Imagine a mesmerizing camping destination nestled along the banks of the serene Clyde river. Towering trees provide a natural canopy overhead, dappling sunlight onto the lush forest floor. The tranquil sound of water gently flowing creates a soothing ambiance, perfect for relaxation. Brooman rests approximately half way between Ulladulla and Batemans Bay on the fresh water section of the Clyde River. The property stretches south on both sides of the river from the Old Sawmill Town located at its northern end. Brooman is a working farm and encompasses lots of beautiful spaces, restored old buildings, two small mountains, fertile river flats, native forests, grasslands, deep water holes, tree covered rapid sections of river and sweeping views. Brooman is less than 30 minutes drive to some of the most beautiful beaches on the south coast. Shallow Crossing is 10 minutes to the south. North is Pigeon House car park, Yadboro and the base of The Castle. To the West there are hundreds of kilometres of Forestry and National Park roads through some of the most spectacular forested mountain country east of the Coastal Range. The Clyde River Berry Farm is just minutes down the road. Local fish and chips, great coffee and handmade bread is 25mins drive at Burrill Lake. Some of the best restaurants and bars on the coast are less than 40 minutes drive at Milton and Mollymook. The kitchen side of the original double flue chimney has a gas cooktop and exhaust, while the other side has a firebox installed. The front porch has a daybed, perfect for reading or stargazing at night. The bathroom, located off the back porch, features a large tiled shower, a bath, toilet, and a Coachwood vanity. Building History This building is crafted entirely from local timber, including original floorboards, weatherboards, and Coachwood architraves. The living room paneling and window bench are made from local Casuarina. All materials used in the restoration are either original, recycled, or locally sourced native timber, preserving the authentic charm and history of the cottage. Off-Grid Living The property is completely off-grid and powered by a central solar system with underground 240V power. Water comes from the pristine rain that falls from the sky, collected and stored in galvanized iron tanks. Hot water is heated by an instantaneous gas water heater located on the outside of the building. Brooman Features The old town site is set opposite a large bend in the Clyde River. The deep water extends for nearly a kilometre upstream, making it a great place for canoeing, fishing for Bass, Platypus watching, or simply listening to the dozens of unique and beautiful endemic bird species of this area. The River Stone Cottage Cottage Features The River Stone Cottage is a lovingly restored timber worker's house with two bedrooms, each featuring a king-sized bed, ceiling fans, and scenic landscape views. The living room side of the original double chimney has a true north wood fireplace, while the kitchen side has a gas cooktop and exhaust. The kitchen features a double sink set in a Spotted Gum slab top and an open-plan dining space. The lounge room has plenty of space to relax, and the corner couch can double as two single beds. There is also a daybed on the front porch for stargazing. The separate external bathroom, located off the back porch, features a large river rock and tiled shower with a Coachwood vanity, sink, and toilet. Building History This is one of six original timber worker's houses that have been restored in the Old Saw Mill Town at Brooman. Great site! We stayed at laytons and loved being right by the creek. We felt like we had more than enough space where the site felt private. Just to note, pay attention to the directions before you go, maybe screenshot the instructions. When you’re on the property navigating to your site is easy enough but it’s easy to miss the gate by the road.

Quiet, private & shady camping

Second Crossing
Private, grassy campsites with shady trees & acres of room alongside the Clyde River. There are sections on the property where you can access the river, but there's no actual river views from the camps due to the surrounding vegetation. The Clyde along here is narrow & shallow - suitable for a splash in hot weather but not for swimming or kayaking or floating down the river. We did see kayakers arrive at the Paddles campsite where the navigatable part of the river ended, but had no idea where they entered the river upstream of Brooman. When you drive into Brooman you can see from the hill the river is quite wide, but it narrows & becomes unnavigatable once it gets to Trish's property. We stayed at Second Crossing where the grass had recently been slashed, so it was messy treading long, damp grass into the van all the time. Had the weather been drier I don't think it would have been a problem. Other sites on the property seemed to have different, short grass so would be better in that respect. Second Crossing was a nice site where you could walk down the track to the river or take a chair down to relax & enjoy. There was no phone or internet reception at the camp, but I was able to overcome that by crossing the river & walking up the track to the paddock gate where I got a Telstra connection. There's lots of fallen wood to be easily found for campfires. The drop toilets were really pretty good. There were three scattered over the Bull Paddock camping section.

