We do have a separate living space in our barn so only parking is shared. Originally 100 acres was purchased by the Deering family back in the 1800's from the Holland Land company. Then sometime near 1900 the farm was split between two brothers, each receiving 50 acres. The home was originally built in 1903 and is currently updated and remodeled for today’s codes and standards. 47 acres of accessible woods and pasture remain for hiking and at the top of the property a breath-taking view across Lake Erie into Ontario Canada.

We host weddings, educational workshops, retreats, private events, captivating music festivals, and much more!
We offer many different options for camping, from tent sites nestled in the woods to RV sites with electric hook-ups (electric site reservations are to be made on that specific listing and are limited).
We allow pets, all dogs must on a leash 6ft or shorter in length and held by an adult, there is a $20/stay pet fee for pets that can be paid prior to arrival.
Beach/Swimming Rules: Two adults 18 or over are required to supervise when there are children swimming. (Even if only one child is present.)
No swimming outside of the designated/roped swim area.
No watercraft allowed anywhere in the pond.
Do not use soap in the water, we have showers!
No alcohol, no glass or open containers.
On-site Phone is for Emergencies only (located in the beach hut to the left of the beach area). Creating a reservation is your agreement with this rule.

You'll notice a handful of weekends that the campground is closed or would appear fully booked; those may be times that we have ticketed music festivals happening, in which case you can find that information on our main website.
Our many camping and lodging options allow families to relax, enjoy nature, and create memories. We have around 100 sites throughout our 300 acres, some woodsy, some with views of the rolling hills and some with electric service.
The Heron grounds boast a swimming and fishing pond, and over 4 miles of on-site hiking trails. Located on over 400 acres in beautiful Chautauqua County, NY, we are a working organic farm with a shiitake mushroom yard and on-site farm store.
We host weddings, educational workshops, retreats, private events, captivating music festivals, and much more!
We offer many different options for camping, from tent sites nestled in the woods to RV sites with electric hook-ups (electric site reservations are to be made on that specific listing and are limited).
We allow pets, all dogs must on a leash 6ft or shorter in length and held by an adult, there is a $20/stay pet fee for pets that can be paid prior to arrival.
Beach/Swimming Rules: Two adults 18 or over are required to supervise when there are children swimming. (Even if only one child is present.)
No swimming outside of the designated/roped swim area.
No watercraft allowed anywhere in the pond.
Do not use soap in the water, we have showers!
No alcohol, no glass or open containers.
On-site Phone is for Emergencies only (located in the beach hut to the left of the beach area). Creating a reservation is your agreement with this rule.

Wood Spring is a private members only rustic camping club. Hipcampers have access to all 52 acres including our pond, meadow, Little Buffalo Creek, and our hiking trails.
You’ll get a gate combination after confirming your stay. Enter through the gate on our one lane road, cross the shallow creek and end at our large open meadow. If the creek is ever too high to cross, park in the grassy area and walk across foot bridge.

Located on a small homestead farm with free range chickens, ducks, cantankerous geese, as well as dwarf goats, honey bees and a blind dog--so please drive slowly. Farm encompasses a mature hardwood forest, large organic vegetable garden, pollinator gardens, plant nursery, fruit and nut trees and shrubs. A diverse population of wild birds visit and nest here, including our summer pond resident green heron. A creek with waterfall runs through the property. Cabin is on the edge of a tree-lined pond. Host will meet with you upon arrival to give overview of land layout. We live and work here, but will respect your privacy and space. We are in farm country, so at times there may be tractors, manure spreading, mowing, etc. in nearby fields. Also, the frogs make quite a ruckus on the pond in the evening.

The Hosta Cabin sits on about 7 acres of peaceful lakefront property with 450 feet of frontage on Lake Erie. We have stairs that provide direct access to the beach, and there’s ample room to hang out, enjoy a campfire, or take a long walk by the water. If you’re traveling with children or want to camp, there’s also plenty of space for a tent.
There are two cabins on the property, each with its own fire pit and chairs. While they are next to each other, there’s ample space between them, and they’re close enough for a family or group to rent both for a shared stay.
We live on the property, so you may see us or our friendly dog around. While we try to give our guests space, we’re always available to answer questions and enjoy a friendly conversation when welcomed.

