not as advertised but a decent spot. quite literally in someone’s backyard, you can see a subdivision from the parking lot & hear construction. We stayed in the eagles nest tent, saw the eagle after searching around for the nest, it’s visible in the central common area & at the owl lookout tent. potties had lights that didn’t work but were fully stocked. our tent was completely infested with spiders. The pictures are not the same as the rooms, there was one wet dirty carpet on the ground,
There’s cute lights around the kitchen but most other hanging lights don’t work, including the ones around the tents. The propane tanks were both completely empty in the community kitchen so we were unable to cook so that was disappointing.
The tents aren’t sealed to the ground so they contribute to spiders and bugs. The tents are also extremely close together which is not advertised at all could very easily hear conversations from the tent beside you. The bed was comfortable and the blankets were warm, the fire helped when it got a little chilly
The only thing that really concerned me was the kitchen sink draining directly into the ground creating grey water & how awful this is for the ecosystem & mosquitoes. No recycling or compost, just open garbage cans, huge bear/critter risk. Way too steep in price for what it is, camping in a glorified tent in someone’s back yard. Would not stay here again unless they adjust the price or fix it up. Fix the lights.

Great location for what we needed. One of the groundskeeper's, Bryce, was very kind and helpful when he arrived towards the end of our check-in day. Cute showers. Extremely expensive for what it was. It was unclear where to set up our tent, which we eventually concluded was in very long grass right near the partially lit bar/vending machine building. The biggest problem was the lack of tree coverage from the Straight of Georgia to the tent spot. We got no sleep the first night, the wind was blowing upwards of 46kph, so hard it started to tear the metal roofing off the bar building nearby (scary). The sound was incredible and relentless. Mind you, no wind warnings on the weather app. We didn't stay the second night cause we couldn't handle white knuckling another sleepless night. Paid $199/2 nights all taxes and fees included and only stayed the one. We tent a lot and this was a top 2 for terrible camping experiences. It was a waste of money and we would've been better off with an alternative plan.

Upon arrival, we were surprised to find that the campsite was located in someone's backyard. While the decor was appealing, the reality did not match the staged photos; it lacked finer details such as plants and rugs, which made the overall setup less inviting.
Cons:
- The outhouse was in poor condition and felt highly unsanitary. Also, the inadequate drainage for the shower and dishwater not only led to muddy conditions but also attracted mosquitoes. Reflecting on this, the lack of proper irrigation for "greywater' is not only gross but also presents a significant health concern.
- There was significant mud throughout the site, making it nearly impossible to keep the white interiors clean.
- The firewood stored inside our tent was infested with large spiders, significantly increasing the nuisance factor. The tent's design, lacking a bottom zipper, allowed bugs and spiders easy entry. We observed them crawling freely inside the tent, which added to our discomfort.
- It was unclear who managed the site, leading to confusing interactions.
- We had pre-paid for firewood but only received a small amount initially. Acquiring more was cumbersome, involving an awkward exchange that ended with us paying in US dollars due to the absence of a digital payment option.
Due to these issues, we felt so uncomfortable that we left in the middle of the night to book a hotel. While we enjoy rustic camping, the conditions at this backyard "glamping" site were simply too uncomfortable to stay.

I had the WORST experience with this tent booking. It’s a complete scam! The tent was infested with bugs, and it was absolutely disgusting. Despite following their setup instructions, there were bugs crawling everywhere inside, making it impossible to stay there comfortably. I even took videos as proof, but the owner refuses to take any accountability. They were rude and dismissive when I reached out for a refund or even a partial reimbursement.
Don’t waste your money or your time on this place. It’s a health hazard, and the owner doesn’t care at all about their customers. Avoid at all costs!

Overall good experience. Beautiful glamping tents at a good location. The shared kitchen however was a bit disappointing (e.g. dirty equipment and missing essentials like forks or enough plates).

We arrived late at night, in the rain, so take this with a grain of salt. Our spot was not very level, it had a lot of mosquitos, and two garbage bags were left by our spot. Maybe the host thought we gave up and didn’t come. But we did and were underwhelmed and definitely didn’t find the value worth the stay.

Tent was full of giant bugs and spiders due to the tent not sealing properly, hopefully they fix it. Luckily they were able to move us into a cleaner cabin for the night.

This is our second time and we noticed that both times we went the grass was too wet and it is uncomfortable if you have a camping house. Also on this occasion we had very noisy neighbors who fell asleep at around 2:00 am and the staff did not call them to attention. The staff was not so friendly and did not give much information about the place. Bathrooms and showers were very clean but very full of spiders.

This is just some truckers backyard. There was no parking when we arrived. There is a common area where they sell weed and beverages that was blasting music and lit up until 1am. We stayed at our own “tent site” which is just a flat patch on grass underneath some trees. The host was up until 3am partying with some other guests so we hardly slept. Not worth your time and definitely not your money.

This is a really nifty spot- great for an overnight to catch the ferry the next day or for a destination so you can go explore. We found it a convenient location to drive to the train, the waterfowl sanctuary was absolutely blissful and not too far from the spot, and the sunset across the street on the beach walk was an amazing experience. There was one night of a group of screaming children, but thankfully they were gone soon and the rest of the campers that we met were super chill.
This is a gem of a place, and the staff were kind and were as attentive as necessary. I just wish there could be an add-on for a mini fridge in your tent if you’re staying longer than one night… there wasn’t much space to store perishables in the shared kitchen. I think they should also get some hammocks or hammock chairs (maybe from that place on Granville island?) so you could just stare at the tree line. There’s a lot of cool birds to watch and listen to.
I hope to come back when the toilets are in. Lol. Porta potties are just icky by nature, and difficult to keep up with such high turnaround. They were cleaned while we were there, but I’m glad they’re adding toilets.
Overall would do again and bring friends.

