A mountain stream rushes through the campground providing a peaceful and tranquil stay. During the months of November through May I can stock the stream with rainbow trout during your stay. Book a stocking through the hipcamp app experiences for for $55 a day 6 fish limit. Outside enjoy a shady relaxing nap next to the stream. At night enjoy a fire ( firewood sold here) while looking at the stars up above. During the day, explore the Blue Ridge Mountains 5 miles away with very popular hikes and waterfalls. We are just over an hour north of Durham, NC, two hours southwest of Richmond, VA, and 30 minutes east of Danville, VA. Our property is 204 acres of beautiful wilderness, in an international Dark Sky zone (you can see the milky way on a clear night), where you can usually hear nothing other than the calls of the animals.
The property is accessed via a half mile dirt and grass road that drops you off at the main camping area at the Old Tobacco Barn. From there you have access to a composting toilet and fire circle.
Roughly half the property was cleared and is open and overgrown with brush. The other half of the property is various types and stages of forest, from young to old.
We have 5 waterways that I have counted so far (it's a lot of land!), including 1.5 miles of Sandy Creek, which is more of a small river than a creek, beautiful swimmable natural springs, and a half acre pond (with beavers!). We have two kayaks that you can use on the pond, and you can bring tubes or kayaks and paddle down Sandy Creek all the way to Banister River a few miles downstream.
Camping is available throughout the property, although you will see several marked and prepped sites along the road or in the woods. This is rustic camping, meaning that you can drive up to some camping sites, but others are off the road and require a bit of trekking through brush, trails, or woods.
This area of the state is an international dark sky zone, and the views at night are glorious - the milky way is clearly visible, you can generally catch shooting stars with regularity on any clear night, and if you bring binoculars or a telescope, you have a clear view of most of the sky.
If you enjoy wild plants, foraging, bird watching, tracking, or generally getting out into a natural space, then you will enjoy the diversity of the wildlife and plant life on the property.
Animals that we have verified on the land include Deer (lots!), Racoons, Cayote, Turkey, Black Bear, Fox, and a large variety of birds and other critters that we haven't identified.
We have house sized boulders along Sandy Creek that you can climb on, and the creek itself is clean and swimmable. There is lots to explore throughout the property and, most of all, it's a wonderful place to rest and relax out in nature.
A few things to keep in mind:
* The road is a dirt road, meaning that it turns muddy after it rains. Please be mindful of this and park at the front and walk in if it is raining or has rained the day before you arrive. Also, if it looks like it will rain while you are on site, you may want to move your vehicle to the front of the property to make it easier to get out when you leave. Having said that, the road is good and any car can drive it without issue when it is dry.
* Smaller campers and trailers are welcome on the property as well, although we do not have a place to dump/empty your septic, so please take waste off site.
* We do not have showers or potable water on site, so you will need to pack water in with you. This is rustic camping.
* We do have a composting toilet - please drop a handful of wood shavings into the bucket when you are done. For folks who are comfortable doing so, please consider urinating outside rather than in the composting toilet. ;)

The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. This did not last long :) but the saplings my dad planted by hand are still here & maybe 70' tall!
Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants!

Lazy River Farm has so much to offer. Tents sites are in a wooded setting, on a beautiful hill, spread out for privacy. Not at the river. Camp sites also have fire rings with wood available for you to use. Campers are welcome to use any wood that's on the ground near or around your site. Camp sites can be accessed with a high clearance 4 wheel drive vehicle or walk up the hill to your site. With easy access down to the river, by walking or driving, you can cool off in the beautiful Cow Pasture River.
Glamping in the Vardo Wagon is another option, with its close proximity to the river and cozy interior. The Gypsy Rose sleeps 2, but can sleep 2 additional guests with a tent.

This is a working farm, home to both Livestock Guardian Dogs as well as resident dogs, cats, rabbits, chickens, horses, goats and other various livestock. If you choose to bring your dog/s, please let us know when booking. You should NOT bring your dog/s if they are high-strung, overly sensitive, aggressive, or not trained. Our livestock guardian dogs are hard-wired to protect so if they sense an uncomfortable vibe from another dog, it will make them uncomfortable and they need to be focused on doing their jobs.
Safety, privacy and environmental impact is very important to us. We require a minimum of 50 feet between each campsite. Please contain all trash, human waste and canine waste and pack it out with you when you leave. Be kind to the areas in which you camp, as they are home to many wildlife, native trees/shrubs/plants and in some cases, food for horses and cows (hay fields).
Each site is provided a fire pit (upon request) and we sell firewood.