1st Flat - Rangers
We stayed at Rangers 1st Flat as a group of three families, all with 4WDs and off-road camper trailers, and had a wonderful stay. It’s a beautiful spot with easy access to a quiet section of the river, which we absolutely loved. While the 'flat' isn't actually perfectly flat, we’re well set up and had no issues adjusting to make it work. It was only a few minutes’ walk to the drop toilet, which we were very grateful for. Being able to forage for firewood was a real highlight, and the concrete campfire pad was a great bonus and made fires easy and safe. Our only challenge was finding the location initially. The very detailed directions were actually a bit confusing, and we couldn’t clearly read the signs on the gate. Coming from Nelligen, we were unsure we were in the right place and did drive past it at first. Once we found the gate marked Bull Paddock, everything became much clearer and the internal signage around the property was great. The location itself is fantastic — about a 30-minute drive to the beach, and we also took a day trip past Milton to the National Park for a hike. Thanks so much to Trish for having us. We had a great time and would happily return.

Absolutely stunning!! Generous, private sites sitting above the river. My teenage boys and I spent 6 nights exploring the river, fishing and just hanging out. I didn’t see a single screen the whole time - they just loved it. 25 minutes to the highway and then access to all the south coast’s treasures. So good that I’m taking my partner back this week!

We enjoyed the serenity and the seclusion of being the last site... however the last night a group arrived and thought it was ok to start a rave party at midnight.. Otherwise we loved the site..

The Burrow
The other sites on this listing look great when driving past, but this site in particular is extremely uneven and full of harsh ups and downs. We couldn’t get our camper even half way into it. Anything low to the ground at all simply won’t make it through and if it does, good luck finding an area that is level. This would be more ideal as a walk in site for a single swag, nothing more. The unobstructed views in the image is deceiving. Nothing but trees and growth covering your view. If you’re deciding between this specific site and a free camp in a state forest. Take the free camp. $50 a night is well and truely overpriced x

Owner had connectivity issues so responses not great. Directions were good. Unfortunately the Clyde river had poor water flow (no recent rain in catchment), so the swimming holes looked dark and stagnant, unlike photos. Probably lovely at normal flows. We did not stay as planned and moved on to a spot on the Deua river, which was swimmable. Live and learn, check river flow before staying at any riverside camps and intending to swim.

We had a great long weekend. The camp and the river were fanatic. The directions were easy to follow and easy to find. We towed a 22 foot caravan in and had no issues at all. We will be going back again for sure.

Top Crossing Brooman
Top Crossing is a beautiful campsite. Lots of open space, shade, direct water access and so private and quiet. The rapids provide a nice backdrop with a beach entry to the water. Great concrete fire ring and metal fireplace to keep everyone warm while also cooking. We really enjoyed ourselves. Thanks Trish for another great stay.

Just wanted to say—Burroman Flat was unreal. The nights and early mornings had this hazy, foggy, almost dream-like vibe. June and July must be the perfect time to go, light hits everything in such a soft, diffused way. Great for those moody photos. And that river.. So close to the campsite, with trees lining both sides and mist rising off the water in the morning. It honestly felt like something out of a movie. Peaceful, beautiful, and exactly what we brothers needed.

Our group camped with off-road vans. Would get tricky if it got too wet but a great spot at the end of the campground which was well signposted. Felt like we were the only people out there even though it was a long weekend and others were camping nearby. We’ll be back!

Gorgeous and unusual!
Lemon Tree Cottage
A secluded little historic village in a peaceful valley. Half hour drive to the start of Pigeonhouse Mountain walk. The restored cottages are so charming, we were comfortable and cosy in ours, loved all the timber and features. Host took extra care to make sure we were comfortable. Highly recommended.

The location is stunning, with beautiful scenery, in the middle of nature. We were there over Easter and unfortunately some of the other sites were quite rowdy and we were surprised at how much the sound carried. However if you were there at a quieter time with less people I imagine it would be much more peaceful.

We had a great stay at Brooman. It was a great spot and we would definitely reccomend. Great places to swim, and lovely and private campsites. Lovely drive from Sydney with plenty of places to stop on the way for lunch.
