV or your tents. There are no services at this site it is a dry camping area for as many days as you need. Whatever you pack in you must pack out. No garbage waste or pollution whatsoever. The meadow is full of prairie dogs so be careful driving around so you don't drive into a prairie dog hole. No campfires or open flames at all. All campers must have their own waste facility such as their own camping toilet and water source. Absolutely No dumping any waste on the property. There's no electricity on the property so bringing your own generator is a good idea, if you need electricity. Great location near the Grand Canyon! Just an open piece of land for boondocking - there may be other campers present during your stay. The stars and night sky out here are amazing and completely worth the trip. **Please use the coordinates. The property is 40 minutes north of Williams. If your GPS takes you into Williams that is the wrong location. IMPORTANT NOTE: The last one mile to the location is a bumpy dirt road. Imagine the worst road you’ve been on - this is slightly better and if this is the worst you’ve been on .. well then live a little. In the past, some people complained about the dirt road not being in good shape due to rains. Please know that we are not responsible for or even aware of the road conditions to the property. Unfortunately, the county has done no maintenance since the early 1990s and has no plans to. The quotes we have received to fix just the worst parts have been between $35,000 and $50,000. Lastly, check the signs on the way in the area about fire danger and whether you are able to have a campfire or not. If you are allowed, please make sure to fully extinguish it. We are working on bringing services and upgrades to the property. All money being earned will go towards this effort.

Yet there are many cool destinations not far away: Once you get out to the highway, Williams is 30 minutes away so you can plan you visit to the Grand Canyon or ride the Grand Canyon Railway. Another 30 minutes in that direction to reach Flagstaff with its skiing, nightlife, observatory, and eclectic culture. Continue exploring and you can visit the red rocks of Sedona, the natural caves of Peach Springs, and the crystal-blue waterfalls at Havasupai. While you're camping, enjoy the peace and quiet surrounded by meadows and ancient Juniper trees. Bring your fifth wheel, camper, toyhauler, or even your tent. Bring as many friends with you as you'd like - there's plenty of space. Sit around a campfire of sweet-smelling Juniper wood while you roast marshmallows. Depending on the time of year, hunting may be in season, with Deer and Elk. Remember that hunting is permitted if you have a valid hunting license, on the adjacent mile-wide parcel of State Trust land sprawling out to the west of the property. Roads are accessible most of the year with just about any kind of vehicle - as long as the weather is nice. So be sure the check the weather report or almanac before planning your visit. If the weather is dry, just about any kind of car, truck or trailer can make it down the 10-miles of dirt road to get to the property. If rain is on the calendar, you're going to need 4-wheel-drive and clearance. The dirt roads develop deep mud patches that can mire most cars or trailers. There will also be snow in the wintertime - so plan accordingly for mud, ice, and rough roads. But most of the year is easy as long as it's dry!

The stars and night sky out here are amazing and completely worth the trip. **Please use the coordinates. The property is 40 minutes north of Williams. If your GPS takes you into Williams that is the wrong location. IMPORTANT NOTE: The last one mile to the location is a bumpy dirt road. Imagine the worst road you’ve been on - this is slightly better and if this is the worst you’ve been on .. well then live a little. In the past, some people complained about the dirt road not being in good shape due to rains. Please know that we are not responsible for or even aware of the road conditions to the property. Unfortunately, the county has done no maintenance since the early 1990s and has no plans to. The quotes we have received to fix just the worst parts have been between $35,000 and $50,000. Lastly, check the signs on the way in the area about fire danger and whether you are able to have a campfire or not. If you are allowed, please make sure to fully extinguish it. There are showers at Love's Travel Stop in Williams, AZ 30 minutes South which gets good reviews. The charming town of Williams, AZ is on Route 66 and there are lots of things to see and do. Excellent location for exploring Northern Arizona This is a camping area just 5 miles from restaurants, bars, quaint little tourist stores, gas stations and even a hardware store. Located just west of Seligman with road access directly to the property and excellent access to Interstate 40 and Route 66. You can rest and gather your thoughts while enjoying the great outdoors. You can drive right onto the property and set up your RV or your tents. There are no services at this site it is a dry camping area for as many days as you need. Whatever you pack in you must pack out. No garbage waste or pollution whatsoever. The meadow is full of prairie dogs so be careful driving around so you don't drive into a prairie dog hole. No campfires or open flames at all. All campers must have their own waste facility such as their own camping toilet and water source. Absolutely No dumping any waste on the property. There's no electricity on the property so bringing your own generator is a good idea, if you need electricity. Great location near the Grand Canyon! Just an open piece of land for boondocking - there may be other campers present during your stay. The stars and night sky out here are amazing and completely worth the trip. **Please use the coordinates. The property is 40 minutes north of Williams. If your GPS takes you into Williams that is the wrong location. IMPORTANT NOTE: The last one mile to the location is a bumpy dirt road. Imagine the worst road you’ve been on - this is slightly better and if this is the worst you’ve been on .. well then live a little. In the past, some people complained about the dirt road not being in good shape due to rains. Please know that we are not responsible for or even aware of the road conditions to the property. Unfortunately, the county has done no maintenance since the early 1990s and has no plans to. The quotes we have received to fix just the worst parts have been between $35,000 and $50,000. Lastly, check the signs on the way in the area about fire danger and whether you are able to have a campfire or not. If you are allowed, please make sure to fully extinguish it. Beautiful campsite with one outstanding host. Clifford is truly one of the kindest people on earth. He greeted me at check in and gave me some tips on which campsite to choose. I stayed at site #2 which had an amazing sunset view. The grounds are neat and well kept and the porta-potty is clean. I was able to find the place fairly easily, but I recommend using Google Maps not Apple Maps. Apple could not find the address, but google did. Some minor dirt roads to get there, but my Subarus forester towing a small camper handled it just fine.

Easy directions to the remote spot. Some of the road was dirt but easily passable in a car. The owner has nice touches like horseshoes and cornhole, and a cabinet with camping necessities for purchase. There’s a nature trail too. The stargazing was incredible! Completely dark and quiet. Great sunrise too, along with a storm and rainbow. I-40 is in the far distance and barely detectable especially at night. Easily one of my favorite Hipcamp spots.

The host, Clifford, what a great, friendly, thoughtful, smart and kind Dude!! (Some say he's the Dudeist) I needed a spot on a cross country road trip but would TOTALLY come back here when I just wanna fly solo for a bit This campout, my 1st here, felt like my own private burning man. Nice quiet campground. There are a few large very level sites. Some sites are very open and some surrounded with Pinyon Pines. Clifford and his dog Sandy were very friendly. If you walk outside the campground be aware of free range cows. Also, check out the nearby Ash Fork Route 66 Museum if you get a chance.

Enjoy amazing distant views by day, unbelievable night skies, and gorgeous sunsets and sunrises. There are currently three secluded camp spots, each hundreds of feet away from the other. You can see every star out here and enjoy the escape from the hustle and bustle of city life. With wide open spaces you have so much room to play. The road to the property is about 0.8 miles and is considered dirt rugged. It will require you to so down under 5 miles an hour in a few places. You have the entire road to travel on and maneuver around the big bumps. I drive my car to the property ever time and don't have an issue if I slow down and go around large holes. If there is a recent storm in the area the road will be difficult to navigate.