We are just over an hour north of Durham, NC, two hours southwest of Richmond, VA, and 30 minutes east of Danville, VA. Our property is 204 acres of beautiful wilderness, in an international Dark Sky zone (you can see the milky way on a clear night), where you can usually hear nothing other than the calls of the animals.
The property is accessed via a half mile dirt and grass road that drops you off at the main camping area at the Old Tobacco Barn. From there you have access to a composting toilet and fire circle.
Roughly half the property was cleared and is open and overgrown with brush. The other half of the property is various types and stages of forest, from young to old.
We have 5 waterways that I have counted so far (it's a lot of land!), including 1.5 miles of Sandy Creek, which is more of a small river than a creek, beautiful swimmable natural springs, and a half acre pond (with beavers!). We have two kayaks that you can use on the pond, and you can bring tubes or kayaks and paddle down Sandy Creek all the way to Banister River a few miles downstream.
Camping is available throughout the property, although you will see several marked and prepped sites along the road or in the woods. This is rustic camping, meaning that you can drive up to some camping sites, but others are off the road and require a bit of trekking through brush, trails, or woods.
This area of the state is an international dark sky zone, and the views at night are glorious - the milky way is clearly visible, you can generally catch shooting stars with regularity on any clear night, and if you bring binoculars or a telescope, you have a clear view of most of the sky.
If you enjoy wild plants, foraging, bird watching, tracking, or generally getting out into a natural space, then you will enjoy the diversity of the wildlife and plant life on the property.
Animals that we have verified on the land include Deer (lots!), Racoons, Cayote, Turkey, Black Bear, Fox, and a large variety of birds and other critters that we haven't identified.
We have house sized boulders along Sandy Creek that you can climb on, and the creek itself is clean and swimmable. There is lots to explore throughout the property and, most of all, it's a wonderful place to rest and relax out in nature.
A few things to keep in mind:
* The road is a dirt road, meaning that it turns muddy after it rains. Please be mindful of this and park at the front and walk in if it is raining or has rained the day before you arrive. Also, if it looks like it will rain while you are on site, you may want to move your vehicle to the front of the property to make it easier to get out when you leave. Having said that, the road is good and any car can drive it without issue when it is dry.
* Smaller campers and trailers are welcome on the property as well, although we do not have a place to dump/empty your septic, so please take waste off site.
* We do not have showers or potable water on site, so you will need to pack water in with you. This is rustic camping.
* We do have a composting toilet - please drop a handful of wood shavings into the bucket when you are done. For folks who are comfortable doing so, please consider urinating outside rather than in the composting toilet. ;)

The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. This is a working farm, home to both Livestock Guardian Dogs as well as resident dogs, cats, rabbits, chickens, horses, goats and other various livestock. If you choose to bring your dog/s, please let us know when booking. You should NOT bring your dog/s if they are high-strung, overly sensitive, aggressive, or not trained. Our livestock guardian dogs are hard-wired to protect so if they sense an uncomfortable vibe from another dog, it will make them uncomfortable and they need to be focused on doing their jobs.
Safety, privacy and environmental impact is very important to us. We require a minimum of 50 feet between each campsite. Please contain all trash, human waste and canine waste and pack it out with you when you leave. Be kind to the areas in which you camp, as they are home to many wildlife, native trees/shrubs/plants and in some cases, food for horses and cows (hay fields).
Each site is provided a fire pit (upon request) and we sell firewood.

Historic Scottsville is just up the road where you can find restaurants, breweries, grocery stores if you need and more. Being in the Piedmont region, we also have quick access to multiple vineyards that make for a great day trip. There are opportunities to go swimming, hiking, kayaking, rafting, and visit wineries all within 20-60 miles of our property. There is really something for everyone to do!We're surrounded by working farms on all sides so, thankfully, the only noise is from a heard of sheep across the way, or some deer in the forest. It’s a truly peaceful outdoor getaway. As hosts, we typically greet our visitors at some point during their stay, though we are very happy to respect total privacy. We hope you enjoy the wonderful sunsets, creek access, and stars above as much as we do!About the Listing:Come pitch your tent or park your RV on our property and set up camp at the edge of our farm! We have a few other campsites, well-spaced apart, so you can expect to see other campers periodically throughout your stay in passing or in common areas such as the toilet. You will be able to enjoy privacy and all the serenity that the outdoors has to offer! There is cooking grate on the fire pit so you can cook up some delicious meals. We’d suggest bringing some camping chairs if you’re tent camping to enjoy your meals or your morning coffee, as we do not have a picnic table on site. You can also enjoy cozying up by the private campfire and toasting some marshmallows at sunset. We have potable well water for our campers as well as a shared double stall composting toilet for your comfort. The toilets are set up near the campsites for added convenience. Additional Details to Note:- Check-in is after 1pm and check-out is before 12pm- Things to bring: Everything you need to camp comfortably! Think: Swimsuit, bedding, towels, water vessel to get water from well, cooking supplies, etc. - We do not have wifi available on site and cell reception is spotty, especially for certain carriers. Please prepare accordingly for your travels and your stay. - Please do not bring outside firewood - we have firewood available on site! Located 25 minutes from Liberty University in Lynchburg and 50 minutes from Roanoke, it's a great place to bring your RV and visit LU's campus while getting to enjoy the outdoors. Buttermilk Bluff is also conveniently located between Smith Mountain Lake and the Blue Ridge Parkway, the location is a short drive to lake amenities, the Appalachian Trail or one of Bedford counties favorite hikes, Sharp Top Trail. It's a perfect place to get to spend one on one time with family and nature.
An abundance of wildlife including deer, turkey, hawks, owls and the occasional black bear can be seen. Enjoy exploring Buttermilk Creek which surrounds the property on two sides while having the entire 60 acres to yourself!

