Want to be close to Long Beach Island (LBI) without the crowds? You've found the place! Our lot is 1.22 acres only several miles away from LBI, New Jersey. The owner-occupied residence is tucked away from the road with only one neighbor in sight.
We live in a 1987 geodesic dome home on the property. Additionally, our self-converted 2002 International Blue Bird school bus is parked here. There is plenty of room for you to park in the circle driveway or to the left of the dome.
Enjoy our large, fenced backyard with plenty of room for activities. We have yard games available (Yard Yahtzee, Spikeball, Molkky, lawn darts, and more) and you're welcome to bring them to the beach. Crab traps, fishing poles, and a cooler are available too. Camp next to a peaceful trickling creek just outside Phoenixville and Kimberton. We are a suburban oasis, surrounded by a little bit of everything. Our homestead has plenty of activity including kids, dogs, and chickens, and bees! We have a fully wooded area available to explore across the creek, and weather dependent- the creek is a great place to stay cool. You'll see lots of growing fruit trees in our developing orchard and we are happy to share our vision for this beautiful land!
We have two campsites available for you to choose between for your stay. Both sites are along the creek, however, one has a view of some nearby houses and is a short walk to the parking spot [Creekside]. The other site is more secluded, past the tree line, but a further walk from where you are able to park. [Hillside] If needed, we are happy to lend you a wagon to haul your gear. Please let us know if you have questions and your preference of site.
We have a cabin-like bathroom and partial kitchen you will have access to during your stay. We always have cold water available for purchase in the fridge. There is trail access easily accessible from our home (the closest is approximately 1 mile), for paved or natural trail exploration. We are are a great stopping point for cyclists enjoying the area.
It's a short drive to downtown Phoenixville with some of the best breweries around. Phoenixville is home to a great farmers market on Saturday mornings and numerous festivals. Also, close-by is the lovely quaint village of Kimberton, home of the best organic grocery store and many opportunities for hiking and small farms.

This site is still being planned and developed, but our mission is to create a productive and healing space in nature for individuals to connect with the environment, try fresh home-grown foods, and hang out with friendly farm animals. We are currently growing rare and heirloom fruits, veggies, and herbs (ask us what we’re growing!) in the backyard of our 1860s farmhouse, and our animals help with natural land maintenance and fertilization. Come say hi to the goats, take a dip in the creek, and explore our 10 acres of exotic wetlands! If you’re looking for a longer hike, we are also surrounded by plenty of gorgeous parks and trails, which are only a short drive away. This is the ideal location for a peaceful getaway just an hour outside center city Philadelphia. Plus, make sure to keep checking back as we continue to grow and improve our property. A few projects we’re looking forward to are converting one of the old farm sheds into a tiny guest house and adding a shower to our indoor campsite bathroom!We hope you’ll enjoy your stay here! Lovely place for a peaceful retreat for a chilly November weekend, even with a 5 year old. Sandy and John were such kind and welcoming hosts. The red cabin is an updated church camp cabin, with electric radiators and a modern wood stove for heat, a pretty cool composting toilet (indoor), sink+shower, simple kitchen with induction stove, and 2 bedrooms with linens and towels. Our 5-year old loved the tree house, fairy house, labyrinth, meditation stations, boat and Pooh's house and library. And we got really good at shuffleboard! Would definitely recommend and would like to go back.

We had a wonderful stay at Fluffy Butts! The campsite was easy to find and still felt secluded and very private. Rae pulled in right after we did while we were unloading our car. She was very warm and welcoming and offered to take us to meet the animals in the morning. It was a chilly fall, rainy night and the tent and bedding provided was very dry, clean and warm. It was private enough to feel private, but the owner’s house with the attached bathroom was close by. Hosts were a super nice young couple. Sandy and John could NOT have been better hosts. They are wonderful, lovely people who welcome folks onto their property to explore and reconnect with nature. The cabins are exactly what you need for a short stay. The property is magical with hidden gems all throughout. If you happen to wake up at 3am like I do, you cannot hear the highway. At a certain point just before dawn, the highway and crickets are silent. It is truly one of the most peaceful places just outside of Philadelphia. We stayed with family friends who were staying in one of the two cabins on the property. We had a great visit! We enjoyed playing by the creek. The camp site was comfortable with only a slight incline, picnic table and fire pit. At night, there were solar lights to help us see, a jug of water to put out the fire, and of course access to a bathroom with running water. Overall the setup was very thoughtfully put together. We had a great stay and ADORE the animals. We hope to come back again next year!

This was our second time staying on Richard's land and at Creekside. As usual, we had a lovely overnight camp there and were delighted to see the goats and chickens again this year! The creekside location is really nice and quiet and it's a treat to get to listen to the sound of the creek as you go to sleep and wake up in the morning. Our cycling team hopes to continue our September camp tradition as their hospitality is fantastic and the location is just so nice.
