Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!) At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer. About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.) The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

Our small little Homestead is located in the Walden, Wallkill area. This is not deep camping, but we are surrounded by woods on three sides. You will be in a rolling meadow sometimes full of flowers!!! It’ll be a nice getaway for a family of 5. If your family is larger, you can share bunks depending on weight or even bring a tent. We have animals wandering around, so if animals are an issue, please consider this. Our Sheep are very friendly, and sometimes our chickens will come around too. We also have fish in the pond which can be fed, but please no fishing without prior permission. You can also swim in the pond if you like, but please do not wear sunscreen or any other types of perfumes and bug sprays that can harm the fish. You might feel a nibble or two, but that’s just them saying hello. We are located in the Hudson Valley, and near just about all the wineries, breweries and distilleries. Many restaurants and hiking trails are within 15 minutes. The gunks mountains are about 20 minutes away. I would consider our small site a place to just get away and be away from the crowd. We are close to homes, but you will probably not see any while on site. The roadway is private as well, so you’ll have your own entrance with a serial lock. We hope you enjoy our site as much as we do and we hope you enjoy our camper. We will do our best to help and make you feel comfortable. Please bring your own sheets, pillows, blankets, sleeping bags, towels, washcloths, soaps, and shampoos, and any other hygiene products you need. We will have a fire pit and you are welcome to bring your own Firewood, or purchase. We also have fresh eggs and seasonal vegetables available for sale. We are campers ourselves, so we believe that this location is special and unique. I hope you can share in the memories and enjoy! We will have a charcoal grill on site just bring your charcoal. We will continue to update this site to make it as comfortable as possible. There is a fridge, microwave, and stove with basic utensils and cookware. We had a great stay! The tent setup was absolutely adorable and thoughtfully put together. It was definitely buggy during our visit, but we were grateful that extra bug spray was provided. The restroom facilities were a wonderful addition and were clean and well-maintained. The hill is no joke, but the listing describes it accurately, so we came prepared. One of the highlights was meeting Evan, Laura, and their beautuful goats and chickens. Overall, a unique and enjoyable experience!

Weekend Trip to Glamp at Coyote Creek

The place was so relaxing and cozy despite having a full day of rain. We were prepared and set up a tarp in front of our tent to have a dry sitting area to enjoy the greenery and the sound of the rain. When it wasn't raining, there was a badminton/volleyball field and corn hole to play as entertainment and a nice cold/hot shower system and a bathroom closeby. Would come back again during the warmer seasons!

This is a very beautiful campsite that is very accessible and a perfect experience for first time campers or anybody who just wants a relaxing getaway. There is a lovely trail up to the tent site, which is removed from the house and the road just enough to feel like you are out in the wild on your own. The tent itself is very comfortable filled with amenities. It’s like staying in a little hotel room. They have everything you need for camping. They even have a pretty fancy outhouse and shower situation. We didn’t get to visit the goats, but that was only because it was raining. I highly recommend this camping experience.!

Kathleen’d property is adorable! I stayed at The Gypsy Rose Vardo for a night and was able to enjoy a little bit of everything. I swam in her pond very close to my cabin, went on a kayak and paddle board! There’s a 10 minute hike to a waterfall, which was so relaxing! And besides the great night sleep on a comfortable and cozy bed, after some wine by the brand new brazier, Kathleen’s kindness and clear instructions were what made the most difference for a great time in her property, to me!

They were fabulous hosts and super accessible when needed. It was the perfect getaway from the city, very much separate and in the woods while not feeling too isolated, close to water, hiking. I actually walked/hiked back to the train and even the road itself is a beautiful journey. Everything was easy and I would highly recommend staying here!

2 nights at Carpathia West

I took this trip with my adult son and I was as tranquil and a bounty of wildlife. The sunsets are great and you’re perch on a hill overlooking a lake so quite scenic. If you want to totally disconnect be at peace and rough it a little this is the place for you. There is a a generator for light, heat and a refrigerator. We took our own portable compost and a small rinse king system to wash up.. Cooking outside was a thrill for my son as well, we gather wood from the surroundings. Konsztantine was very responsive and quite hospitable. Quick responses to whatever we asked. Best in class host. I will definitely be back. Highly recommended.

Evan & Laura have an amazing set up. They had great communication during our stay and in the week leading up. They checked in to see if we needed anything prior, including the propane heater, which in 30-something degree weather was an essential and extremely helpful. The site truly had anything you could ever need. We were extremely impressed and surprised by the outhouse with toilet, shower, and usb-c chargers(!) inside. Reading reviews beforehand were helpful and led us to pack lighter, given the steep climb up. But the climb was definitely worth it. We also loved how Evan showed us how the goats and chickens were fed. My pup definitely loved running up and down the hill to the site and marveled (sometimes a little too much lol) at the goats and chickens she was seeing for the first time! Evan was both kind and accommodating. Would definitely stay again!

Weekend Trip to Apothecary Gardens NY

Our night in the Tipi was such an amazing and unique experience. Cold weather ruined our original camping trip and I was able to book Lauren’s Tipi pretty much last minute. It was so comfy, and furnished perfectly. She had fresh water, wood, fire starters, blankets, chairs, everything we could possibly need. Even the composting toilet was welcoming. No complaints here, except for the cloudy skies. Thanks again!

We had such a wonderful stay at The Gypsy Rose! As new parents, we really needed a night away, and this spot was absolutely perfect. The wagon in the woods was cozy and unique, and the fall foliage made the whole place feel magical. We relaxed by the fire until bedtime, got an amazing night’s sleep, and woke up to a stunning mountain view. After morning coffee, we took a short hike to a nearby waterfall the perfect ending to a peaceful getaway. Thank you so much for your incredible hospitality! We can’t wait to come back.

Bell Tent Site # 1 has a Full + a Twin mattress which comfortably accommodates 3 guests within. For an additional 2 guests, kindly either bring your own tent to pitch for $65/nt opt rent one from us. (note: interiors may differ slightly)

Weekend Trip to Glamp at Coyote Creek

The campsite is so great for our needs: 3 good sized tents for our families to camp together. They're close enough that the little kids can safely run between them and around the common area but not so close it's noisy for each other. The grills, fire pits, dishwashing stations and toilet/shower amenities are clean, useful, well-maintained and appreciated. As were the badminton net and swings! Loved our second annual trip here.