It was a quiet weekend. Our campsite along the creek was tranquil. It is located only a few minutes from many local sites and hikes. There were short trails along Chris's land that are well marked and groomed.

Sweet property with lots of animals. There's a river and so many stars at night. We loved the Gypsy Rose. Just about anything you could think of was there to use instead of having to haul all your camping equipment out. I wish we had planned to stay longer.

We camped out via tent here for a few days with our pup. Chris has a beautiful property and it was extremely clean and peaceful . The site itself was a nice size and he even had a hammock there already ! There is a clean hot water shower and bathroom close to the sites too. The view was breathtaking and it was perfect for the sunrise/sunset lovers like my husband and I 😍

Absolutely loved staying at Collective Spaces this weekend. The land is beautiful and there are so many great trails to wander. The overall space and especially the night sky is immense, and you feel as if you’re removed from any hustle or bustle. With the rolling hills around the back of the property, the views are like soft curves of earth dotted with groves of distant trees. I can’t wait to go again!

I’ve been able to visit this piece of land several times. I enjoy the privacy, the dark certified night sky, the howls of distant coyotes as I fall asleep at night along with night birds I don’t hear anywhere else. The river runs nearby and there are trails to explore where you’re the only person.
The nearby composting toilet certainly makes me feel more civilized 😝 I have my own stove, but the kitchen setup is great if you need it. If you’re looking for a private, quiet, star filled spot to explore the wilds for hours and be unhindered, this is a sweet spot to rest. Being water, food (or go to town 10 minutes away!), shelter and you’re all set for a great time. As a female I felt very safe. I’ll certainly be back.

Our stay at Buttermilk Bluff was nothing short of spectacular, and we cannot say enough about Katie and Andy. They are, without exaggeration, the best HipCamp hosts in the world. From the moment we arrived, they were warm, attentive, and genuinely gracious. They made sure we had everything we needed and went above and beyond to make our visit comfortable and memorable. Their hospitality felt effortless but incredibly thoughtful.
The RV sites themselves are excellent. This is truly a prime RV location with full hookups, including sewer, which is conveniently located only about 20 yards from the two sites. That small detail makes a big difference because it allows you to stop easily on your way out after a restful stay and handle everything without hassle.
The setting is peaceful and beautiful in a way that is hard to capture in words. We spent time hiking around the property, enjoying the quiet countryside and the wide-open space. One of the highlights was visiting with the dairy and beef cows that graze nearby—it adds such a genuine farm feel to the whole experience.
The views are another standout feature. In the distance, you can see the Blue Ridge mountain peaks rising softly along the horizon. As evening comes, the sunsets are simply stunning, painting the sky in colors that make you stop whatever you’re doing just to watch.

Weekend Trip to Camping at Lazy River Farm
We stayed at Gypsy Rose – The Wagon for Valentine’s Day and it was absolutely perfect. From the moment we arrived, everything felt cozy, peaceful, and romantic. The wagon itself is beautifully set up — charming, clean, and full of little details that make it feel special.
Spending the night in the wagon made the whole experience feel unique and intimate. Sitting under the stars with my wife, enjoying the quiet and just being together, is something we’ll never forget. It was the perfect mix of comfort and adventure.
If you’re looking for a romantic getaway that feels different from the usual hotel stay, this is it. We made amazing memories here and would 100% come back again.

This is such an amazing spot to relax and camp at. Each site is spaced out nicely. Level gravel parking which is great if you’re in a camper van like we use. So nice to have a heated bathhouse when it’s freezing out too. I’d love to come back in the warmer months to see everything filled in.

This was an amazing little spot to camp! The water flowing right beside the campsite and the view of sharp top were absolutely stunning! It was nice to be able to order a bundle of wood at the site ready for our arrival. The bathroom was very clean and had a shower as well as washer and dryer. We loved the grand view cabin! Such an incredible view and cozy cabin. We also visited the farm and our 3 year old loved running around seeing all the animals.
We loved winding down with the sun and getting cozy and warm with the wood burning stove on our December weekend. Would 100% stay again and Dan was very responsive and I really appreciated the minimal contact unless we needed something. It really allowed the perfect unplugging.
