Twenty plus years ago, there was an ad in the paper listing ten acres for sale in Old Church. It has always been a special place and so the adventure began... We built the house and ever since, have been adding gardens, paths, trails, benches, swings and generally giving back the love to the land for the pleasure it has provided. As a result, there is wildlife and birds galore. Hummingbirds will delight you as will the tree frogs and lizard frogs at the frog pond canoe. Wander down the path to our first vegetable garden location which is now a prime spot for pitching a tent or just hanging out and watching for deer, turkeys, or turtles. Depending on the season, you can enjoy blooming azaleas, coneflowers, crepe myrtles or zinnias. This is a super woodland that will give you every opportunity to relax and wonder at the beauty of nature. The RV site is close to the house and we will be right here should you need us.

The Woodland Retreat provides an opportunity to pitch your tents, hang your hammocks, or set up a canopy for your fabulous gathering or secluded getaway. Site #1 has a fire pit. Both sites are surrounded by lovely pines, hickories and surrounded by ferns, wildflowers, and enjoyed by the local wildlife of whitetail deer, rabbits, raccoons, turtles. Stargazing at night, listening to owls while snuggling up in a sleeping bag is a great way to spend an evening. The site #2 is farther from the house and has a burn barrel. Both places offer an outstanding experience far from sounds of traffic and busy lives. Great place to see the stars and identify constellations with no light pollution. The night sounds are awesome, too.

We invite you to bring your Recreational vehicle, travel trailer or camper to historic rural Hanover County. This private site is on the end of a cul-de-sac on 10 acres. There is one 50 amp RV site. The site is nestled between the house and the woods which provides protection from the elements and quick access to the road. Enjoy: Hiking, creating art, making music, bird watching, observing the wild life in pristine nature or stargaze in an open field. Venture out to explore: nearby historic churches, historical battlefields, the New Kent Winery, Richmond and colonial Williamsburg. Meet the on site owner, Carol, designer and guardian of the farm. The landscaping makes it a perfect place for artists, musicians, naturalists, birdwatchers, gardeners, or yoga enthusiasts to retreat and relax. Enjoy summer vegetable gardens, lovely flower beds, a “canoe” frog pond, arbor swing, deck, hiking trails. At night, the sky is filled with stars. Take a back seat to nature and watch the show. Nearby: Old Church Emmanuel Church and other historic sites. Guest access: The woodlands and the gardens, trails and walking paths throughout ten acres. Interaction with guests: We will be here and are available to socialize and answer questions. There are plenty of things to do here and we can provide additional services upon your request including Reiki, Airbnb, art, and introductions to Essential Oils including organic sunscreen and insect repellent 🥰

Wonderful way to be in nature

Carol was a wonderful host. She lent us her golf cart to help carry our camping supplies and we loved being greeted by her cute dogs. Privacy was perfect! We didn’t see or hear anyone and were able to enjoy the stars and sounds of nature. We loved it here and would love to come back if we are in the area.

Delightful camp site! Carol has a beautiful property and was a very welcoming host. Seeing her chickens and puppies was delightful, and I’m glad I got to stay. I would note that we saw a lot of spiders and a few ticks! Be sure to bring good bug spray and spray your equipment down. A few bugs aren’t harmful though, the woods are there home :)

This place is an absolute DREAM! Carol's campsite in the woods was just isolated enough to provide privacy and a real camp feeling, while also being close enough to the house and cars to be convenient. The woods are full of deer (we saw fawns every morning we were there!), birds, squirrels, turtles, and rabbits. At night, the fireflies make the woods light up like Christmas, it's absolutely magical. Carol was so friendly and helpful during our stay, she was sincerely so sweet and kind! I cannot recommend this place enough, it's the perfect getaway! We camped with our two cats and rabbit and even they loved it! Definitely hope to come back in the future!

The host is incredibly nice and was accomdating. I thought that we would be more in the woods for our site. In order to have electricity, we had to use two of our extension cords to tap in to her electricity and set up camp right next to her house. The yard is filled with all kinds of equipment and what I thought was trash. But, it could be treasure. Depends on how you view things. Super nice but we're camping next to a attached to the house garage filled with a collection of items. Water access was also inside the garage. The tub/faucet was not easy to access and had a dead rodent above the spigot. Kinda a turnoff

it was fine for a late night sleep and early departure if you’re in an rv. However, if you arrive at night make sure you bring a flashlight because there are no lights guiding the driveway where you need to park. Also, the electricity didn’t work and the water hookup was nearly non existent.

An Artist Dream!

There are not enough wonderful things I could say about Carol, her beautiful property, and her wonderful animals. This was my first HipCamp experience, as well as staying in my camper van, and she has set the bar high! What I didn't expect though was being able to create art and her studio! She has the biggest studio packed to the brim with all things Artist love, every corner had something new! I got to sit down in it and work on a few last minute items before a show while we talked the night away about everything and anything. It was such a pleasant trip, and I know if I'm ever back this way I will not even consider another spot to stay. Thank you SO MUCH Carol! ❤️❤️❤️

We enjoyed our one-night stay at Carol's place. Host was very friendly and so were her two adorable pups! Lots of places to set up camp and private trails around her property were an added bonus. Having a bathroom was nice as well. Would stay again!

We were able to bring our small tent/trailer onto the property and very much enjoyed the wooded area and the sounds of wildlife during the night. The host was engaging and we were very happy to meet Salt and Pepper, the resident chickens, as well as Tux, the puppy. Tux and our dog enjoyed romping around together.

Many thanks to Carol and Earl, The property is beautiful, and quiet with a nice trail that circles the perimeter of the property. The host were very friendly and helpful and enjoyed conversating with them before we left. I will be returning for another visit and would highly recommend to other hipcampers.
