We now raise the wooly Mangalitsa pig and sell to the best chefs and restaurants. We sell our pork at the farm too! All of our campsites are next to running water except the two hilltop sites. Two porta-potties are on the farm and private porta-potties are available for rent. Groups of eight or more are required to rent a porta potty should you not bring your own toilet system with you. We do not allow the use of our small wooded areas as toilets. Please contact us in advance regarding paying for firewood ($7/5 pieces), dogs ($15 each), day vehicle visitors ($30), private farm tour ($15/person) and/or a private porta potty ($120). thank you! Rowdy Bear Highlights: • 12ft glass panel door that opens the cabin to nature • Queen Tempurpedic bed • Rain Captured Shower • Fire Pit The Space: The Rowdy Bear is an Off-Grid Cabin that is situated in the Great Smoky Mountains with easy access to both Bryson City and Franklin. The cabin itself was built using rough sawn wood acquired from a local sawmill. Many of the items used in the cabin came from local shops or antique stores. There is a 2000-watt Solar Generator in the cabin that can be used for lights, charging cell phones, and running the pump for the shower. The Solar Panels are enough to charge the Generator to 100% each day. Rainwater is used for showers. The gutter system on the cabin is used to catch rainwater. The downspout runs into a "First Flush Diverter", which allows any dust, dirt, or anything else that might land on the roof between the rainstorms to be diverted away from the water storage tank. The clean rainwater then fills the water storage tank. Be aware that Rainwater is fine for showers, but is not meant for drinking. Propane is connected to a space heater and the shower. The space heater is 17,000 BTUs, which is plenty for colder nights. The shower has an at-source water heater and can heat the water up to 120 degrees, which is more than enough for a hot shower. A porta potty is provided for bathroom purposes and is cleaned and restocked every Thursday. Pets are allowed! The following items are provided: 1. Linens 2. Towels 3. Outdoor table for food and drinks 13. Propane Torch for lighting fires Guest access The Rowdy Bear is situated on 2.5 acres of land. There is a large section cleared off where the cabin is located. There is plenty of room for the fire pit, vehicles, animals, and any outdoor games you might want to bring (cornhole). Both Bryson City and Franklin are fairly close to the cabin. Bryson City is approximately 20 minutes away, while Franklin is approximately 30 minutes away. Both towns offer great little downtown areas that have shopping and restaurants. Don't be afraid to try the food trucks, they have some of the best food. Bryson City has many trails for hiking such as the Road to nowhere, Noland Divide Trail, Three Waterfalls Loop (FYI: There are three waterfalls on this trail), and Deep Creek Waterfall Loop. The fishing in Bryson City is also great and the guided trips are very reasonably priced. I would suggest going in the morning and doing a float trip. Franklin is bigger and a little more spread out than Bryson city, but there are a lot of neat little stores and restaurants. I personally like going to the Currahee Brewing Company. Currahee is right on the river and is set up to host live bands and it gets pretty lively in the late afternoons and evenings on the weekends. Other things to note One of the things you would want to bring is a 1 lb propane bottle for the Torch that is provided. Using the torch to start a fire is much easier than kindling. The solar generator has enough power to run the small coffee pot if you don't want to use the percolator. The generator also has enough power to run hair dryers. The main thing you want to keep in mind is anything that uses a heating element will drain the battery quickly. Lanterns are provided If needed. Overall, you should be good to go, but it is something to keep in mind.