The Raven Lounge
My husband and I stayed the night (along with our dog).
Pros:
- cozy bed
- private campfire pit
- room/tent looked nice
- easy to access and beside a beautiful walking trail (5 min walk away)
- the bar area looked pretty and had music playing and lots of seating (though we didn’t use it)
Cons:
- portapotties were very stinky and dirty
- we only had 4 pieces of firewood when we arrived (despite ordering extra), no matches, and no kindling. I received more wood and a small lighter within half an hour, but never received kindling.
- the bar played loud music from approximately 930am-930pm
- 2 workers were walking around talking at approximately 11:30pm and woke both my husband and I
-tents are quite close together and the site is in someone’s backyard
Overall, we would not return because it wasn’t right for what we were looking for

We simply parked our van (camped for the night) at the site to be near the ferry. It's a beautiful property surrounded by large old trees. The sunset over the water was glorious. There is a small bar where you can grab a drink. There is a walking/biking trail across the street which we enjoyed taking a evening stroll. There are shops close by. There is a communal kitchen with a small fridge, gas grill and a cold water sink. The toilets are porta potties. The shower had warm water...not hot. More accommodations than some HipCamps we stayed.
BIGGEST PERK: it is 6 minutes from the ferry. We were traveling in the area for the first time and had never taken the ferry so the location gave us peace of mind knowing we were just minutes from the ferry.
Be aware that there are trains close by and the ferries begin blowing their horns quite early in the morning. So bring ear plugs if you are a light sleeper or in a tent.
We thought the price was a bit high for no electric and no water...so essentially just parking BUT the property has lovely yurts, landscaping and views of the water... and the closeness of the ferry...totally worth it for us for one night.

The location was very convenient to Tsawwassen Ferry Terminal, which was what I was looking for. The check in instructions weren’t super clear for tent camping and I asked for clarification since I would be arriving after dark, but nobody responded to me. However, there was someone there at the cafe when I arrived around 10pm and he helped me. Loved having access to an outdoor shower as a tent camper. Overall it was fine.

I loved the place, there is fully equipped common kitchen and shower room. Not a fan of the portable commode but will do for an a short overnight stay. I was expecting it to be directly beside a lake/pond aa what the vicinity map showed online but surprised it is not. The lake/pond/sea is not even accessible. Anyway i still love the place

White Buffalo Point
The place is beautiful, lots of green. We stayed at white buffalo point. My son loved every morning playing outside.
But we did not like our tent much. The picture on the Hipcamp did not show the real picture inside the tent. The description did not mention that there will be no light inside. Also the place should have another small sink where you can clean your face and brush teeth.
I will come back if they improve the washroom situation. It is such a beautiful place but portable toilet was bit disappointment. I did not feel comfortable using that.

Overall the experience was meh. Within minutes of arriving, loud "house music" started pumping through the property. Ironically, it was from the property owners/maintainence crew who were playing loud music at the "bar" when the individual sites were told to keep music low. The music wasn't even good...and it played from 4pm-10pm.
I wasn't expecting hotel quality washrooms, but the outhouses were literally disgusting. The floors were filthy, no nearby garbage cans for trash, toilet paper spewed all over...and this was a Thursday..I could only imagine a busy weekend. This place is probably more geared toward young folks who like to party, that was the overall vibe we got. Not the most suitable for families with young kids.
Now onto the sleeping tents. Ours had a sizeable hole in it, probably the reason why there were so many ear wigs amf spiders crawling around. My kids weren't too fond of that part. Thankfully we were only there for one night so we made due. I likely wouldn't recommend this place or return.
More attention should be made to the quality of the tents and cleanliness of the washrooms instead of silly things like a cash bar and private massages (and to be totally real, offering guests relaxing massages is straight up creepy).

This place exceeded our expectations. Chose due to location to Tsawwassen ferry as we were leaving early, but was a wonderful place to spend the evening. The bar under the tree was an added bonus and so cute. Our tent was wonderful and cozy and the bed really comfortable. The shower had great pressure and all was really clean. Would highly recommend and would definitely stay here again.

Owl Lookout
It was an absolutely amazing experience! Even though it’s only an hour away from downtown, it felt like a completely new travel destination, which was a nice escape. There were beautiful trails nearby, making it perfect for a light hike or walk. The staff were friendly, and the campsite even had a mini bar. They gave me a free shot when they found out it was my birthday, which was a lovely touch! The only downside was that the bathroom was a pit toilet, but everything else was fantastic. Highly recommended!

Overall we had a good experience! There’s only one common sink which everyone uses to cook. It would be nice to have an extra sink (in the future) where we can brush our teeth/wash our face.

Sweet location -- especially if you plan to take the ferry in the morning. We pulled our van up beside one of the buildings and had a good quiet spot for two nights. It would also be great if you wanted to use the glamping accommodations.. We picked delicious blackberries in the yard and had them with breakfast. The nearby boardwalk and sea wall were great for an evening strolll, and a chance for picking/eating more blackberries.

While the location was very nice there were some issues. First, the toilets (porta-potty) were very dirty and had not been emptied in a long time). The smell was bad.
Second, I thought the property was non-smoking but the people in the tent next to us smoked all the time.
The owners were out taking care of the property and it was mostly clean. For the money, there are better options.
