Two hours from NYC, close to skiing (hunter mountain) , Kaaterskill falls, Woodstock, Hudson, Saugerties. Book us and make Hudson Getaways your base station for all kinds of adventures. Enjoy facilities of a bigger house in a tiny form factor. Heat/AC, Queen bed, Hot shower, Kitchenette, Fridge, Towels, linens, soap,coffee etc. *Hudson Getaways is a small woman owned business. We offer discounts to our social media followers, to returning guests and during slow seasons. FAQ What should I know before booking? TLDR : Smaller than pictures, two more cabins not far away, bugs in summer The property has two more structures in the back as shown in the pictures. State of the art sound insulation ensures that minimum noise gets inside your cabin. One of the sections is still being renovated and we have covered it up with fences to hide the construction. You may NOT hear any activity in the back, but , the fences and the structures and the fact that you only have access to the front yard from which the street is visible, take away the remote cabin vibe. See the "other things to know section for details" . 1. If you're looking for a suburban type of accommodation, with a manicured lawn and white picket fence, this place is NOT the right fit. 2. We are surrounded by trees and forests for miles and miles. If you're not comfortable with wildlife, you have pollen allergy or bug allergies, upstate NY may not be the place . It is a tiny house in the woods with trees and pollinators instead of grass. It probably resembles glamping more than a house. We are surrounded by trees and in summer warm weather that brings lots of bugs. If you leave the door open they will get in. We do not use any toxic insecticides unlike the commercial establishments. Bees and wasps are everywhere in upstate New York. So if you're allergic, be very careful and carry an epi pen whenever you are out and about. I have never been in a tiny house, what can I expect? The "tiny house nation" style tiny houses are around 144 to 200 sqft, ours is 400 sqft. So, your tiny hose is on the "larger" side , plus you have the loft bedroom . (The pictures make it look even bigger). Our guests have commented that it's actually more spacious than some of the NYC studios. You will have heating, ac, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and grill. Are pets allowed? Yes of course! We love pets! Just keep them with you all the time, and clean up after them! Also, our cleaning company charges us a little extra pet cleaning fee which gets added automatically once you select the pet option. If you forgot to add the pet to the reservation or decided to bring one last minute, just leave the pet fee as a tip for our cleaners for their extra work. Why does your price vary with time ? Being a "digital nomad", I try to automate a lot of things. Setting the price is one of them. I use a AI based tool, similar to ones used by airlines, which adjusts the price based on demand. If the price is too high, maybe check back a few days later. It may come down (or up! ) I do not have a car, can I still get there and enjoy the area ? Yup! About 6% of the guests before you did not drive at all. The train from NYC is pretty frequent , the station is not too far and depending on the availability you may be able to pick a Turo rental right near the station. The best part is, we have partnered with the Turo operator to offer our guests super affordable rates. Alternatively, there's Uber, Taxi and a Trolley to most hiking trails . The NYC Bus is walking distance from your cabin. Check out our getting around section below for more. I work from home, how is the WiFi? We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming. Can we drink the tap water? We have well water. We have three sediment filters from 5 to 50 microns, but NO reverse osmosis. (Bottled water is a product of reverse osmosis) Drinking non reverse Osmosis treated well water is a personal choice and we will leave it up to you. Is my rental secluded? Our property is 1.33 acres, exactly the same as a football field, and neighbors are kind of far and trees cover them completely during summer. So if you're from a densely populated city, it might feel secluded . However, we're located in a rural Hamlet, and NOT in a remote location. And you have access to the front yard only. The house is 40 feet from the street. The street has light traffic. But, you may hear lawn mower noise etc outside. There is another tiny house 80 feet behind this one. The only thing they share is the driveway. Due to sound proofing, the inside is very quiet. If you want to "zero humans" kind of seclusion, our other property in Leeds (Venster) (six times larger) might suit you better. Do you provide firewood? Not yet! Local stores like Walmart and gas stations like Stewart sell firewood.* You do not need firewood to heat the house. What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook? Yes! Yes! Yes! and Yes!. Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, microwave, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and s'mores! Can I check in early? or Check out late? No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly. How far are you from "x"? Open any mapping application then put "Palenville , NY" as the starting point. Also check the neighborhood section for more details about the area. We will be sending you detailed map with exact GPS coordinates of some local secrets. what's your cancellation policy? Airbnb has their cancellation rules baked into the algorithm in the app (check Airbnb website for details). However, We try to be a little bit more accommodating. If you have to cancel and the app does not offer you any refund, let us know. If we get a rebooking for those dates we will pay you all that we got from the rebooking. We may have to reduce the price to ensure a rebooking and Airbnb will not refund you their share. So your refund will be less than what you paid. Also, our policy forbids us from accepting any alteration requests unless the request is to add days to your stay. (That is, alteration requests that change the check IN date or change the check OUT date that is less than the original checkout date will NOT be accepted). So instead of SENDING the alternation request, cancel your existing reservation and make a new one. All the policy stated above for cancellation will apply. All refunds will be processed from our side 15 days after the original checkout date because of the delays associated with airbnb's payment processing. I don't have a car. Can I still enjoy the area? Things are a lot easier in summer when the Kaaterskill trolley is running which will take you to plenty of trails and little towns right from Palenville. You can still do it even without the trolley, but it'll be a little harder. 1) Take the morning Trailways bus to Haines Falls. See if you can request the bus driver to drop you off at the historical society. The regular bus stop is a 16 minute walk from the historical society. From the historical society, you can follow the old railroad track trail to the viewing platform of the falls. The trolley stop is right where the trailways bus stop is. so if the trolley is running, you don't have to hike at all. the trolley will take you straight to the Falls viewing platform. However, for those Insta shots you have to hike down to the middle falls and go into the cave behind the water. You can continue hiking down to the lower falls and there's a trolley stop there. The trolley will take you very close to the cabin. From the lower falls the cabin is one hour scenic hike downhill along the side of the road or slightly longer along the water. if you made friends during the hike you can also hitch a ride because all cars must pass through Palenville on their way back. 2) Trailways bus to Palenville, saugerties, Woodstock, Kingston or Metro north to Poughkeepsie or Amtrak to Hudson are your other options. Please note that only Poughkeepsie & Kingston (maybe Woodstock and Hudson) have good Uber access. These are great towns to visit with vibrant food/culture scene but far from hiking trails. Uber from Palenville is very hard to find. You have to use a search engine to find local taxi companies. What is your extenuating circumstances policy? Airbnb defines extenuating circumstances as anything that prevents a guest from staying at the property, which is beyond the control of the host. Loss of power, water, heat and damages caused by previous guests or nature are included. Our policy for such a situation is to issue a full refund for calendar days starting from the day of the circumstances to the checkout day. Since this is a special case, Airbnb handles it by phone. Please message me on the app about the situation and I will respond with " I hereby agree to issue a full refund for the remainder of the stay". Then proceed to call Airbnb. Airbnb will then call me to verify. Please note that it is a slightly complicated process so it may take a few hours.

Heat/AC, Queen bed, Hot shower, **The house is actually smaller than it appears in pictures. Tiny house in the woods in not for everyone, it is more of a "glamping" experience . Please read the description before booking. Feel free to read/search the reviews and reach out to us if you have any questions. FAQ I have never been in a tiny house, what can I expect? The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So,we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, ac, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Like the house the hot water tank is tiny. it can only hold 7 gallons. So on a cold February night. with 117 f average water temperature, the shower will only last 5:40 mins at 2 GPM. (actual test results). In summer or with lower water temperature or with lower GPM showers with last longer. after that you have to wait 15 to 20 minutes for the water to get hot again. What is this "Stargazer" thing? Is it private ? "Stargazer" is what is called a "camping pod". And yes, it is private and is attached to your rental. People have used it to hang out at night to watch stars, or watch movies on the projector. It is insulated and so, some brave guests use it during winter too with the bed warmers and spac You must bring sleeping bags though. The glass itself has opaque spots due to sun damage. We officially do not encourage guests to sleep here and to sleep in the comfort of the main house instead. We provide bedding for the main bed inside the house only. Are pets allowed? Yes , we love pets. Keep in mind, our place may be too small for large dogs. I work from home, how is the WiFi? We have had multiple guests who worked from home during the pandemic. Out of respect for neighbors and for your privacy we have carved out a small very private fenced in deck for your exclusive use. The house is 140 feet from the street. The street has light traffic. Due to sound proofing, the inside is very quiet. If you want to "zero humans" kind of seclusion, our other property in Leeds (six times larger) might suit you better. There is another cabin in the front of the property, about 100 ft from you. Since your patio is fenced in, and the house is more toward the woods, you will feel more secluded than the other one. Do you provide firewood? Not yet! Local stores like Walmart and gas stations like Stewart sell firewood.* You do not need firewood to heat the house. What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook? Yes! Yes! Yes! and Yes!. Think of all the amenities a hotel provides plus a tiny kitchen.
