Spar Point Farm on Block Island is a 6-acre working family farm including a vineyard, orchard, apiary, gardens, greenhouse, and authentic wood-fired "Cob" clay oven. It offers a winning combination of being well off the main road for privacy and quiet, but less than 10 minutes by car from the main port town and 5 minutes from the airport. The farm is flanked by 230 acres of conservation land to the west and enjoys sweeping views of the Atlantic Ocean, striking sunsets, and wondrous stargazing.

Ocean-View Cottage at Spar Point Farm Block Island

The Ocean-View Cottage is situated adjacent to a unique trellised vineyard. It is charming and cozy, styled as an early-American post-and-beam structure with wide plank floors and an inviting open floor plan. The downstairs features a living/dining area and a bright, open kitchen. A pergola-covered patio for grilling and outdoor dining offers a wide ocean view across open pastures. There are three bedrooms with fans: the downstairs bedroom with access to the patio contains a queen bed, the first upstairs bedroom contains a queen bed and a matching twin bed, and the second upstairs bedroom contains an antique full bed. There is a full bath downstairs with a walk-in shower and a half-bath upstairs. There is also an outdoor shower. Ocean-View Cottage has Block Island Short Term Rental Registration No. STR-25431. Owners live on the property full-time year-round. From time to time, guests may see the owners at work on the farm, including, but not limited to, beekeeping, planting, watering, mowing, weeding, pruning, spraying, and harvesting, as well as general maintenance and grounds-keeping. The owners make every effort to keep noise and intrusions to a minimum. Guest access Island Access, Ferry/Air Service & Weather Access to Block Island requires ferry or air transportation, which may be delayed or canceled due to weather, sea conditions, mechanical issues, or capacity limits beyond the host’s control. If ferry or airline service is canceled or delayed and the guest is unable to arrive on the scheduled check-in date, no refund or rent adjustment is provided, provided the home is available, habitable, and lawful for occupancy. Transportation disruptions do not constitute property unavailability. Refunds or prorated refunds are provided only when required by Airbnb’s Extenuating Circumstances Policy, including mandatory evacuation orders, island closures, or government travel restrictions. Only pillows, mattress/pillow protectors, and bedspreads are provided. -There are NO MOPEDS allowed on the property or on the access road to the property (by town ordinance). -There is NO DIRECT BEACH ACCESS from the property (but we're close to the ocean, and a short walk or bike ride along the public roadways will get you to stunning beaches :) -There are NO OPEN FIRES permitted on the property; a propane grill is provided.-There are NO DRONES permitted on the property. -There are NO TENTS permitted on the property. -There is limited parking for a MAXIMUM OF TWO CARS for the rental space -There is NO SMOKING permitted inside any building on the property. -Climbing on or over rock walls on or around the property and trespassing on neighboring properties is strictly prohibited. -Check-in time of 3 pm and the check-out time of 10 am are fixed and non-negotiable. The Ocean-View Saltbox is situated in a quiet corner of the farm adjacent to the large parcel of conservation land known as "Rodman's Hollow," and offers unmatched views of the Atlantic Ocean and breathtaking sunsets. Its unique early-American "gambrel-saltbox" architecture provides an inviting and relaxed atmosphere in a pastoral setting. The upper floor has a spacious open plan, including a living and dining area accessed by a spiral staircase. An elevated large deck extends from the upper floor and includes a grill and burner for outdoor dining overlooking the ocean and Rodman's Hollow. Please note, however, that there is no oven or stove indoors. There are four bedrooms with fans on the lower floor, and three of the bedrooms have patio access. Two bedrooms have queen beds, one bedroom has an antique full bed, and a smaller fourth bedroom has a twin bed. There are two full baths, one downstairs with a clawfoot slipper tub, and one walk-in shower upstairs. The Vineyard Cottage is located on a small hill beside an ambling brook and a tranquil pond. The Cottage faces a unique trellised vineyard against the backdrop of the farm's picturesque early-American gambrel barn. The Cottage itself is charming and cozy with an inviting open floor plan. A picnic table for outdoor dining on a hilltop above the vineyard offers a majestic view of the Atlantic Ocean and the surrounding pastures. Another picnic table along the brook behind the Cottage provides a more private setting for a quiet dinner or morning coffee. The downstairs of the Cottage features a bright open kitchen and a living/dining area with a large farm table that can comfortably seat 6 people (and is extendable to accommodate 8-10 people). Two of the bedrooms (one downstairs and one upstairs) both have expansive views of the vineyard; the downstairs bedroom has a queen bed, and the upstairs bedroom has two queen beds. Another upstairs bedroom called the "Hobbit Hole," tucked into a gable, has a twin bed and provides a perfect nook for a youngster or teen. A downstairs bathroom has a bathtub/shower, and an upstairs bathroom has a walk-in shower. A cute outdoor shower is nestled underneath a wisteria-covered outside staircase and welcomes our more adventurous guests :) The Vineyard Cottage also features the Brookside Shed - a stand-alone structure steps away from the Cottage that contains an additional spacious bedroom with a queen bed and twin bed.
