Great place to get away and enjoy peace and quiet. Just as advertised!
Cody and Sarah's land is set up for actual camping which is what we love. Camp sites were far enough away from each other for privacy. We're so happy we came 4th of July because in an open field below where we camped we had our own private fireworks show thanks to other campers and neighbors, it was great!
The owners communicated proactively and responded swiftly and favorably to my request to change campsites. The following matters were outside the control of the owners; however, I will mention them in case use of earplugs might be helpful to any campers: Burnouts & street racing on Fairridge Road between Hamilton Place and the railroad tunnel near Brandonwood occurred, along with fireworks, until late Sunday night the Fifth of July. I saw the many tire marks on the pavement after I drove away on Fairridge Road going to Hamilton Place the next morning. This was a surprise to me, even though it is not unthinkable that some persons would continue the celebration of July Fourth for another day and night. The passing of a long train at two times during the night awakened me; however, I had anticipated it after reading reviews, so it was not such a surprise. Lot of tree cover a lot of shade, really secluded pretty cozy. I like it a lot. I'll definitely stay here again and recommend to anybody and it's close to everything that you need everybody's super nice and friendly. It's definitely a blessing.
It's a nice forested spot. Sites one and two overlook a beautiful pasture. I think site 4 or 5 has a tree fort. Unfortunately it's right next to the train tracks. The train comes by a few times a night, and it's very very loud. Maybe they could provide earplugs. Love the central location.
Tenting on Sarah’s land was easy! So close to all city amenities but felt like I was far from the city! Loved their meadow when it was lite up with fireflies!! Beautiful! Sat on my gravity chair and sleeping bag and watched the show! Fantastic!
This place felt private but was close to everything in Johnson city, very quiet and peaceful and well maintained. It is close to the rail road tracks but only 2 trains passed that evening and it was not a bother. They do have a porta toilet but we have a self contained sprinter van. Great place and attentive host.
This was a very nice piece of property. It’s clean, secluded from the road. I know many reviews mention the train track's near the property. I knew this when I booked my site. So this was not a surprise. I stayed in site 1 which is furthest from the tracks.
Two trains passed while I was there for about 12 hours. One late afternoon shortly after I arrived and then later that evening. They were short freight (vs miles long) trains. And were as quiet as trains can be. Once the 2nd one passed, I fell back to sleep and slept the rest of the night.
Other than that, the experience was very pleasant. The camp sites were marked well. Had lovely tree canopy with a nice view of the field below.

They really did a sweet job here with the wooded area they have. I enjoyed the train that came through beside the hipcamp. Nice wooden decked tent platforms with metal fire rings. Port-a-potty and water spigot available. Was perfect for a one night get away. Quick drive for restaurants, etc..

Very nice and clean area/camping spaces. Platforms for each site are great for tent or cooking space if not tent camping.
Sites are a little closer together than expected but would only be an issue if the camps were all occupied and not respectful of each other.
Enjoyed our stay and will be back in the future!
Absolutely fantastic! We would come back again! Quite place to escape the city, but also be 10-15 mins from anything you could need!

Very nice campground! I love how many big trees there where and how you the sites where well maked with the platforms but also surrounded by the trees. I hammock camped and it was very peaceful with a good amount of options for trees to hang from. I will definitely be back if I'm traveling through the area.

Pro's:
* Camping area is EXCELLENT, well takin care of!
* The sound of birds and squirrels! At night we could hear an OWL
* My grandkids first experience camping and they loved it!
* My dogs first camping experience and they loved it!
* Port A John is very clean
* Potable water is very helpful
* Stars are beautiful at Night
* Great location for Super Moon.
CONS:
* Camping sites are closer than expected but we had the whole area
* There is a one way tunnel under the rail road tracks off the property. Traffic keeps honking their horn for safety. The host can not help this!
* Close to State of Franklin RD.. Occasional First Responder Sirens!
Overall I would rate a B and will probably use again.

We loved camping at Sarah and Cody’s place! The directions were clear and the spot was perfect. They have a porta potty, which was super clean, and drinking water. Sarah and Cody were super nice and stopped by to give us some info and see if we needed anything/how any questions.

Private tent sites yet conveniently located nearby food and other services.
Sites are near the tracks however saw or heard a train during our weekend stay.
Sites are clean, easy to locate with adequate space for privacy.
Saw deer in camp site early morning.
Cody & Sarah were quickly Responsive to messages and helpful. The camp was very unique and was located close to Johnson City, with a campsite surrounded by beautiful, tall Trees, which also made it feel private. Having a Railroad track close by the campsite was awesome, as I could see the train going by, and it wasn't loud. I've only seen the train once, as I stay.
As a senior Softball player, I camp there, just being 12 minutes away from the James K. Ellis Athletic Complex. I highly recommend it for those who want to explore the Johnson City area and its surroundings; it's also excellent for tournament ball players who enjoy camping. It was quiet and private. Also, you can learn a little bit of History with the cemetery down the Hill. I will camp there again if I am playing in a softball tournament.

The whole experience with Cody and Sarah’s site was awesome. Very simple. Great instructions. Great experience. We are actually looking at using their sites again next month.
• The property is absolutely beautiful and so peaceful!
• The deck and fire pit set up were perfect!
• Porta potty, water station, trash can are all available and very convenient!
• The cemetery was so beautifully preserved and was definitely a highlight for me as a history buff!
• The trains only passed by twice during the day and are a cool sight!
• We will definitely be back for yearly visits! Thanks Sarah and Cody!

This camp was perfect. Easy to find, level parking spots, easy water and bathroom access. It was shaded with beautiful tall trees which also helped to keep the rain at bay. It also had a nice overlook of the meadow below. The hosts were quick to communicate, although everything was self explanatory so it wasn’t necessary.