The Cove consists of 12 acres with a tributary stream and spring fed ponds less than a half mile from the Toccoa River. It was originally the water source for the surrounding properties prior to the city installing a water system. It is completely private and unspoiled nature, with about a mile of walking trails throughout. The Mountaintop is a 3 acre high elevation site bordering 140 acres of undisturbed woods and is also very close to the Toccoa River. Fantastic location yet very private for base camp to access the many activities in this area, or enjoy the Toccoa River. It is the only campground in Fannin County limited to only one group at a time. Each site includes 2 access points to the Toccoa River. The Gibbs Drive community river access lot has a charcoal grill, picnic table, boat launch, swimming rock and fire pit with chairs. The Toccoa River Forest community river access lot has a big boat ramp. The river is controlled flow and usually at low water from dawn to about 2 pm, ideal for fishing or swimming/wading/boulder bopping. The River release schedule is available online at the website TVA.gov. The River has swift current when the dam is opened for release, usually daily. This property is conveniently located in Mineral Bluff, Georgia 30559, just 4 miles off the 4-lane highway (Highway 515/76) and just a short drive to Blue Ridge, Georgia; Blairsville, Georgia; Murphy, North Carolina, McCaysville, Georgia and Copper Hill, Tennessee. It is a paved road drive all the way to the entrance. It is located just a few miles from the center of downtown Blue Ridge with art galleries, many restaurants, brew pubs, shopping, the Blue Ridge Brewing Company, Mercier Orchard, the Blue Ridge Scenic Railroad, and more! The Blue Ridge Scenic Railroad runs most of the year from Blue Ridge to McCaysville, right along the Toccoa River. The campsites are equally close to downtown McCaysville, Ga. /Copper Hill, TN. The cabin itself was built using rough sawn wood acquired from a local sawmill. Many of the items used in the cabin came from local shops or antique stores. There is a 2000-watt Solar Generator in the cabin that can be used for lights, charging cell phones, and running the pump for the shower. The Solar Panels are enough to charge the Generator to 100% each day. Rainwater is used for showers. The gutter system on the cabin is used to catch rainwater. The downspout runs into a "First Flush Diverter", which allows any dust, dirt, or anything else that might land on the roof between the rainstorms to be diverted away from the water storage tank. The clean rainwater then fills the water storage tank. Be aware that Rainwater is fine for showers, but is not meant for drinking. Propane is connected to a space heater and the shower. The space heater is 17,000 BTUs, which is plenty for colder nights. The shower has an at-source water heater and can heat the water up to 120 degrees, which is more than enough for a hot shower. A porta potty is provided for bathroom purposes and is cleaned and restocked every Thursday. Pets are allowed! The following items are provided: 1. Linens 2. Towels 3. Bryson City is approximately 20 minutes away, while Franklin is approximately 30 minutes away. Both towns offer great little downtown areas that have shopping and restaurants. Don't be afraid to try the food trucks, they have some of the best food. Bryson City has many trails for hiking such as the Road to nowhere, Noland Divide Trail, Three Waterfalls Loop (FYI: There are three waterfalls on this trail), and Deep Creek Waterfall Loop. The fishing in Bryson City is also great and the guided trips are very reasonably priced. I would suggest going in the morning and doing a float trip. Franklin is bigger and a little more spread out than Bryson city, but there are a lot of neat little stores and restaurants. I personally like going to the Currahee Brewing Company. Currahee is right on the river and is set up to host live bands and it gets pretty lively in the late afternoons and evenings on the weekends. Other things to note One of the things you would want to bring is a 1 lb propane bottle for the Torch that is provided. Using the torch to start a fire is much easier than kindling. The solar generator has enough power to run the small coffee pot if you don't want to use the percolator. The generator also has enough power to run hair dryers. The main thing you want to keep in mind is anything that uses a heating element will drain the battery quickly. Lanterns are provided If needed. Overall, you should be good to go, but it is something to keep in mind.

A few features about our property: - Working farm: Campers are welcome to meet our Icelandic sheep and take a self-guided tour of our farm, along designated pathways. - Security: The campground and farm are fenced in on three sides with the river being the fourth boundary. Personal code to the entrance gate will be given at check in. - Bath House: The restored bathhouse is split into boys’ and girls’ sides. Each side has 2 private showers, 4 flushing toilets, sinks, hot water, and gas heat. - Community Pavilion: The Pavilion is a large 40x30 ft. open sided structure overlooking the Nantahala River. It has an ample fireplace, running water sink, counter space, couches, and table with benches. - Pack Room: Where the adventure begins! A cozy hub where all guests get local information, view maps, and grab some local seasonal groceries. Also available to all campers are washing sinks with hot water, toaster oven and microwave. - Communication: Or rather, lack thereof! There's no cell service on the property so it's a great time to get away from it all. There is limited Wi-Fi available near the Pack Room and an emergency landline available. - Charging: Traveling in an electric vehicle? I loved the small cabin #1 on Carrie and Tom's land. It was the perfect amount of space for two people. Tom was super friendly and made his rounds everyday to make sure we had everything we needed. The river was so close we could walk right down and fish. The grounds were well kept, clean and always kept warm in 20 degree low temps with plenty of heaters and an extra blanket to hang over our door for extra warmth. We will be coming back in the spring and summer and bringing friends for sure to enjoy with us! A+++++