Things to Know Before You Book
This is a SMOKE-FREE property, both INSIDE and OUTSIDE.
We want everyone to enjoy their stay and relax responsibly. However, we do not allow any illegal drugs or excessive drinking. If we feel that guests are intoxicated or using drugs, they will be asked to leave, and the police may be called if necessary.
The only people allowed on the property are those listed on the reservation. If you’re thinking about having guests, please reach out for permission first. There will be absolutely no parties.
There is no TV. We do not offer wifi. Think of this as a place to unplug and enjoy some peace and quiet. Having said that, most cell services work just fine here.”
We do have neighbors who are generally quiet. My dog may bark at wildlife. You may be present during my yard work. There is always the possibility of road work. As a rule, it is quiet and peaceful.
My yard is a shared space. The beach is shared, too; although we do not have a lot of traffic.

Weekend Trip to Bison Trace Luxury Camping
Easy check in. Beautiful property. I highly recommend this glamping experience to anyone. My friend and I split the Waggin Tails covered wagon and were blown away at how roomy and comfortable it was. The wood and easy start kindling that's provided was a lovely bonus. The coffee shop uses the most delicious beans. I made sure I bought a bag to bring home so my husband could taste them. I enjoyed myself so much that I bought a gift card as a Christmas gift for a family member so they can come experience this campground with their family.

Clean air and a clean campground❣️Definitely had a hippy vibe to it, and was not far from the highway. The staff was in contact with me right after my same day reservation, and the owner I met was welcoming. There are port a potties and showers available, but they are in the process of building an actual bathhouse. There is also a pet fee to be aware of. I would describe this as rustic camping, so do not expect something like a formal campground with paved parking spots, fire rings, and picnic tables at the sites. Think open farm field, walk in woods camping. I would stay again❣️

The hosts were so wonderful to chat with and very welcoming! The campground was amazing, from the expansive sites complete with water and power hookups (if needed) to the many various glamping sites. It is an eclectic mix of fun for everyone! The little store in the trolly was super cute. This place has it all. I would definitely recommend this place for family gatherings or the solo adventurer.

Weekend Trip to Bison Trace Luxury Camping
Our little family stayed in one of the tents this past weekend and upon our arrival we found a spacious tent with all the amenities for an outside gathering, outdoor cooking, comfortable sleeping arrangements, and a separate game room.
We were so impressed with the cleanliness, aesthetics, and personal touches that were left by the owners.
Some shout outs:
* We were given a separate heated bathroom with shower, sink, and toilet, and a personalized touch of our family name on a sign outside the door
* A gathering area or hang out after hours with a fire cauldron
* A coffee shop with specious coffee and chai lattes and reasonably priced breakfast options
* Pickleball for our kids
* Very kind and gracious hosts
We will absolutely be back and recommend this as a place to visit to our friends and family!

Our group had the best time at this campground. Absolutely no complaints! The hosts were friendly. The sites were very spacious and flat, great for tents or RVs! This would be a great spot for newer campers with the extra accommodations, games, and kitchen amenities. Bathrooms, outhouse, and showers were very clean. Great spot for birdwatching and stargazing as well. We have stayed at many Hipcamps and State Parks but this was our favorite so far. We will be coming back next year!

This was hands down the best Hipcamp I’ve been to in a long while. So clean, so peaceful, so beautiful. Just perfect. It looks like a golf course, it’s so well kept. Absolutely wonderful spot. Angie is super accommodating, the cabins and grounds and shared areas (hot tub, shower, kitchenette etc) are kept very clean and cozy. She’s very easy to work with and I always feel good about supporting her business. Very good price for the amount of glamp you get. I almost hate to give a good review cuz I don’t want it to get so popular it becomes hard to book lol