Another great trip to the Cove! For anyone who comes right after us, we set up your first fire logs in the firepit. We brought our own firewood but you’ll find enough logs in the wood crib to do about two fires, plus the giant stumps that are great to prolong the fire if you can get one going. George also has a bale of pine straw in there which is super helpful to get a fire started. My whole review is about fires, can you tell it was cold while we were there haha! Saw several deer and hawks. Lots of stars and quiet.

Brian has created something so incredibly special here! We stayed at Diamondstone and he has added many special touches- the electric candles, little propane stove, wooden benches and handrails.... He is also INCREDIBLY responsive! We could not figure out how to work the padlock to get into the cabin (note: the numbers must be lined up in the GREEN section of the lock) but he answered right away even though it was 10pm (second note: there is no cell service there so you have to go a ways to find it). The cabin is not insulated and the stove does not put out much heat, so if you're coming in winter make sure you have good cold weather gear. My son set up his tent outside and as we both brought winter gear we had an wonderful, peaceful time reconnecting with nature and each other. Thank you Brian for being a wonderful host and creating such a special place.

Had a great time in cabin #2. This is a rustic cabin next to a stream. Waze GPS got us right to camp site. Tom the camp host greeted us shortly after we arrived and was so helpful on tips to keep cabin cozy. He also gave us a map and excellent directions to Dupont Forest. Camp restrooms/showers are a short walk from cabin. Port a potty even closer than restrooms. Camp ground has a good vibe. Front door didn't lock. Smore kit for extra fee was awesome, also some assorted snacks available. There is a small store nearby to get basics. No phone or internet service available at campground. Relax and unplug!

A great place on the river. The bed was broken and not comfortable at all. It does not have a k cup just a regular coffee pot. Bring coffee filters and not k cups. They restore trails, build handicap accessible access points, and provide urban youth educational opportunities in the park, to name just a few of their many projects. A dollar of each stay at Roamstead Smoky Mountains is donated back to Friends of the Smokies to help continue their mission.

The entire property is oriented toward private farmland views, a half mile of river and surrounding mountains. It's really quite remarkable to be so accessible yet feel so remote! Come swim, fish, cook and play! PLEASE NOTE, our rate is based on the number of vehicles in your group. The first vehicle is included in the nightly rate and admits 4 campers. WE CHARGE FOR ADDITIONAL CARS. The charge will be added to your booking once you select the number of vehicles at checkout. Please note that each additional car admits four campers. For EXAMPLE, 2 cars = 8 campers total. If you only have two cars but more than eight people, YOU MUST select the "Extra Person" Extra for each night they are camping. Please select these extras at checkout. If you have questions about this PLEASE message me prior to booking. Our 95-acre farm was once owned by the Davis family who predominantly raised dairy cattle. We now raise the wooly Mangalitsa pig and sell to the best chefs and restaurants. We sell our pork at the farm too! All of our campsites are next to running water except the two hilltop sites. Two porta-potties are on the farm and private porta-potties are available for rent. Groups of eight or more are required to rent a porta potty should you not bring your own toilet system with you. We do not allow the use of our small wooded areas as toilets. Please contact us in advance regarding paying for firewood ($7/5 pieces), dogs ($15 each), day vehicle visitors ($30), private farm tour ($15/person) and/or a private porta potty ($120). thank you!
